Recently (October 2024) did a property sale and everything was going fine till it came to Enterprise refunding my Escrow deposit. They are holding my deposit for AM Trust Title Insurance Company) when it is public knowledge that GMAC went out of business and transferred the mortgage. I even provided the original transfer letter from GMAC from 7 years ago. There is no company that will provide a Satisfaction of Mortgage on their behalf. There is court documents online explaining the entire case. I do not understand why they are still holding on to the deposit. Just refund my deposit.
