TERRIBLE. DO NOT LIVE HERE. These people don not know how to run a business. Twice they lost the rent check I sent them early and tried to sue me for late fees when really they just credited my money to another unit. They are idiots. The maintenance people are terrible and could not fix the sewer problem. The water smells like dying animals here. Trash is always piling out of the dumpsters because they don't pick it up often enough. The walls are paper thin and I can hear my neighbors just talking normally. Overall the worst living experience ever! I couldn't wait to get out!

Terrible place I have ever lived!!! Pets more than people! They love charging you for nothing! Rooms are so small! They charged for 3050$ because I moved out before leasing contract ended. 100$ extra charge for paint 50$ for fridge dirt. But I m pretty sure It was clean!!!! Lies lies lies

I lived here for a year, Manager is very unprofessional and rude to residents, does not do his job well. I had better experiences talking to receptionist than the guy who actually runs the place. When I called about an issue he avoided my calls for days never returned them I had to conitue to call the office day after day. When we finally talked he yelled on the phone, he was extremely unprofessional and could not answer any of my complaints/questions properly. I would not recommend this place just based off who runs it. But besides that: There is never any parking after 4pm The Walls are paper thin, you can hear your neighbors showering and talking in all rooms. When moving out they make up lies to charge you and keep your security deposit. Will charge you for cleaning and carpet stains regardless of it you actually cleaned or not. Properties look nice when u first do the walk through but are very cheaply made for the price. Not worth the cost!

There are nothing but cons about this property: -the rent is too high and continues to rise each year and they force you to renew your lease 4 months before it is up or it's automatically renewed -the rooms are 13x13 at most and leave no walking room once furniture is added -the walls are thinner than wet paper and you will hear EVERYTHING your neighbors do - shower, eat, TV, music, sex, scream, argue, play, phones ring, alarm, heat/AC kick on. -the units are extremely terribly built. you need to have the heat on 75 and higher just to warm the 1st floor while the upstairs is blazing. during the summer, the upstairs is still hot while you have the air on and the downstairs is freezing -when you file a maintenance report and give permission to enter, they barge in without knocking and look at you like you're the problem. if you don't give permission to enter they pretend they are coming the same day and you're sitting at home waiting while they never show up. they say they're coming tomorrow and you never know what time even though they pretend to make an appointment for you for a certain time. -property manager Christopher Stevens lies to your face, in e-mails, over the phone, doesn't turn in paperwork to you that you request - he is a liar and only interested in making more money for the company -they charge you for carpet replacement despite what the lease says and on top of that, only require $99 deposit so they can swindle more money out of you when you leave. they don't give you move out paperwork until the day before you leave and demand you to make the apartment move in ready for the next tenant. doesn't matter how much you clean up and wipe things down they will falsify reports saying you damaged things to charge you more money -out of 5 washing machines and 5 dryers, at most, 3 will be working and the machines you feed money to load your card eat your money and your card is never loaded. -they do nothing about noise complaints - tell you to call the police when they put in the lease they'd evict after 3 complaints. This place is a home for dogs. They allow you to have dogs and the dogs have taken over everything. they poop everywhere and the owners do not clean up after them. You can't walk in the grass because you may step in poop. The dogs bark at all times of day and night.

Not a bad place to live it you want to be close to the city. Walls are paper thin and place is prone to flood. Maintenance is always on prompt and on time. Kind of expensive but you pay for the convenience to the city

Terrible experience. Thin walls and poor heating and air circulation. Gym is okay, nothing spectacular, but okay if you don t want a membership. Better amenities for the dogs than the residents. Very poor customer and resident services. Called for information on my security deposit when I never received a letter or anything in the mail about it when I moved out and was sent to property manager s voicemail. I left a message and never heard anything back until I got a call from collections nearly a year later. VERY UNPROFESSIONAL.

Beware, they buy lots of fake rewiews, which posted couple months ago. Before their rate was 1.6

I have lived here a little over a year and just renewed my lease. There has been a lot of changes going on around the site and me and my family couldn't be happier. The new management seems to really care about the residents.

I am currently in my second lease with Emerald Gardens. What I will say is that when you are able with work with Livia, you will have a much better outcome. I continue to rent because the location is convenient for my boyfriend and I d commute. During our first lease in a phase one apartment there was raw sewage outside of our apartment. They changed all water fixtures to control water usage to the point where it s inconvenient to do your dishes in a lower phase. The dog park does not have enforced hours, there is glass and trash left on the ground, and you pay for amenities you do not have access to. The volleyball court is in horrible condition and I would use it frequently if it had enough sand, wasn t swarmed in bugs in the summer and people didn t let their children leave their toys there for a large wet sandbox. I now live in a phase three apartment and the smoke detectors go off constantly. The dumpsters are overfilled and flow into my doorway in the Turquoise court and with the wind trash flies onto my patio. My vehicle was broken into and I called the office to report it. Brittany said it didn t look like anything serious happened, and I was surprised to be met with such a despondent view. The security service here is a joke, and the fob we were given originally didn t work, not that it matters as the security never asks for it, which contributes to the theft and crime in the neighborhood. The laundry is very expensive and the system often charges you without starting the machine. With the price in rent you are better off renting a phase three than any of the lower phases. There are some good people that live here but there are many neglectful parents as well who let their kids run in the roads. I ve had to pick up a toddler from the road while the mother watched from inside her house while a caravan almost hit her child. Other times police have been called because of poor parenting situations while I lived in the Diamond court.

I've lived at EG for a year and a half now, and I plan to live here for as long as I live in Pittsburgh. I highly recommend especially for people with dogs and young professionals. The location is perfect, easy commute to downtown by the bus, and convenient to shopping. I love that I'm in the city but I feel like I live in a park. The grounds are beautiful. They recently changed management - I have nothing but great things to say about both the past management team and the new management team. My favorite thing about living at EG is the sense of community. Most people are so friendly and the management sets up community building events very frequently. I've only had to call for maintenance maybe 4 times, but each time they've been responsive, professional, and effective. You can even set up an appointment for maintenance which is nice for the people who have dogs. All in all, I've lived in a few communities similar to EG, and this has been my favorite experience. The community and people make EG a really nice place to live.

To be completely honest, I genuinely love it here! I ve been here for a few months and I haven t had any issues really. Like any apartment complex, or anything in general for that matter, there will be issues, but it s how the management team handles the issues... and I must say, I ve lived in a few communities and they are 100% the best. It s super pet friendly, my neighbors are nice... it seems like they re doing a lot of renovations and you can tell they actually care! Anyway... I recommend them!

Went to emerald gardens to look for an apartment and Merril helped us and has been so awesome that we are not as stressed as we use to! I would recommend this place to anyone looking for an apartment! Such a nice environment to be in!

We lived here for two years and if it wasn't for our neighbors, we wouldn't have had signed on for the second year. Parking is a nightmare, especially if you come home after 8pm. The walls are very thin and you can hear everything your neighbors are doing. Any time you turn the oven on, it will set off the fire alarm because the ovens and vents were installed cheaply. The washers and dyers are always broken, so it was very difficult to get laundry done. The money machine for the laundry cards eats money all of the time. Good luck trying to get your security deposit back. Upon moving out, we went above and beyond to make sure our unit was clean. EG stated they were keeping our security deposit and wanted us to pay an additional $500!!! We denied their settlement and took them to the magistrate for a hearing. After they didn't pay what they were ordered to pay, we had to file an Order of Execution and the sheriff's office was ready to put some of their assets up for sale. After 7 months we finally received part of our security deposit back! EG is nothing but a corporation who only cares about getting their money and not about their tenants. I wouldn't recommend EG to anyone I know.

Emerald Gardens has been nothing but good for us. We are getting ready to move into our first home, and have enjoyed our 1.5 years here. Everybody is very friendly, the neighborhood is safe, and it is a pet friendly area. The staff is very helpful and have always been very nice to us no matter what we needed! The new club house is very nice and clean and the gym was very convenient to have attached. I have recommended EG to a few friends as well and would continue to do so for anybody else who needs a place to live.

EG is one of he safer places to live in the city and is very dog friendly!

I was suffered with bed bug infections in these apartments.

5 stars for management. 4 stars for the property. 2 stars for the neighborhood around the property. I've been at EG for about 2 months. Overall, I've been pretty happy here. The unit I moved into was clean. The neighbors are all friendly and pretty quiet. The grounds have been well maintained. The only down side is the neighborhood. It doesn't seen to be the safest and I occasionally hear stories of cars being broken into, people being mugged, and the like. Personally, I have had no bad experiences. As a testament to management, I'll share two of my positive experiences. Shortly after having our gas turned on, my wife and I noticed the persistent smell of gas. I reported the problem to management and I was able to narrow it down to the oven. Management had maintenance, the gas company, and an appliance repair man all come looking for a leak but no one found anything (using the tried and true bubble method or with the fancy electronic detectors). We still smelled gas though! When I went back into the office to let them know the problem wasn't fixed I was fully expecting to hear "no one can find a leak. There's nothing else we can do" and end up in an argument. Instead, they just replaced the oven. I had a new appliance in 2 days and no more smell of gas. Big thanks to Adam and Meagan for all the help. Second, I accidentally sent my first rent check to an old address for the office. I talked with Meagan who said it wasn't a problem and had the late fee waived. Again, I was expecting an argument but only got understanding and good service. The pros here certainly outweigh the cons. If you want a hip, vibrant community like squirrel hill, you won't get that here. But if you want a comfortable, affordable apartment and property management that works with you and not against you, this is your place!

I enjoyed my tour here, I like that they have a 24/7 gym and a dog run. It is not easy finding a place that allows large dogs with no weight limit and also does short term leases. Brittny, Livi and Elese in the Leasing office were friendly and informative. Overall I was impressed with the community.

Hands down the worst place I've ever lived. Don't move here it is a refurbished project. And I mean just that all they did was paint the walls, clean the carpets and replace the kitchen floor. People here are rude with their dogs. There is dog feces everywhere!! No one cleans up after their dog. And maintinance does not clean it up either!! It's in everyones yard, so open your windows and get a nice wiff of dog poop. This place is a hi priced project. I can't wait until my lease is up and I can get the heck out of here!

Very pet friendly community. Brittny in the leasing office was very easy to work with and I enjoyed my tour here.

My family just moved in and Livia was very helpful during the whole process. We picked Emerald Gardens because of its location and quick commute to the city. I was concerned at first after reading the reviews but learned that it was under new management. Plus the fitness center is open 24 hours.

Emerald Gardens is the best! I have lived here for over a year now and have loved the new management more than anything. They do holiday pictures with or without Santa that you can take your dog or kids or just yourself to. It's a super dog-friendly, and just overall friendly community! Come live here. :) **update my dog was attacked in the dog park and I told the leasing office about it. Gave them this guy s unit number and it turns out he had not just one dog, but two. Both of which were not listed in their lease, therefore not being paid for, and they did absolutely nothing about it. Our own community dog park had violence from a resident who secretly had two dogs and Emerald Gardens did nothing at all. Unbelievable.

My sister and I lived at Emerald Gardens from October 2015- October 2017. In September of 2016 I went to speak with the "manager" inquiring what the next step was in doing the final walk through of the apartment and forwarding address info (I was literally going to sign the lease on my new apartment the next day!). He informed me that we had been automatically renewed for anther year lease with them after we failed to respond to the renewal letters/emails we NEVER GOT! He said if we wanted to break the lease we had to give them 30 days notice ($945) and on top of 3 months rent($2,835). Fast forward a year we COULD NOT wait to be out of Emerald Gardens. It gets worse though, not even a full month after we moved out of Emerald Gardens, I was/still am getting calls from debt collectors. I provided all of my info (forwarding address/phone number and they had my email address already on file) and I NEVER got anything stating that I owed them money. Not even a list of why I owe them $2,000?!?! To top it all off, I just got off the phone with said debt collector and when I offered what I could afford to pay every month, he told me to "Get a lawyer and a pretty dress," that he's going to be suing me in court! PLEASE do yourself a favor, DO NOT choose this place.

I stopped in to Emerald Gardens to look at the 3 bedroom townhome. The price is great compared to other 3 bedrooms I ve looked at and I like the amenities( gym open 24 hours, tanning, dog spa and dog run). Plus it s close to the city and there s a shopping plaza 5 minutes away with the basics, Giant Eagle, Dunkin Donuts, Subway, Dollar tree etc. The leasing staff Elese, Livia and Brittany were very nice and I like that the community seems family friendly and well maintained.

As a newbie to the Pittsburgh area Emerald Gardens is a great starter home for me. Brittny was very knowledgeable and helpful. The room is beautiful and I'm definitely happy with my decision!!

I have lived at Emerald Gardens 2 yr's and just renewed my lease for another year. I have nothing bad to say about the place. Erin, the leasing manager is awesome. She has helped me out in ways that go above and beyond any other leasing manager has done for me at precious apartments. I would recommend this place to anyone.

Ive had a great experience for the short period of time I have lived here. Merril was such a great help and has made my whole move in process great. If you are on the fence GO FOR IT!

We love living here. The new manager Chris and the staff are very friendly. It's very convenient since I work in the city.

This place is absolutely great! Seriously the management is great and very responsive. The facilities while sometimes not the best, they always are on top to make sure you are refunded or they are immediately fixed that same day. Management always finds a solution to make sure your taken care of. Its a bus ride away from the city and super convenient drop off. I have lived here with my wife for four years and its been the best decision we ever made and we don't want to leave! The only cons to this place is that rent prices are increasing which is making it difficult to keep up with and stay which is a bummer. Otherwise, this place is amazing to live in if you can afford it!

Terrible experience. Even after staying with them for so long, they still acted like jerks on our move out. Would not recommend anyone coming here. It looks promising but trust me when I say this it's going to be the worst decision you ever make. Highly disappointed and even more motivated to report them to the Better Business Bureau!!!

Absolutely loved living here! Liv, Brittny, Darren and the maintenance staff are all so friendly, helpful and fun. There are community events (pre-covid), a brand new dog park and food trucks every so often. The only reason I moved out was because I got a new job and bought a house closer to work. Recommend living here!!

Town houses are great for the short period of time we needed to be here. Having Christmas pictures taken in the club house turned out beautiful.

It wasn t a terrible place to live, but just be careful. They made my year long lease 6 days longer than 1 year, didn t send me a bill for those last 6 days, and then took a $60 late fee out of my deposit. When I called to inform them that I was not billed for the last 6 days they told me that Chris would have to approve waiving the late fee. 3 weeks later and no call from Chris........so I called again and he told me he would get back to me he still hasn t. Keep in mind I always paid my rent on time. My money is gone but hopefully this will help someone else not get screwed over by management at Emerald Gardens.

Host's lots of community events and has a great community center for private events. Brittny Saville invited me to an ice cream social but on by some vendors and I got free HBO from the comcast host.

Great rent rates, very pet friendly, excellent maintenance staff and quick response times. Friendly and helpful staff that are easy to work with.

Super close to the city which is a positive, but facilities could use some help. Its hit or miss. Super animal friendly *edited, the new management reached out and was very helpful in trying to fix my problem with the laundry. Will update again once facilities are updated as promised.

My boyfriend and I moved here about a month ago and we absolutely love it! Our leasing agent, Brittny, was so friendly and helpful. She really made the move easy on us and enjoyable. Highly recommend this apartment complex, it's super close to the city without the traffic and craziness of the city.

I've been living at Emerald Gardens since October of 2018. It's a great community and great staff. Most importantly, it has been the perfect place for my puppy Vinny to grow up. He has many friends to play with and can get plenty of exercise. Ron Schall (the property manager) has made many improvements since taking over. The staff (Livia, Brittny and Elese) are very friendly and accommodating. The maintenance staff has always resolved issues in a timely manner is are also all very friendly. I would highly recommend Emerald Gardens.

Great community close to the city, and probably the most pet friendly one anywhere nearby. The office staff Brittny, Livi, and Elese are great and helped me a lot. I ultimately decided to choose an apartment closer to work (on the other side of the city) but otherwise I would have signed a lease here.

I normally don t write reviews. However, in this case I felt compelled. This place is far from luxury , the apartments/townhouses are essentially upgraded housing project units. Let s just say I hope you like your neighbors because the walls are thin enough for quiet conversation to be heard clearly on the other side. Kitchen odors are felt across adjacent apartments. Your neighbor has a plumbing problem? Well you have a plumbing problem, too. Gated community? That s amusing, there is rarely someone in the booth, and even when they are present, they don t really care and let everyone through. The most aggravating thing is that they try to rip you off on your way out. There was magically a few hundred-dollar balance at move-out they took out from the deposit (why? the rent was always paid on time and in full). On top of that, there was a charge for a new carpet. They didn t explain why they had to replace it (nothing beyond normal wear and tear). If you rent here, make sure to take photos when you move out.

I just moved out of Emerald Gardens last month, after being a resident there for 9 years (in 2 different units). Things had always been pretty good up until the last 2 years. It just seems as though things aren t as well kept and the apartments are in desperate need of some sprucing up and restorative maintenance. The siding on a lot of the units are molding, snow removal was nearly non-existent last winter, laundry rooms always extremely dirty and not cared for, a few of the parking lots crumbling and massive pot holes only to be repetively filled with gravel. Last but not least, one of the units caught fire in February/March of this year, and the unit still remains a boarded up and the siding around the unit completely charred (like this for 6 months). All of this in addition to paper thin walls in the units that allow for smells and noises to seem like they re right next to you, and several power outages each week. I m not sure where the transition happened, but I didn t have any of these issues the first 7 years there. I left because I wasn t willing to stick around for the continuous decline, and overall feel what used to be a great value apartment complex, is now you get what you pay for . I would not recommend Emerald Gardens to any friends or family as I once had numerous times in the past.

I am still new to Emerald Springs, so most of my review is focused on move-in and my experiences so far. Negatives first. Positive will be after. Before you do anything, clean your apartment, especially the carpet (all the way down to deodorizing) and cabinets. Carpet was "steam cleaned" before I moved in. There was obvious fur on and bordering the baseboards (as in, I could pick up plenty of fur with no effort). I requested it be cleaned the day before I moved in, among other things. It wasn't done. I requested it again AS I was moving in, and it was...kind of done. The ridiculous amount of fur and the odor in my carpet is pretty gross. I'll try to attach a photo from vacuuming a single bedroom. This is mostly the reason for the three-star rating. It's a bit of effort to find a dryer that works. I've had to report two dryers (I've only tried three) for leaving my laundry still way too wet after a full cycle on high. Walls are kind of thin. I can hear my neighbors talking and their dogs barking on one side. On the other side, I mostly hear my neighbors using the bathroom or talking. It could be much worse, though. Someone around me (I'm guessing one of my neighbors) will regularly play loud music in the night after quiet hours. Positives: Most of the maintenance individuals are amazing. Paul's work, I wasn't too thrilled by (see above cleaning "kind of done"). Everyone else has been great! Joe is very friendly and does excellent work. The community is very friendly, as are most of the staff at the front office. I had a safety concern, and it was very quickly addressed and resolved. Chris called me to let me know exactly how it would be fixed and thanked me for bringing it up. Emerald Gardens tries to do things to bring the neighborhood together, like cookouts! That was fun to hear. For the price and amenities, aside from the cleaning needed, the apartments are very nice at a great price! Beautiful black granite countertops (in my phase), nice appliances, and plenty of room in the bedrooms. The kitchen has plenty of cupboard space. For the size, there's a decent amount of storage space. Safety seems to be important here. The gate system was recently updated, leaving the gates down and a buzzer system with security patrolling. I have seen the security patrolling quite a few times, which is very comforting. Emerald Gardens is definitely focused on younger pet-owners. The pet-owners are very courteous. I have never seen any "waste" left out. Everyone I have seen keeps their pets under control. The "business center," as well as other amenities, are very convenient! Overall I have liked it here. I would likely recommend people to live here, after first warning them about my initial complaints. Later on, after being here longer, I hope to be able to update this with a better rating!

There are certainly some flaws in the community but I am giving the development 5 stars because Emerald Gardens is under new management and they are working very hard at improving the area and minimizing the response times for requests.

I toured a townhouse with Brittny and she was very helpful, the community was nice and Very dog friendly. I Met Elese and Livi in the office as well and they were super friendly and helpful as well. I will be moving next spring and Emerald Gardens is at the top of my list!

I was impressed with this community, it is clean, quiet and very well maintained. I like that is it wooded but also close to the city. Liv, Brittny and Elese at the Leasing Office were great. I was offered a coffee or water and was given a nice tour of the community. Unfortunately there aren t any one bedrooms available when I needed it due to needing a pretty quick move, but I will keep Emerald Gardens in mind for next time.

I would greatly suggest this property to anyone with dogs because they are so intune with updating the office with the pet spa, new dog park idea, etc. People are good at cleaning up after their dog which is great and the management is great at sending reminders for people to continue cleaning up after their dogs. Chris and Livy deserve raises for holding this place together, since their coming it has become such an amazing place to live. I would suggest anyone to live here.

PLEASE READ!! My wife and I had been there 41/2years. A opportunity arose that we had a chance to purchase a house. We talked to Chris and we made a deal. $270 a month for 6 months at the beginning ofAugust. He stated we had to move out by Sept 8th. Upon getting the paper, he grabbed it out of my hands and said he had to revise it. He also stated he gets to keep our $1200 deposite. With that being said, we gave him August rent. He said dont worry about it. We did this on several different occasions and still stated no. At the end of August my wife was going laundry. She was with my 1 year old son. My dog accidentally got out and ran around. Mind you shes playful not mean. Our neighbor actually came outside and tried to shoot my dog in front of my prego wife, 1 year old son and my other neighbor and her newborn. Cops called. She was to be evicted Nope. Even the tenant that shot up heroin in front of me, my son, and his daughters nope still there. Drugs are extremely rampant. Tenants been beat by outside drug dealers walking in through the day and at night. Robberies are high, cars stolen, etc. Even right before we left a tenant was beat almost to death with a baseball bat. Drug deals are a everyday norm by the basketball court. Yes in front of children. Becareful walking your dog, tenants leave needles and dog poop all over the yards. Security is a joke. They are either sleeping, smoking weed, or chasing women tenants. They let people in without even getting a name. After move out we get a bill 28days later for $4500. I called and called. Left emails etc. I called corporate and get the secretary. They knock off a chunk because chris put on August and Sept rent even though we moved out the 8th. We fought and fought. Finally we get our contract Nov 26th!!! Through email!!! Stating we owe the first months payment Dec. 1st. The contract stated we should have signed it by Sept 8th!!! Chris called Nove 27th stating I will be sent to collections if the contract wasnt signed by the 1st of dec. Along with the first payment. I talked to my old neighbor about this and she stated someone had been living at the apartment since Oct 1st!!!!! Wow!! Dont let the neighbors fool you. They can hear you word for word. Your TV, your conversations, your restroom time and yes your farts. You will smell cigs, weed, cigars etc. KEEP THE SEX QUIET!! Depending who you are, chris has the ability to raise your rent as he sees fit. From $25 a month like us on a yearly basis to $200 a month on a yearly basis. When you move out they will send you a bill but not a detailed bill of what needed done and the cost. They just send you a number. This is how they con you. Being there that long we had 24 tenants move out. Each one charged for new carpet and new paint etc. Once they move out all they do is have a cleaning lady wipe down the walls and sweep the carpet. They DO NOT PUT NEW IN!! I seen this countless times!! Your paying $3000 for a lady to sweep the carpets and wipe down the walls. Some tenants will pay a dog deposit others not. Yes pitbulls are allowed. If you dont want you rent raised, pay a dog deposit, or want a pitbull, just have your girlfriend or wife go down and flirt with Chris. I know many women whome done this. Also they were able to get their carpets cleaned professionally for free. I can go on and on. Oh these 5 star reviews are fake!!!!!!!!

I have lived at Emerald Gardens for 2 1/2 years and have had no issues what so ever, maintenance is always prompt and the girls in the office are all so helpful (Elese , Livi & Brittney) .

My husband and I lived here for 3.5 years in a Phase III townhome. Overall, we loved living there, and it was a positive experience for us! The only reason we left was because we moved out of state. We had 2 pets - a cat and a dog. I found it to be very pet friendly. Occasionally there were issues with dogs not being picked up after, but it really wasn't bad. The office did send out letters telling residents to pick up after their pets if things got bad or there were complaints. The Paw Spa was great - clean and always well stocked with towels. They also have a dog park which is very nice for dog owners! Maintainence was always helpful and fast. They would always be there quickly and fixed the problem. I always knew when they were coming as well. The office staff was always nice and helpful. I didn't always get the fastest response from the property manager, but he was also very busy and did always manage to sort out any issues. Some of the staff brings their dogs in sometimes, and I always loved going to the office and getting to give them some pats. Laundry is constantly complained about, but I never had issues. It's $1.50 per load, which is reasonable IMO. My court rarely had any issues with broken machines and they were always back up and running quickly. Honestly, a lot of the times the machines were "broken" was because another resident unplugged it and then everyone else assumed management did it and the machine was broken. The security was fine - I will say, they did take a while to fix the gates when they broke. Honestly, I thought the gates were pretty pointless and it didn't bother me any. People complain all the time that it's an unsafe area, but it's really not. I never felt unsafe in the entire time I lived there, either inside EG or outside in the surrounding neighborhood. The neighborhood outside EG may look a little run down in some areas, but I never had any issues. I think someone was mugged once in my 3.5 years there, but the way some people talk, it seems like it was a weekly occurrence. I can assure you, it was not at all! Parking was tight, but it wasn't as bad in the Phase III as in Phase I (not sure about Phase II). I never had any issues really. We were near the overflow lot if we needed it. They really do need to repave the parking lots though. They did it last year, but you couldn't even tell a week later in my court. There were 2 big potholes that needed to be patched. They did always clear the snow fast and well. I left at 7 every morning and never had issues. We ended up getting our full deposit back, which surprised me after hearing some horror stories from previous residents. We spent a decent amount of time cleaning, patching the walls, painting over the patches, fixing the blinds, cleaning the carpets, etc. They are reasonable and understand that wear and tear happens over time. Just clean up after yourself and you'll be fine. The location was sort of not close to anything, but a short drive from everything. You could be downtown or Robinson in 10 minutes and the Crafton Ingram Shopping center was about 3 minutes away. It's only about 5 minutes from 79. It's right by several warehouses though, so sometimes you did get stuck behind a truck. Overall, we loved living here. It was a great place to live and I miss it!

While living at Emerald Gardens, my husband and I loved the community especially since being taken over by new management, being Ron Schall. Ron goes above and beyond to get the community together, and is also such an open property manager that gets stuff done. Ron, Livia, and Elese are all animal lovers that are open for visits from dogs within the community. Livia and Elese will go above and beyond with anything that they can and help throw together community events. Having a safe place to live and yet only a few minutes from the attractions in Pittsburgh was amazing. If we could have stayed in Pittsburgh longer than 2 years, we would have stayed put at Emerald Gardens... but as my husband is in the military, the Navy took us on other adventures! You wont ever regret calling Emerald Gardens home!!

Lived here when we moved to Pittsburgh from FL never having visited and it was a great choice! We stayed for two years and only moved because we bought a house in the same area! Great location and community!

Great location. Only 15 min. from downtown outside of rush hour. Most dog-friendly apartments I've ever lived in; even has a dog park on-site. Maintenance has always responded within 24 hours of making a ticket. The office staff is great. Parking is plentiful, a space will always be available (as far as the negative reviews for parking... yeah, after working hours you may have to park a little further from your unit. It's an apartment complex, not Hogwarts.) 5 stars.

Moved to the city two years ago and found emerald gardens and I gotta say what a wonderful place to live! Perfect quiet area to walk the dog and feel like you are no where near a city at all. Highly recommend!!

This is a very welcoming community! It is VERY dog friendly and they are always having events for the children and pets! A great place right outside of the city to live.

Love this place! Nice community with extra amenities for dog lovers. Management and staff are very prompt and resourceful in their responses. Definitely will be staying here a while!

I gave them one star because it's not possible to give them zero. 1) Walls so thin yuk hear everything. 2) Had water gush into the windows after a blizzard. Took them several weeks to "fix." 3) People don't clean up after their dogs - good luck not stepping in poop. 4) Toilet got a busted o-ring. Took them three days to fix after calling emergency maintenance. Never did fix ceiling, it was half falling apart rest of the time I was there. 5) Roughly a dozen times times I had raw sewage gushing through my sink and dishwasher. They had to come in, run a snake and pump out sewage from our living room, and their only solution was to tell the neighbors not to flush their tampons down the toilet. 6) Lost our rent checks a time or two. 7) Management was god awful. They actually tried evicting my friend from his apartment three weeks after he moved out of the place.

Don t rent from here. Our place caught on fire from their stove and they are charging us for the damaged apartment. Attempting to resolve this is nothing but a headache.

The emerald gardens is a great starting point for anyone moving to the city. The staff from the maintenance guy and security guard to the management staff all go out of their way to help you and they are super friendly. I live in a phase 1 and you can tell the buildings are a little older but they are well taken care of for as much as they were beat up before the owner bought the property. Just look at google maps street view to the photos on the website to see what an amazing transformation this place had. If my wife and I had to make the choice to choose again there is no doubt in my mind we would pick this place 10 times out of 10.

They look nice in the pictures but not in person. It s also located in a bad part of town.

I ve had nothing but problems with this place and the people who run it. I have proof of one of the workers going into my apartment, (with their own key because I ALWAYS locked my door). Now, this isn t like they were coming in to do work or anything, this guy deliberately waited until I left for school to go into MY home. My mother was there one day after I left and actually caught the man unlocking my door and walking in like it was his own place. As soon as she saw him, he ran down the stairs and out the door. I would come home every single day and search through my apartment to make sure no one was in there. I also told the manager and he had nothing to say about it and the issue was never resolved. they charge an arm and a leg just to do one load of laundry, it cost me about $10 to wash and dry one load, yet my clothes wouldn t even dry!! I got out of there as quickly as I could as I did not feel safe whatsoever. As soon as I moved out not only did I have to pay $925 for my last month rent, I also had to pay $2700 to get out of my lease and now a month later, hearing nothing from them at all, they re charging me $695 to replace flooring, which they did not need to do at any fault of my own. I cleaned and scrubbed that apartment on my hands and knees before I left and they continued to say it wasn t clean. LIES. And now they re also charging me $150 to paint the ENTIRE place??? The manager is nothing but a money-hungry leach. They will do everything in their power to suck every last dime they can get out of you.

I have been here for 3 months now and its an awesome community. The close proximity to 79 and the city is ideal. I love dogs, but my schedule doesn't allow for me to own one, but everyone in the community has a dog so I have no problem getting my dog fix. There are a bunch of open grassy areas so when the weather is nice, everyone is outside which makes it very easy to make friends. So far, all of my neighbors have been very friendly as well as all of the people in the front office. They hold different events like cookouts, yard sales, and outdoor movies that also help to meet your neighbors and make it a close-knit environment. Emerald Gardens also provided a huge favor to make my proposal possible. I would recommend EG to anyone!

I really wanted to give this place the benefit of doubt bc I read a a lot of negative reviews. As it turns out they were right. I m very disappointed. I was showed one apartment which is called a phase 1. It was lovely clean and had sidewalk appeal bc the walk was clean with zero fractures. So when I was called, that was my expectation. When I arrived at the property, I asked to see the townhouse that I would be leasing. It wasn t close to my expectation. The walk way had potholes or mini craters and instead of fixing the walk way, I was told that this was normal wear and tear. Then I do the walk through and the kitchen cabinets weren t close to the quality of the place that I was shown. They may have been that way one in their life time, but certainly it was not what I was expecting. Then we got to the back yard, there was no effort to clean it for a new resident and the back patio had a huge crack, which I know from experience, you have to take care of that immediately. Pine cones all over the yard and up against the ac units. It was the worst impression. I was told this was all wear and tear. Then I was told all of the phase 1 town homes look that way. I almost laughed bc I told the gentleman that they should show the reality. It was a total bait and switch. I lost my deposit to save the price, but I was severely disappointed by how defensive the staff was and how the ignored the plain truth that the place that they show is far superior to the units that they try to give you. Please take my advice and show the real deal. You showed me a very niece townhouse, but what they tried to give me was an upgraded project unit. No thanks. The amenities seemed nice, but the house my was so below my expectations.

Surprisingly a nice, tucked away place for it being close to the city. We've only been here for a few weeks, but Elese in the leasing office has been extremely helpful anytime we have problems or questions.

So, as I lived at this apartment complex for 9 1/2years (at time my wife and I left, we were the longest staying residents of the apartment complex, having moved in when "Phase 2" was just finished.) I feel I can give an accurate review of this facility, should anyone be thinking of moving here. Since I'm limited on length, I'll put the things to watch out for: *Get EVERYTHING said to you by Chris (the apartment manager) or any of the office staff in writing. DO NOT accept a vocal contract, as they will double back on what they said. Example: being such long time residents, 9 1/2years of wear and tear with pets on such cheap, poorly installed carpets, you'd think they would need to be replaced, regardless of condition- and Chris as well as the lady in the office to the right of Chris' office, both stated to myself and my wife multiple times since we were such long time residents we wouldn't be charge cleaning fees and should get all of our deposit back. We were instead charge for cleaning fees, and also charged out of our security deposit for projects they did not finish before we moved in (example sealing tile work.) *The maintenance team is bad at shoveling snow out from in front of door. They do well when it's a short walk, but if you live in the back of the little courts, just buy yourself a shovel and salt, cause its 30 to 70% of the time, you'll be taking care of your own walk way. *Try not to have a maintenance issue over night, because the on call maintenance person (who's job is to be on call if an emergency happens) will try and argue with you if your issue is really an emergency, then guilt trip you about having to drive to apartment (since doesn't live on property) and then be rude the entire time he's in your home, stating that what you had was not an emergency *The "security" they hire for the "gated community" are at best a warm body keeping the security booth occupied. They leave the "gate" open most time, and just let anyone into apartment complex, resident or not. (This was observed MANY times when the key fob scanner was broken for 8months in 2017, and the security just sat there each night with gate open, not stopping anyone driving in). - This said, with robberies, cars being broken into, etc., having the security there is worthless. *The ovens do NOT have vents, so when you cook food, if you don't open a window by oven (a lot of times even if you do) the smoke alarms will go off. *Water heater lasts just long enough for 5min shower...then you have no hot water for hours. *The washers and dryers are a shot in the dark if they work, often times at least one is always broken per washing room. *No one ever answers when you call the office, even when they are open. They prefer to let it go to voice mail, and rarely call back. (As of this review, I am still waiting for a call back from over 2 weeks ago <and I've tried calling again twice and they still haven't bothered to call back> - it seems if you are no longer a resident, they have no want/need to call back) Be sure to check out the other colorful reviews Emerald Gardens has gotten, not only here but apartment review sites as well. All in all, it's a decent place to live and is pet friendly. Everyone's experience is different.

Place is great! Good community, events are held to get the community engaged, and apartments are a pretty decent size. This place sometimes has a bad stigma associated with it. People often complain about various things such as management, rip offs, and security deposits being stolen. It needs to be brought to everyone's attention that this is no longer an issue here! I initially had the same thoughts about the management team here especially after being charged various fees for untrue things after I moved out. Upon calling the management team to inquire on this, I quickly realized this place was taken over by new management (Chris -> New Property Manager). Chris handled the situation very fairly and professionally. I expressed my concerns, he heard out my story, and was very attentive the whole time. Before leaving Emerald Gardens, I took pictures of my entire apartment (after I scrubbed and cleaned the place) to ensure I got back my full security deposit. Chris and I compared my photos with the photos his staff took and determined that I was improperly charged by the PRIOR management team. Chris quickly sent me the proper documentation to get me the correct refund and it was as simple of that! Very impressed by the new management.

Emerald Gardens has been a great place to stay during my time in Pittsburgh. The staff members Elese, Livia, Brittny and the new property manager Ron are all awesome people to work with. So if you are in the market of relocating to Pittsburgh and or just in the market for affordable yet nice apartments Emerald Gardens is the place.

The prices for the apts are not worth the services you get especially the maintenance, it stinks! And then you have to wait forever for service

They will charge you outrageously upon move out for "normal wear and tear" and there's dog filth at every corner you turn. The walls are paper thin to the point where you can hear clear conversations next door. Rent goes up every year and they charge way too much for what little you get. Laundry is expensive and the dryers don't dry.

Overall the townhomes are decent, but over priced badly. The walls are thinner than wet paper, so thin (you can hear your neighbor's cell phone ringing on vibrate). There were many mornings my alarm clock was useless due to the fact the walls are so thin you hear absolutely everything your neighbor is doing. Now the management is a different story "Leasing office from hell". I have never dealed with such a group of unprofessional individuals. They lie. They have no worries other than you paying rent on time. MOVE in at own risk. This leasing office will make you quickly reconsider ever moving here. Don't do it!

This apartment has been my favorite because of the fast maintenance responses, even during the night. Also the tanning and gym included in the rent price has always been ideal. The property manager, Ron, and also Livy, Elese, and the newest employee, Brittany, have been so supportive and helpful during my stay. I would recommend this property site to anyone.

Over the past few months the staff have done amazing work with this complex. Chris and his staff are always friendly and courteous when it comes to maintenance, repairs and requests. They are approachable and are doing great things with a goal of improving the quality of living at EG, and it is working fantastically! Truly enjoy living here and would absolutely recommend it to others. It's a joy to have property managers who take as much pride in their workplace as they do their own home, and have a focus on a safe community with happy tenants. Being so close to downtown is a great bonus too! Perfect for: - pets - young families - city life without the noise

The location / units are fine, but the management is HORRIBLE. They sent maintenance to fix issues constantly and the issues were never resolved. You get a very clear impression that management doesn't give a crap about you. If you have no issues while you're there you should be fine, but you're on your own if something needs done. I know of two people that reported EG while I was there, one to the health dept. and another to the BBB. Not no mention the fire that they had when a propane tank blew up (google it, it happened around New Years 2013 I believe) Oh, and that security deposit? Don't expect to see that back. They will find any and every reason to cheat you out of your money. If you can at all avoid it....stay away.

WARNING - DO NOT MOVE HERE!! Please listen to the negative reviews. We were skeptical at first but we caved after seeing how nice the apartments were. Now I wish we had listened. Everything seemed great at first. Wonderful looking neighborhood, nice people, beautiful apartments, great price, quiet area... But it just kept getting worse over time. First, the dog park was always closed. Whatever, just walk the dogs instead. Then it was parking. Where are all these people coming from? Why should we have to park 2 blocks away from our own apartment? Then it was privacy. The walls are made of paper. I couldn't even listen to music quietly without someone complaining, and multiple people have stated that they can hear their neighbors having casual conversation through the walls. Then, the maintenance crew. Oh boy do I have a story. Our sink was broken for 3 months before they finally showed up. But when a water line was broken? I had maintenance pounding on my door in the middle of the day while I was taking a nap after a long day of work. I was dead asleep and I hear someone beating down my door like I'm getting a drug bust or something. My dog is flipping out and I wake up completely traumatized and confused from being so startled. They unlock my door and just walk into my house, which scares the crap out of my dog and me. I was half naked laying on my couch. They walked out for a second to let me put pants on and put my dog in the bedroom. I asked why they were there and they told me a water line broke and they needed to check to see if the pipe was in my apartment or something? I don't know, they weren't very clear. Anyway, the guy barges into my living room, grabs my recliner and shoves it across the room, opens my closet to check the pipes, says he'll be back in a minute and leaves. So I'm left sitting there traumatized, waiting for him to come back. 2 hours pass and I've been sitting on the couch the entire time having a panic attack (a legit panic attack, I have anxiety disorder). I can't get a hold of anyone at the front desk so I post in the Facebook group asking what the hell is going on. The manager leaves a comment stating that they had to check my pipes to see if the line was connected to the one that broke. Apparently it wasn't, so they weren't coming back. (Shouldn't that be something that they have checked prior, so they wouldn't have to intrude into someone's apartment and scare them to death?) I said they scared the living crap out of me and woke me up, moved my furniture, and left. She didn't even reply. I was absolutely traumatized and crying for the rest of the day. I asked my fiance to come home early because I was so upset. It says in the lease that maintenance cannot enter your apartment without permission, but nobody addressed the fact that they did exactly that and left me feeling unsafe and terrified in my own home. I had so much anxiety every single day after that, that I couldn't sleep and I was throwing up at least once a week. We have since moved and we now have a private landlord and I have not once felt any fear for my own safety since then, like I did living at EG. Not to mention, when we moved out they did an inspection to see if there'd be any damage they could charge us for so we could have them fix it for free before we moved out. They basically gave us an "all clear," and said they'd just have to charge about $50 for damage to the carpet from the cat ripping it up. They ended up redoing the ENTIRE apartment and charging us over $600 for fixing the carpet, shampooing the carpet (when we told them not to because we'd do it ourselves), repainting the walls, replacing the sink, the bedroom door, etc. Thats on top of not getting our security deposit back. They also did all of this before we were completely moved out. So they, again, entered our apartment without permission, and then charged us for a bunch of stuff they initially told us would be okay. Please do yourself a favor and don't let them lure you in with a fancy looking apartment at a reasonable price. There's a reason its so cheap.

Great staff and customer service is on point. When anything goes wrong or needs fixed maintenance is always there in a timely manner. Places are great, location is even better!

I've been here almost a year. This is one wonderful place to live. Staff is great. As an older person it is very quiet. Love it here.

It is a pleasant community to live in if you have pets. There is a fenced in play area for dogs and lots of space for walking. The phase 3 homes are beautiful. Winter maintenance was always done well and in a very timely manner. Overall, it's a good place to live.

I loved living here! The staff was great, the ground expansive and was a great commute to my job with reasonable rent. The only downside, parking. usually parking wasn't an issue but when i got home late at night that's when it would get tricky. would definitely recommend!

Emerald Gardens(EG) is the greatest. I lived here over an year. I moved from California, and EG gave me good settlement to Pittsburgh PA. There are so many good stuffs I can testimony. 1. Location is great. it gets everywhere within 20 min. Downtown, strip district, Oakland, Robinson malls are 10 min away. Highway I-79, I-376 are 5 min away, Giant Eagle 2 min. Local bus stop at the apartment, G2 bus is at 4 min away. Location is the best I think I can find. 2. View, wide space, lawn, best town home setting. EG is apartment system but each unit is town house. I believe it gives the widest front yard ever, the front yard is almost private. The view from my living room seems I am at a ski resort or something. I believe pretty most of the units are the same way. My dog loves it, my wife and daughter love it too. 3. Price is the best. When I checked with other apartment of the same space and same level, EG is the best price, lowest deposit, and most resident friendly. 4. Interior is great. I am moving out to a house I purchase. EG's kitchen, cabinet, sink, counter top are THE BEST for most of the apartment in the city, even comparing 1500$/month apartment. Living room is hardwood floor. Yes the upstairs carpet is quite old, I have to criticize, but good for the price. 5. Management is the Best. ESPECIALLY manager Heather, She is THE BEST MANAGER. You talk to her, she listens and she takes care of as far as she can, some times even more than she can. EG has to give her a promotion or something, 6. The neighbors are great. They are friendly, Nice people, never had any problem with neighbors. Usually apartments are attached to the next units (or most of apartments are attached up and down also), and often have noise issues. But as far as my neighbors, they are so nice to be careful each other not to disturb next doors. Even when they do party, they keep it down after later evening. 7. Community. EG hosts many community events, they host Garden parties during summer. EG hosts Outdoor Movie nights, they play movies at saturday nights during summer, food truck is there, or families pack their own picnic bag and we watch movies outside at night. Kids love that. There were pizza parties, ice bucket party, christmas family photo contest, so many events. I liked the night movie one. 8. Management improvement : I can testimony this. The management improves every day. I can feel it, The management activities of today is 10 times greater than that of Jan 2014, when I first moved in. It was good at that time, but now, it is I can grantee, the best. The maintenance staff (I do not know his name, but you will meet him, he is skinny, look like an asian) He starts work everyday from 6am in the morning. I respect his dignity and work spirit. He really does work at his best. Remove snow, maintain facility, clean and manage laundry room, I see him and his assistant (a younger African American fellow I started to see since Summer) everywhere everyday. I learn a lot from them, I work as a nurse at a hospital, and I try myself to have the work attitude they show, they are my raw model. 9. Dog friendly !!!. The best. But I want to emphasize that every owner has to be responsible for their dogs. I know there are two houses, the owners are not responsible. I and my wife cleans their dogs' residue whenever we finds. But they are supposed to be responsible as a community residents. Other than those two families, everybody are responsible, and it is the best. 10. Club house and gym. I and my wife go to LA fitness and we do not use our gym much, but my daughter, whenever she visits us from her college over the vocation, she loves it. They are brand new, the machines are luxury quality, Interior is good, 24hr, ... There are so many other good stuffs I can comment. Again I want to express compliment to the best manager I ever met Heather, and the two diligent maintenance crew I see every morning at 6AM when I go to work. I am happy to be here, and I will be moving out in a month or so,, but I will remember my stay in EG.

I highly recommend Emerald Gardens. Chris has been amazing to me and my family, and has gone out of his way to help us out. Whenever there was a problem, maintenance was there almost immediately and with a positive and friendly attitude. The staff has made this a pleasant and welcoming place to live.

The worst place to live. Wall is thin as paper, noise comes from not only neighbors, it comes from AC/Heat. Chris is unprofessional. Never ask him to do a favor. His answer is always NO. When you move out they try to charge double or triple for nothing. My friend stayed for 1year and got charged USD2600 for nothing. I think thats the way they try to earn money by charging for nothing.

I have lived here for the past year and I greatly enjoy talking to and hanging out with the neighbors, but thats it! The Feb 2010 blizzard proved that shoe boxes are built better than these apartments. Water that melted off the roof flowed in through every window and door which proceeded to soak carpets, turn into mold, and bubble the paint on the walls. After this happened, I waited a month a half for maintenance to come fix it. Also on the topic of maintenance, it takes them weeks to come fix problems once you manage to get a hold of them and the maint. manager even lives here! ...And he has a really annoying dog that he leaves outside on a very long leash all the time, even after a notice went out about not leaving dogs unattended outside. So anyway, the walls in the apartments are so cheap that you can easy push a pin right into them and scotch tape rips the paint right off. All in all, it's just not worth the overpriced rent.

I'm a new resident to Emerald Gardens. Great community and living space. The staff is amazing especially Darren. Knowledgeable and caring. Darren made you feel your part of a family at Emerald Gardens. Highly recommend Darren when scheduling your first appointment. Livia the property manager is proactive and very accommodating. Great place.

My boyfriend and I lived in Emerald Gardens for a little over a year and wouldn't have moved if we didn't purchase a house. The complex is pretty close to downtown and not too far from Robinson for shopping. It's definitely one of the more affordable apartment complexes for what you get. We got our first puppy in Emerald Gardens and it was a great place to raise him - especially with the socialization he got from the dog park. After moving out, I was concerned for small damages after seeing reviews from years ago on here (obviously there are 2 sides to every story though). They charged us a very fair amount for the damage caused and I'm so thankful that they didn't try to nickel and dime me like other apartment complexes tend to do. We will continue to recommend Emerald Gardens to anyone looking for a home in the area :)

Emerald Gardens is the reconstructed projects. You pay top dollar for paper thin walls, a terrible area, and the worst management staff/ maintenance staff you can imagine. When I moved out they took my entire security deposit and more because they felt the walls needed to be repainted. Any good reviews you read is the "management" posting under a fake accounts to make it seem like an okay place to live. They got me, don't let them get you. If you're new to the city like I was look into Avalon\Bellevue for a nice place to live.
