Try to avoid renting/buying a property that is managed by LIV Group they are terrible. They charge you for improvements that never get actioned and you can never speak to anyone at the business. They have been duplicating charges to my flat for 7 months now and I've still not managed to resolve the issue after numerous calls and emails. There are also other ongoing issues which I've tried to contact them about with absolutely no response. The lack of communication is laughable.

Me again...so! The fridge and freezer were replaced after a whole year of chasing. The washing machine however is still broken, unfortunately Sam who dealt with our issues has left the company, and now we are back to square one. Oh did I mention the dishwasher was looked at? Apparently the door wasnt fitted properly and now the door of the dishwasher is currently on our kitchen floor, where it s been for the past 2-3 weeks? I sometimes forget timings because I m just so done with this. Apparently they can t get a hold of the contractors? For a whole 3 weeks? Really? Huh. Oh did I mention? No point trying to make a complaint to customer services because I have called 4 times to the same message as always away from their desk sorry - I still have yet to be proven wrong by this company.

Avoid renting or buying in a building managed by LIV. Absolutely shocking levels (or rather complete absence) of communication, even around serious issues such as fire safety. I have been given no meaningful information about the fire safety in my building despite numerous requests, and only vague assurances that a conclusion will be communicated "very, very soon" for the last 3 months. In addition to safety, this gives rise to significant concerns about the financial implications, particularly from a company that are historically bad at budgeting and repeatedly include 'catch up' charges in the quarterly service charge.
Worst company ever , NEVER EVER RENT A PROPERTY FROM THEM!! They do not care about their tenants!! Do not make the same mistake I did! If you need something sorting they won't do it for you. If you leave them phone calls or emails they won't respond.
LIV do not respond to communications and have been beyond awful at communicating updates on the fire safety certificate for our apartment block over the past 12 months. LIV are unable to confirm any timelines around when they will share the information or what the outcomes of the report are. They do not respond to emails or calls and do not provide any answers to the questions leaseholders have asked. LIV are acting unfairly, untimely and unreasonably and are knowingly putting the mental health and physical safety of the residents in our apartment block at risk. I would strongly discourage anyone considering buying or renting a property managed by LIV to reconsider their actions and find somewhere else.
Avoid. Anything more complicated than a meter reading and you'll have to chase them for days or weeks. And that's nothing compared to their office staff - they never reply to emails, won't take your calls, and never call back. ___________________________________________________________ To be fair to the onsite staff member, he did sound genuinely apologetic that it had taken so long. Given the potential severity, it really needs set procedures putting in place across all affected developments.
Having recently moved in to Cartier House (2 weeks ago), on the day of the move our broadband provider informed that in order to have internet installed, the property group stated that this could only take place with the tenant providing an electrician to work with broadband provider as insisted by the property group.
Having arranged for this to happen, regulations were changed and this was not passed on. This property company has not moved forward in trying to support with installation even though the broadband company have sent out an engineer, taken pictures and sent a whole range of documents at their request. 15 days on, still no reply to agree and sign off a simple request which will not only enable immediate fast internet access for myself as a tenant (which I require for my work), but will also benefit future tenants.
All previous reviews are absolutely true and in my short term experience warrant such negative reviews. Avoid any properties managed by this group at all costs - I only wish I had seen these reviews before I opted to move in.
We at Apollo Gas & heating Services, have found working along side Liv Group a thoroughly pain free experience. Excellent communication and a rapid response from Emily and the team, help ensure we return to residents as quickly as possibly. We wouldn't hesitate to recommend Liv to both property owners and tenants.
Absolutely shocking, try not to rent in a building owned by Liv. The 1 star reviews are very accurate and reflective of their service. If I could give 0 I would.
I called once about a smell so bad, even their "waking walk" workers refused to enter the building (who knows what these people do, I've asked but few speak well enough English to explain and none of them were aware the front door is a fire door and so should not be wedged open... Yet apparently they are here for fire safety??? Lol.)
They also have random "rules" threatening action for breaches but don't give any reference to what this action is or why they have the rule (I'm an adult, treat me like one). You can no longer smoke on your own balcony or in your own flat or allow any form of holiday letting (even if you own it) and if you do LIV are going to what, harass you at your door? Beat you up? Probably nothing as that is a running theme with them and they don't seem to have any legal advice in what they do.
On top of all that, the building is DISGUSTING. Carpets filthy (smell like bin juice), someone's discarded bogie on the wall for over 2 months and walls/fixtures in real need of some TLC (the call lift button on my floor has been missing since before I moved in). People actually comment how shabby the communal areas look when visiting me.
AVOID AT ALL COSTS. thankfully I've just ended my tenancy and will move to a better managed building in Leeds - there are MANY OF THEM. I feel really sorry for my landlord who actually has to pay these cretins.
A NOTE TO LIV - Do not ask me to email Connor, he won't respond and hasn't to many other residents in this block. Many of us are waiting for him to "get back to us" on countless issues and queries raised. The complaint I raised being one of them.
