We honestly love our DSLD home but have had a few ...

We honestly love our DSLD home but have had a few issues. Our sheetrock had plenty of issues and on our walk through the superintendent acknowledged this. It was assuring that they were pointing these issues out and stating they would fix them. After all, they stress how great their warranty is. Well they made some sheetrock repairs and after moving in we noticed spots when the sunlight would hit them at different times of the day. We told the superintendent and at this point we were told that they were not going to be able to repair any sheetrock. On our 4 month inspection I pointed out issues such as cracks on the baseboards, caulking around the kitchen countertops, carpet coming up in 2 of the bedrooms at the threshold, and my tub needed painting from a crack that they repaired from the first inspection. This is what they tell you...we fix these issues on the 12 month inspection to give time for settling. I can understand maybe waiting on the baseboards but not the other issues. I called about the carpet issue today. The lady that deals with the warranty issues was quite frustrated with me and quite frankly a little rude. I told her I did not want to wait on the carpet. She didn't like that idea. After little back and forth and stating my case she said she was going to do me a favor and send someone early to fix the carpet. That is not a favor...that is abiding by the warranty that you used as a selling point when we were in the buying process. Just some advice if you buy a DSLD home. Stick to your guns and hold them accountable of the things they are responsible for. There is no reason for you to have to deal with things that are not right for 12 months. It should be repaired as needed. Another thing I would suggest is hiring your own inspector prior to closing because after you sign the papers they aren't as attentive. The homes are really nice you just have stand firm and hold them to their word.

I just built in the Rose Gardens subdivision next to Shenandoah Elementary. The process was quick and easy. They exceeded my expectations with the time and quality that I expected from a reputable home builder.

Amazing people! Excellent quality homes at an affordable price. I have purchased two homes from DSLD and I could not be happier with them! They take such great care of you after you move in. Awesome warranty process! All around a great experience.

working with such professional nice people makes buying a home waaay less stressful. The lengths they go to to make sure you're satisfied with the house and placement of the house on the plots is above and beyond.

Bottom line: DSLD is violating their own distribut...

Bottom line: DSLD is violating their own distributed rules and has engaged in shady business.
DSLD offered specific homes and options to be purchased in the Victoria Meadows community. There were 18 different floor plans available. All were single story homes. After building a neighborhood full of single story homes a DSLD employee purchased a two story home and began construction within the neighborhood. This two story home also has options that were not available for anyone else. My wife asked when we were having our home built if we could have a tiled master shower, a waterfall shower head and a gas fireplace among other items in our home. We were told that these were not options available within Victoria Meadows and if we wanted those options we would need to look to purchase a home in a different area. Now, all of those options are being installed in the two story DSLD employee home.
Furthermore, this home is in violation of the Article 5 Architectural Covenants para 5.1 which states.. "Because the Lots are part of a single, unified community, this declaration creates rights to regulate the design, use, and appearance of the Lots and Common Areas in order to preserve and enhance the Property's value and architectural harmony. One purpose of this Article is to promote and ensure the level of taste, design, quality, and harmony by which the Property is developed and maintained. Another purpose is to prevent improvements and modifications that may be widely considered to be radical, curious, odd, bizarre, or peculiar in comparison to then existing improvements".
Clearly DSLD violated their own stated rules by building a home that is different from every other home. It is curious that there is only one two story home and it is owned by a DSLD employee. It is bizarre that the home is outfitted with options no one else had the option to use.
Also, DSLD is currently in control of the HomeOwners Association for Victoria Meadows. They were supposed to transfer control to the residents when 70% of the homes were sold. That has already happened and yet there has been no communication about or from the HOA. It appears that DSLD has not wanted to hand over the HOA because they first wanted their illegal home to be built and not have the HOA as an available roadblock for residents. Every resident of the community is enraged at the building of this home. Every lot in the neighborhood now has a home built. It only stands to reason that DSLD is purposely suffocating the HOA in order to further their own agenda. Everyone in the neighborhood was forced to pay their HOA dues under the threat of legal action but we have been offered zero insight or transparency about what the HOA is doing.
Additionally, DSLD utilized products with known issues to build/finish the homes. The floating wooden floor in my home separated and broke within a few months. The same issue occurred with my neighbors home. She was told by DSLD employees that it is a known issue with that material and that they stopped installing it. However, they repaired her floor and mine with more faulty material. I was not told the same information that she was. If this material is known to be faulty why would DSLD not completely replace the flooring instead of attempting to repair it?
