It s two things I don t like about this website is one it don t show you what nobody bid how do you know what to bid if you can t see others and the second what s the point of having an auction home and own it now if both have to be bid on I feel like own it now should be where you pay your 1000 and you own it not bid on it that s ridiculous

I went onto this website to try and buy a property that was listed "buy it now . the website is absolutely trash, Im not sure what is going on but its extremely slow, it boots you off, and when I made an offer it said the property was sold . few days later they email me saying that the website a glitch and the property would be back listed sometime soon. I mean every time I get on this site it a freaking problem.

READ 1st I think all the good reviews are fake well let me say not all but maybe a few these homes i came across a few now granted they all are fixer uppers or this one house sold for 160k come on who spends that type of money on a 2 bedroom another off 8 and gratiot sold for 70k no house a fixer upper is worth that much money something seem fishy about this landbank on some property how do i suppose to know what the bid is if i can't see who else is bidding majority of these homes are beyond. Repair unless you have a extra 30k if that is the case im better off buying a house for 30k that is already put together make sense right granted with this covid customer service might. Be behind but having me on hold for over and hour come on now at least they can do is CLEAN THE DARN HOUSES OUT or start bids off at $100. Smh at the city of Detroit

I was really excited when the Landbank had all the success with selling all the abandon building/houses in Detroit. However my experience with the City and the Landbank has been depressing. The address 2725 Virginia Park, has been sold several times, then the owners decide they do not want the property, so it;s return back to the Lanbank and now have been abandon, again going on 5 + yrs. The house is up for demolition again, and I'm getting the run around once again, the latest is that it'a being contracted for demo......here we go AGAIN...how many more years do we have to wait for this property to be torn down?

Just like others have complained, they DO NOT ANSWER THE PHONES THERE!! VERY POOR CUSTOMER SERVICE!! I've sat on hold every time I call between 10-30 mins without ever talking to anyone. This department needs to be restructured under the city and the mayor needs to stop appointing people who don't want to work. They hold properties from residents in neighborhoods and then try to gouge residents with the prices! Trying to sell $100 lots for thousands... It's ridiculous!

I've been trying to get them to board up the home next door to me for 1 1/2 years. They won't sell it to me or deal with the junkies that use is as a drug spot. Unbelievably poor service. It's shameful to let the house sit there and be destroyed further when I've been trying to purchase it. They won't board up, maintain, asses or sell the home. How is this an acceptable way to deal with homes you forclosed on families that occupied them?

BEWARE! BEWARE! BEWARE! These people are thieves. They use secret bidders to raise the final price on auctions. I wouldn't be surprised if they use in house bidders who sit in front of their computers to bid on some of these properties. FOX 2 NEWS please investigate!

They was very rude and disrespectful. I personally wouldn t buy these homes they damaged the homes them selfs I believe. Also when you bid on the home you have to have an $1000 deposit, when you win and look at the home and in person & you decided not to get the home because of a lot of damages that wasn t in the picture it was new damages they say I can t get my money back. I couldn t believe it.

The land bank is taking people houses.i bought my house from wayne county in 2015 .i received my deed in january of 2016 .cleaned out and secured maintaining the whole property .someone broke into the house 3 times stealing my doors.i reistalled doors but this time i put boards over the doors. Now land bank is trying to steal my property because of boards over two doors ! Just receved my court order ....

Do not EVER buy a property from these incompetent fools. They are as corrupt and useless as the city of Detroit. You may think you are getting a bargain with their online auctions, but remember contractors will require at least DOUBLE any rehab price if they have to deal with Land Bank conditions and pulling Detroit permits. Many contractors won't do business with them at all.

If you run out of money or your house is broken into, twice, and your rehab supplies stolen, they will not even allow you to resell the house. They only want to take it back from you so they can resell it themselves. YOU CANNOT RESELL THE HOUSE

Their employees are unintelligent and unresponsive to your queries. Glenn Saxton, their chief inspector or whatever, does not care and only wants to take your house back.

No sane person should EVER shackle themselves to a corrupt buerocracy and no sane contractor will do business with them.

It was a good experience for me. I am now a homeowner in the city and the process was not difficult. My compliance manager was always responsive and willing to extend my deadline when I became financially strained.

I live next to an Abandoned property owned by Land Bank for the past 3 yrs I have been cutting the front lawn and picking up trash. This house was listed on the demo list 2 years ago and supposed to have been torn down. There's a rat infestation. I have made complaints to Land Bank and the City of Detroit. There is a Big dying Oak tree in the backyard an every time it storms tree branches have fallen on my cars. It has cost me money. I really don't understand there policy this house should have never been placed on a rehab list.

Corrupt, ineffective and inefficient. They cannot account for the funds paid to "contractor", they cannot account for the materials (contaminated soil) used to fill in demolished houses and they tear down historic buildings without cause. The FBI needs to look here!

Been contacting them regarding this abandoned, tore down. Unsafe dwelling. They told me it's for sale but the city came out & tagged for demolishing found it it belong to Detroit Land Bank. This home isn't safe, now have critters & possums living over here. Yard horribl . Pieces of house falling on my vehicles & property. Why do I have to maintenance this property & live next to this. This been going on at least 3ys

there a bunch of thiefs working with the city .. and the bankruptcy of the city ..took 80,000 dollar of property for 5 grand of taxes ..that the city took ..2% of the money from bankruptcy.. give me 5 grand for lawsuit and take 80.000 in property

The website and bidding process is janky at best. The picture quality is like filming with a potato. When they say they close at 5:00pm they are literal. Beware when bidding that you may lose due to poor web design. Don't bother getting into a bidding war, lots of amateur bidders. When you encounter them, drive the price up and make em pay for the property. If you are patient, there are so many similar properties no one bids on and you can win for 1k.

I believe DLBA need some process improvements. I m currently looking for a rehab project to complete and occupy the home. I have found several homes in beautiful areas that DLBA have acquired. When you want information on these homes, you either have to choose from the list of homes that are already for sell on their website or a home they have rehabbed. Why let all these beautiful homes sit and rot when you have interested buyers. When you inquire, they tell you they ll put you on a list to be contacted when the home goes up for sell. That process could take up to a year depending on the foot work. This process will slow up Detroit s growth.

Do not listen to what others are saying. Im in the process of fixing a home I brought from the own it now program. My credit is a 520.
Im going through the, Naca program; which is on their site. I paid $1000.00 for my home., and going for a 30,000. Rehab loan. Get this....its only going to cost me less than $200.00 a month to pay back.
So far everything is going well. No problems so far. They anwer their phones every time when I call.

Dont believe the hype. See for your self....#1rebuilddetroit

I just love working with these guys. Their rehabbed and ready homes are just amazing. It s like buying a new high end home. I encourage everyone looking for a home to buy one. Their staff is respectful, attentive, and couldn t be happier to help you get into your fully remodeled home.

Seriously this is why no one wants to buy houses in Detroit. Bad customer service via all aspects. Landbank, DTE, DWSD, long hold times, unknowledgable staff, just an overall mess. After I m done with this renovation, I m selling. STAY OUT OF THIS MARKET

They lie about closing costs and taxes. They don't det back qith you in a timely fashion. When I wanted to talk to a manager or supervisor, they are never around. Very poor ccustomer service.

I friend of mines found a house wanted to to get through the Nuisance Abatement program. I told him it no longer exist and he would have to go the the Detroit Land bank. He was already in the home doing repairs. We went to the Land bank provided them with the address we was told to come back on a certain date when they will do the auction. Went to the auction and they never called off the address to the home. Later he is at the house and someone knocks on the door and says they bought the home from the land bank. I believe they gave the information on the home to someone else and they did a side deal on the house because it never came up for auction for us. This was before Covid when you could go in to bid.

So I had the worst experience with this company. I...

So I had the worst experience with this company. I won the house in August, I was initially scheduled to close in the last week of October but that didn't happen due to the fact the house did not have a water meter and they needed a final reading...well, that takes 3 weeks to get a clearance from the water dept (in which dlba was supposed to do beforehand). The closing specialist simone calls and says hey we finally got the reading so let's schedule another closing. November is booked, so now we schedule for dec.11 in am. So 24-42 hours before my closing I'm supposed to receive my closing info, didn't receive anything. Its finally dec.10 I call the dlba, of course no answer, so I call the company I'm supposed to close with(Amrock) and they told me Simone have never sent them the info to close and that they never received a clearance. So simone finally call me back and she's like I'll call the amrock company now. So Dec 11th gets here and my am time comes and simone calls me again, "we need to reschedule for a different time". I'm like okay, that's fine so we do the CLOSING FINALLY and we.get the code to the house, we go to the house and the CODE for the lock does not work. So we had to cut the lock off.and replace with our own. YES WHAT A HASSLE FROM THIS COMPANY, NEVER AGAIN.

It is a legit organization. I purchased my home via the Land Bank on 5/11/2016 and completed the rehab in just under 9 months. I received sign off today on my rehab and will receive the title in 6 weeks. The Land Bank is structured and you have to abide by their timeline to complete the project, with progress reports every 30 days. You have to do this in order to stay in compliance, you can't just sit on the property. In my particular case, the compliance office was helpful and provided feedback after I submitted my monthly progress reports and pictures. The Land Bank even granted me a 90 day extension to finish the rehab. The only area for improvement I would recommend, would be the time period from winning the home at auction and closing on the property. It took approximately 5 -6 weeks after winning the property to close. My recommendations is to follow the guidelines/timeline the Land Bank set forth, have a realistic budget, and lastly, dependable and licensed contractors to do the work. You will not have any problems.

Tamika McClain is a very ghetto broad and the WORST who will try to bribe you while she claims it's a proposal like she tried to bribe me because CLEARLY they don't comprehend that NO means NO. When you call her she cut you off while you're talking and she act very non-chalant, ghetto, and unprofessional. I do know this the Detroit Land Bank and the Detroit Fence Company better have the fence pole they put on my property without my consent they better have it removed by the end of this week or they'll have a dozen consumer complaints by Monday. Then they wonder why no one want to buy a home in raggedy Dirty Detroit because the people you have to deal with are all crooks and liars. Lastly, the company that put the fence up the Detroit Fence Company did a horrible horrible job. The fence is crooked and gaps all around the house but when you're dealing with businesses in Detroit you get what you pay for and i would NEVER do business but as their rude secretary said to me, "we've been in business a very long time" but as i told her "it's alot of bad businesses that have been in business a long time".
