Some of the NASTIEST, disrespectful, discriminatory group of women I've EVER ran across. They were very deceitful during the application and credit approval process, which ultimately altered a decision to move forward with renting with them. They basically will steal your deposit, intentionally leave out important information about your lease agreement, make FALSE claims against you, and intentionally ignore/block your phone number to avoid dealing with you after they've stolen your money. The property manager even walked up iny face as if she was going to assault me, and I'm 6 months pregnant!! We have already contacted a lawyer about this unfortunate but obviously occasional issue. DO NOT! DO NOT! DO NOT RENT FROM D&D REAL ESTATE HOLDINGS!!! READ ALL THE REVIEWS FIRST! If you want to avoid confrontation, a headache, and being financially robbed STAY FAR AWAY FROM THESE WOMEN!!!

I'd give them a half star if I could. They are highly unprofessional on all fronts- their office folks are rude and not honest, the maintenance might give a 24hr notice but probably not even that, and the way they handle business is unacceptable. If you're a new renter, do yourself a favor and don't lease with these guys, they WILL take advantage. 0/10 recommend
I filed an application just recently online. I was charged 3 times. I brought my bank statement in to the office as requested and it even showed the 3 charges for one application. I was reimbursed for one charge and not the other. That still leaves two charges. Then when I went in to the office they said that I was approved. Than the next day I get an email from them saying that I was denied because I owe Alliant energy 900.00 and because I owe social security 17,000. However the social security thing is still up in the air as it is being reviewed and the Alliant thing I'm on the budget and still have electricity. So I don't know what that is about. I too have been hung up on and told that they don't refund application fees. I don't want my original application fee refunded. I want the extra charge refunded.
5/5 stars up until the point yesterday where our deposit money fell through last minute because we couldnt do it electronically (we are from out of state and dont have local banks) then we became and I quote "A waste of his time". Turns out this morning everything came through okay but we will NOT be renting from him. We found a better place 3x bigger, for less in Coralville with Westwinds. Very unprofessional and overall rude. Do not rent from this company.
Previous positive posts were written to maintain a sense of good will between management and I. This good will has slowly eroded to a a total lack of respect for this outfit. Rather than dwell on every issue, I have decided to highlight the most egregious complaints. This company does break the lease if it feels the slightest way to profiteer. The companies employees are rude and condescending most of the time. The property is an eyesore in the beautiful area it exists in. Trash and garbage are clearly visible from the street.And many more.
The person never even showed up to do the showing of the apartment worst almost hour of waiting in my whole life nice to know that they don't want people renting from them
I wouldnt recommend this company to my worst enemy. When we moved in they were intrusive, In our apartment almost every other week, I found bugs, but they never did anything but have a guy come out and put up traps, our kitchen sink backed up the first few weeks we were there and it happened on a weekend and they didn't do anything about it til the next week, we have a leek in the gutter along the roof so that when it rains, it just floods the side walk, we have reported it but they never fixed it in the 11/2 yrs we were there, the gate that goes to the court yard was busted, a neighbor fixed that not them, they had garbage all in the back lot that had been there ever since we got there, i picked that up, they didn't renew our lease, so we were month to month. they don't enforce the parking arrangements. we have stickers on our cars but it didnt matter any one could come and park in our lot, people would consistantly block the drive ways, and then they never plowed after snowing yet other properties are supposed to have their driveways cleared within 12 hours after it snows according to the lease, our windows would never lock, we had them come out and look at those and they never fixed that, our tub doesn't drain properly, there is 3 inches of water in the tub even after we took showers, i put in for maintenance all they did was bring a plunger and snake and it still didnt drain. final straw was when new neighbors moved in and they blocked one of our cars in, and we called them and the police, nothing was done, and if there had been an emergency we wouldnt have been able to get out. we also called the office and they didnt do anything and yet in the lease it states we are not to block any parking. Rasied our rent without notification although they say sent it out they never did, and we were charged for dog clean up when there were other dogs on the property, and they say no dogs larger than 20 lbs, yet there is a rottweiler in one of the apartments, and another mix bread and i have pictures to prove all this. and now we are out because we are month to month and no reason was given. they said the owner said we had to move. ok we.
Receptionist has hung up on calls about issues multiple times. Was recently told "we don't have time to handle this" in regards to giving notice of entry. Reported multiple issues with the property and so far none of them have been addressed. Repeatedly only contacts one of the residents of a 3 bedroom appartment regarding issues despite multiple times asking to be notified. Lied to us about central air in the unit and only would provide one small ac unit in 90+ degree weather.
Very very rude office employee. These employees represent this company so bad. They are all about making money without giving much service to the tenant. Don't rent these apartments. I would not have given them any rating if google would have allowed.

A Woman In The Main Office Is Rude And Will Speak In A Condecending Manner Over You. Wasted An Entire Week Of My Life With This Company. Words Of Advice. Don't Waste A Minute Of Your Time! Many Other Agencies Out There. CALL THEM PLEASE!
They don t care if your FREEZING COLD in your apartment! The heater aides DONT WORK/ARENT EFFICIENT ENOUGH TO HEAT YOUR HOUSE! They are very Unprofessional in the office! A lady named TAMMY will just talk over you on phone. Maintenance are lazy they put no salt on the ground when ice hits!! Company is just outwright terrible wish I never moved here!!!!
I've not had any problems with management, they've always been professional and courteous to me. I believe the heat issue is bc the apartments are very old, same windows from when they were built (1975?) they do not keep the cold out, the wind blows my curtains away from the wall! Floor board heating, directly under the windows is simply not energy efficient AT ALL. They need to be updated or lower rent. The only utility we pay is heat and our money is literally going out the windows. My shower tiles (also from 1975) are falling down daily, my first maintenance request resulted in maintenance caulking them back in place telling me I would need a shower replacement. 2 weeks later I still had tiles falling down. I put another request in 2 weeks ago, maintenance came to assess last Thursday and said he would probably replace Monday or Tuesday. Wednesday I called and was told it would be done by the end of the week but Friday still no new shower, tiles still falling and the wall is still crumbling, clogging my shower drain. I'm very frustrated but overall I've not had a terrible experience. I do recommend seriously investigating the management company reviews and average billing before renting from anyone not just D&D. Had I done so, I probably would've went elsewhere.
Trash company. I will never rent from them again. I will take you through my personal experience and try to sum it up, not like anyone reads or cares about these anyways.
2015: I needed an apartment fast as I had a buddy finishing his schooling and was looking to room with me. Settled on the Robinwood location. Fair price in what for the most part seemed like a safe location. The units were also being renovated so at the time it seemed like an ok choice. I call set to set up a showing, the head person who I don't recall, no shows. I was lucky enough that the maintenance guy Dane was there doing renovations, and he was happy to show me around. Ok, stuff happens. No biggie. I go to sign the lease and the same lady who no showed me, revealed that they had recently taken care of a bed bug problem literally just as I was about to sign the dotted line, and I was to report to them if I encountered any lingering problems (thanks for the heads up). I decided that as my future roommate was literally moving into town the next week or so, whatever, we just had to deal with it. When it came time to move in, I had to do so late at night due to working 2nd shift, THEY GAVE ME THE WRONG KEYS. Dane was very helpful and helped the situation deescalate. Also being in a ground floor unit, we were told we may be disturbed with renovations being done in the unit above for an estimated month. This was in early August. Working 2nd shift I was constantly woken up until right around the end of October/beginning of November. It sucked but ok, stuff happens.
December 2016: Had my car hit and run in the parking lot. No cameras despite the sign posted.
2018: Our ceiling paint literally started falling down in chunks from god knows what reason.
December 2019: Had someone break into my new car at 5 am, and had a gun pulled on me. Once again, no cameras. Took months for them to even put up security lights.
2016-2020: Fairly uneventful, my original roommate moved out and a new one moved in. Any maintenance requests usually took a little longer than expected to get to, anywhere from a few days to sometimes upwards of a week+.
The moving out process was literally the biggest pain in the butt, especially with the pandemic going on. It also did not help that the former roommate who moved in was also trying to be a dead beat. When trying to speak with the management about the situation, while just asking for options or advice, as I had never encountered this situation before, (not looking for freebies) I was consistently berated and talked to condescendingly as if I had been a dead beat tenant myself. 5+ years, no missed payments. I understand none of this was their problem and I'm sure they probably get a lot of issues from tenants not trying to pay rent, but when a tenant is JUST ASKING FOR INFORMATION, for gods sake a least treat them like a human being.
That being said, Tami was very helpful in trying to right the wrong of whoever I spoke with originally. She was understanding and tried to point me in the correct direction or what actions to take. Thank you, but your counterpart in the office simply sucks.
As far as getting the original deposit of right around 675ish back, they incorrectly charged one half of our months last rent when it had been paid up, cleaning charges (which I don't disagree with) and other small fees. The final sum we got back was right around $200 which reading from previous reviews I'm not surprised. They also assured me that even though the deposit check would be in both our names, I would still be able to deposit it, despite my former roommate going off the grid. Nope. my bank says I need her signature, too bad. So basically I have a meaningless check that I won't be able to cash, they won't write a new one and thats that. See ya later.
Thank you to Tami and Dane, for what little positive interactions I had. The rest of you, well, I don't know. Roast me, discredit me, whatever. I don't really care. I will avoid your property like the plague and definitely recommend others do the same.
I waited to post my review until I could say I completed the entire experience. Originally, I moved from Montana and they made moving in with them easy even from a distance. I was able to take care of the application online and the deposit through the mail. There was a little mix up when I arrived, but the staff quickly fixed it and I was still able to move in on time. I believe that I have been polite whenever I spoke with the office staff, or the maintenance and they always acted professionally and polite in return. The maintenance guys were lightening fast and I had any fixes done usually within 36 hours of putting in a request. The building I was in was old, but well maintained. I didn't have any complaints about the maintenance, or ladies in the office. It was just sad that they didn't have any property that allowed dogs. At least not in the area that I wanted to move to. Renting from them was great and I'd rent from D&D again. I read about some people complaining about their deposit not being returned. It is part of why I waited until I was relocated before posting a review. My apartment was spotless when I left and I left it in excellent condition. No problems. D&D treated me fairly and I got my deposit back. What money they did keep was itemized on a receipt. I think the charges were fair. If I have to move again in the future I'll be checking out what D&D has available. Thanks for the great experience!
I have NEVER been more frustrated talking to a place of business than i was with this place! Mandi called me and left a VERY condescending, INVASIVE, and flat out RUDE almost 3 minute long voicemail about a minor maintenance repair they are wanting to do. I returned her call and expressed that her voicemail was rude and unnecessary and she immediately became combative and condescending and started talking over me. I was trying to clear up the issue rationally and she KEPT cutting me off saying things like "oh, you must be having a bad day". It was clear she didn't care about the issue at hand. It got so frustrating that i had to request to speak to someone else. Tami then got on the line and she handled the matter professionally. Mandi has 0% professionalism, 0% customer service skills and obviously 0% common sense or courtesy. Its baffling how she even has this job. Looking at some of the other reviews i see i'm not the only one that has had to experience her rude and disgusting demeanor. There are some other things i don't like about d&d but this one sticks out the most to me. I'm giving them 1 star because 0 wasn't an option.
Do you guys accept people with bad credits and evictions? Everybody make mistakes. Things happens in life to people. I hope you guys give me a chance. I have enough money to pay the rent.
Awful customer service. Doesn't return calls. Talks over you when you're trying to explain things. Tried to charge a late fee for me moving in mid-July. Heard if you pay on time they're generally good, however I've had no problem with payments and still would not recommend them.
I am currently looking for some place else to move. I used to consider my apartment a home, I have lived in it for over thirteen years. Last year DanD purchased the complex and it has all gone down hill! To save repetition... Everything in almost all the other reviews has happened to me in some way. Rude office workers,problems with maintenance, made up accusations, no up keep...on and on!!! Simply put...SLUM LORDS!!! STAY AWAY!!!
People in the office were unprofessional and not helpful in the least. They told me I'd get a call when our application was done being processed, I never did. I had to call and go in. We got denied for driving infractions. My husband had a bad driving record and a 5+year old minor assault charge that was resolved. They told me none of it they could actually deny us for, but all together it looks bad and they decided they didn't want to rent to us. So $60 application fee down the drain. She said she would email me the denial letter which had the background check on it and she never did that either. It had my name on it "dear kaylee" and wouldn't send it to me or give me a copy. They are withholding information in other words. So I wouldn't recommend d&d realestate. There are lots of other rental options.
They try to change the rules or demand things like they have the right when its not on any lease. They don't communicate back when you need to talk unless it benefits them. They will use anything they can to rip you off. I'm looking into things more with a lawyer about how they are running things. They don't respond to my emails.
I was originally interested in one of their apartments. I was told I would be contacted by the end of the day. I did not instead they string me along for a week and I was forced to deal with a rude older women who did not care that I hadn't heard back just to repremand me for coming in. A week later I finally hear back from them that I didn't get the place because I didn't have three times rent in disposable income even with a high credit rating.
Giving 5 stars as I had a completely reasonable experience with these guys. They weren't intrusive and fixed any maintenance issues very quickly. The realty company is great, but you have to look into A) what you're renting and B) where you're renting it at. Any issues I had usually had to do with the part of town I was in, but the company themselves were solid.
First, I want to state that I rarely leave a negative review for anything unless it is warranted.
On D&D's website they state: "if anything goes wrong at one of our units, we respond to the problem immediately. Our tenants love the feeling of safety and security that comes from knowing that their concerns are always listed to and that they are respected by the management"
This statement could not be further from the truth!
My husband and I rented an apartment with D&D Real Estate for two years. When viewing the unit before move-in, the carpets were severely stained and we were told they'd be replaced before move-in. When they learned we have a cat they stated they wouldn't replace them until after we left.
Unfortunately, on move-in, we had to deep clean the entire place (filthy bathtub, fixtures, counter surfaces, sink, and kitchen). The carpets were cleaned (yet still stained) but it didn't appear that anything else had been cleaned. There were numerous minor repairs to doors and closet fixtures that we made ourselves as well as other issues that we did not repair (broken light fixture, screen door, etc). These and other items were notated on our move-in condition sheet and e-mailed to D&D. We were told via e-mail that repairs would be made by maintenance, which after three requests and 2 months' worth of time - no one ever came.
We had no issues after move-in with the unit itself and gave proper notice of our move-out date. We paid rent each month on time, caused no issues to those in our building, and even agreed to show our unit to a prospective renter when the property manager of D&D couldn't be there on a Saturday afternoon.
Upon move out, we left the unit in immaculate condition compared to how we found it. A month later, we received a letter stating why $380 was withheld from our deposit. Things like broken blinds and painting were included, which we take full responsibility for. However, $250 withheld for "urine" D&D claims they found on the carpet is what we questioned because our cat has never urinated or defecated outside of his litter.
We were confused because we were under the impression (from recent conversation before move out) that the carpets were to be replaced after we vacated. We inquired via e-mail as to where the "urine" was found, and the answer to our question was avoided and we were accused of leaving the apartment in poor condition. The property manager listed reasons (stained carpet, dirty bathtub) that had already been noted on our MOVE IN condition sheet. It is obvious they needed a reason to deduct from out deposit instead of investing and improving the property.
We've tried calling on at least 5 different occasions to have our questions and concerns addressed (which we were instructed to do in a letter mailed to us about our deposit) and have been ignored and told someone should be calling "any day now." Well it's been 2 months and that day hasn't come.
The integrity of this company is questionable and I wanted to share my story so that others can avoid a poor experience. Please consider renting with a company other than D&D Real Estate.
Multiple fights have occurred, not a safe place to live at the Pioneer Ave apartments. Police have been here over 40 times in one year due to fights, robberies, domestic violence and other issues. Management only cares about the almighty dollar. During the Covid-19 crisis, they told everyone to "contact the United Way and other local agencies for rent assistance". Complete lack of empathy and total disregard for humanity to do so. Maintenance is non existence. Took multiple complaints to get outdoor lighting for the parking lot fixed during an icy winter and after our car was broken into. Cedar Rapids needs to crack down on this and other property management companies. They are complete and total slumlords.
I haven't experienced anything negative from renting thru d & d. If I call maintenance, they are either here the day I call or the day after I call and fix everything in a timely manner. They're always polite and so are the women in the office. I have had quite a few issues in my apartment but I understand it's an old building, as long as it gets fixed in a timely manner, I'm happy living here.
After I moved they sent me a bill for $100. I looked it over and they said I paid $350 deposit, when i actually paid $500. Asked to have the $50 they owed me back. They refused and then stopped replying to my emails. Theiving slum lords.
My niece rented a apartment from these people and they gave her a 7 day notice right in the middle of this pandemic. D&D are a disgusting hateful and heartless company. Save your money and go elsewhere.
I should have read the reviews before renting from D&D these people yes are very rude and completely unwilling to work with their tenants. I had recently endured cutbacks/less hour's at my place of employment I had never previously been late on rent for 7 months, Oct I needed help from General Assistance to help pay rent Jillian and D&D would not accept General Assistance or wait the 15 day's it takes General Assistance to disburse payment, leaving me out on the street and homeless because I was evicted, my apartment a month and a half later sits open not rented, they could have had guaranteed rent let me get back on my feet which I now have done so, instead of leaving me high and dry. Very poor. Our building was bought out by D and D and we have had nothing but issues since. They charge $25 to call their "emergency maintenance line" if it is not an emergency. (You can hear it on their voicemail). What is an "emergency" as someone who works in health care I feel my shower being broken is an emergency considering I could lose my job if I am not clean. So many issues with this company including office people who were rude. Rent elsewhere. I miss my old landlords :(
We submitted our applications and everything seemed pretty straight forward, communication was great, and when we asked what all was needed we were told everything was good to go and we just needed to wait. Some time passes, and over the course of 24 hours, the unit we were looking at went from nothing to flat out rented right underneath us (alright, that's fine). The voicemail I received didn't end their, however, moving on to a request for proof that we'll have work within the area by the time we move in - ok, also fair, but a bit last minute now. We have some applications in, should be hearing back shortly, cool. I call to the receptionist/admin assistant, to be told that now we're expected to provide proof that we have income within the last thirty days from that immediate area, specifically, and that all other accepted and reviewed information relevant to that was invalid. We had clearly expressed our situation prior and none of this raised any flags on their end, we were told it would be an easy process, and were even told that a letter from a future employer in the area would be accepted stating (in laymans), "Hey, so-and-so will be starting as of ##/##/2019, will be making $#.## to $##.## an hour, and will be working ## hours a week." There will be no refund of the application fee, and any prior miscommunication is basically our problem, not theirs.
Be extremely cautious if you wish to work with this company. Some things I can understand, but the utter lack of flexibility and consistancy leaves a lot to be questioned. Honestly feeling like we just got used for the application fee.
This office manager assaulted me and refused to fix anything in our apartment until illegally attempting to evict us. Luckily lawyers are smarter then these people, go anywhere except d and d unless you want to be treated like you live in a slum and like trash.
Would ONLY rent from D&D if it's short-term and you're really in a pinch to find a place! The women that I have encountered in the office are incredibly rude, demeaning, and treat the tenants issue as if it's a joke. After we moved out, D&D tried to deduct nearly $300 from our security deposit for made-up reasons. (I provided receipts for professional cleaning, etc. and was still charged) I called and emailed the company several times and waited several days for them to address my issue and FINALLY got a fraction of my money back after providing proof and growing tired of the fight. Living in an outdated and musty apartment and fighting for reasonable treatment from the staff is NOT worth it.
They should be more willing to tend to the needs of their tenants; WEAR AND TEAR DOES EXIST. and they lack positive customer service skills when on the phone. Also, if you don't want to deal with extra stress and charges when you move out : don't move in.
I had just moved in after looking for 3 months...there were some things that needed fixed and maintenance was here the next day and it is fixed!!! I am very pleased!
They are good about repairs, however they lost paperwork and then put the burden on me to fix it. When I explained I already gave them the letter from my doctor for ESA, they said they don t have it and I have to contact a doctor that I m not covered under anymore and go through a complicated and unnecessary process or I m in violation of my lease. Just went to turn in the paperwork and they told me I needed to get it signed by the doctor. I tried to explain that as I told them before, the doctor who prescribed my animal lives on the other side of the country and I had no way to fax them unnecessary paperwork. I went out of my way to send them my letter WHEN I APPLIED and it took until my 90 day review to say I didn t have any documentation. I m being punished for their incompetence. I ve been here 4 months and can t wait to move.
