The manger Michael Hernandez is ...a slumlord... violent person properties trashed we have SDFD that comes m-f on trash shoots that are on fire he lets people who doesn't live here into property that sleep in courtyard and breaks into apts . He doesn't fix anything in apts and he's known try put hands on women here .exspecially handicap women.... He's a nightmare that's been brought to conam attention and he's still here.. He charges people on housing rent still even though it's been paid... He goes into apts and goes through people's things. He's actually come in when I was asleep with threats and now .. Giving out three days notices like candy... So why .. Does this company allow this man to even work here... I've got a lawsuit going now against Conam for Michael Hernandez abuse and threats as he has turned off my electricty to my water.. . I'm over this place and him but I'm going to sue them for all of this . He's a slumlord.

This is the most incompetent "management" I've eve...

This is the most incompetent "management" I've ever dealt with. They have poor to no communication, have NO organizational skills and lie . They performed a hostile takeover of our complex in January and SYILL have no payment portal. When we ask about it, they are "as frustrated as we are". They decided to raise the balconies by 2 inches thus spending thousands of dollars for nothing. I have contacted my Attorney General's office about them.

However that is just the tip of the iceberg, when it comes to pay, their accounts payable team is the worst. They give you the run around and dont care. DONT do business with them.

I`am in St. Regis Park and this place is going downhill, ther is no manager, most of the apartmants need somethings fix and the maintance guy does nothing he comes to your apartment and says "i jest came to see what needs to be fix, im going to get the tools, be riteback" and he never returns. Whith no manager and the office closed al the time, ther`s nos hope for this place, thers loud music, a bunch of kids on bike on the zidewhalks, trash outside, its terrible and sad that the company dont care, my apartment needs repairs and for 4 months nothing is being fix.
I need a copy of the rent contract for my son hou is in the army he needs it asap for the army is ascking for it and whith the office close all the time ther is no way to get it. It was so difrent when Luis was manager.

They are the absolute worst! If your property is owned by them I feel sorry for you. They do not fix anything and when they do its half-a... On site property managers and staff are rude and uncooperative because they are spread so thin. Our complex has over 100 units and there's only 1 maintenance man who is constantly "too busy" to do work on orders I put in months ago. If I could afford to move I would.

Been a resident for 7 years and now no onsite manager and the maintenance man has the same hours I m a sick person with heart and lung disease and still with 2 weeks asking for a bulb for a light,air conditioning isn t working instead of calling people that can do the work because he said he isn t a technical but and maintenance man has a ohmmeter but because we re here in San Ysidro mostly Mexican we re treated like we live there,property is seven years old but looks like 30,maintenance doesn t do their job,landscaping doesn t and seriously I m tired,this is a business we pay we should have what is why we moved here the amenities but we have less and less each year,I m not going to go down that road.

The most unprofessional staff I have ever had to deal with. My apartment was GROSS FROM DAY 1. I was told they would fix the issues, but later told that it was rented as is . Roaches and Roach droppings everywhere , so many things broken, excessive rust in the bathroom, holes in the walls, and it was not cleaned properly. When I complained about the roaches I was told that it was not that bad ( they said there were other units that were worse). I reached out to the person over all the Orlando communities and he never returned my call. They obviously don t care. Don t waste your time or money . They wouldn t even allow me to move into another apartment unless I paid more money. Ridiculous.

My experience here at northside commons is something that I have never experienced in my life. This place is infested with rats, mice, field mice however you want to name them. It is infested. I have called corporate and the on site manager and no one will do anything about it. I am so disappointed. I will never move in anything low income, affordable housing or anything like this again. Just because it's cheaper you have to share it with rats and roaches. The whole corporate office ignores the fact that the Northside Commons Apts. Townhouses are mice/rat infested.

I live in the Hemet Vistas and it is Managed by Conam. It is the worst place I have EVER lived. Drugs being sold,loud tenants, Fights,Vandalism, trash everywhere and very disrespectful Management. They do NOT care about the honest residents or even care to listen if you are having an issue with another tenant.( Who is violating the lease) and the surrounding peace. The tenants above me are so loud. And constantly run, skateboarding and jumping....that my pictures flying off my walls. I have complained over 60 times since I moved in 17 months ago and Management does not care at my concerns and issues with these tenants that are violating the lease. It is not a place to have kids live at all. The only thing this Management Cares about is the rent check. I've never been late on my rent, EVER. I went 15 months with Mold in my carpet (that was never cleaned) like promised upon moving in. They finally fixed it when I practically begged them for 12th time. Roachess,Roaches Roaches Everywhere!!!
Worst place to live. It is not kid friendly or safe!
Save yourself the misery and rent from someone else!!! Just because it is afforadable, it is not worth your well being.

Just read on Todd Stearn that a Veteran tenet was told to remove his American flag. This is not acceptable!
A veteran fights wars in other countries so those people may have freedom to fly a flag they are proud of, also so someone else can say they are offended by the display.
People that come to the USA should assimilate as Americans.
The people accepting federal dollars never seem to mind that paycheck.

You will end up fighting a war on our American soil. If you think war is brutal and unfair, that bystanders get hurt and killed, wait til it comes to a neighborhood near you!

I would like to know what the laws are on raising rent. ConAm came in and bought out our complex, did a lot of renovations (new stove, fridge, windows, furnace, A/C) I resigned what i thought was another "lease" and come to find out I am on month to month. I am not the only one in the complex that is being told they were on month to month and not an actual lease. I came to find this out after another friend and tenant was told their rent went up by over $300. I called and asked questions and asked why i wasn't told because I also found out my rent was raised as well. They said that CHFA raised it as of the 1st of June but we were not given written notice, their response was " you're on month to month and we don't have to notify you." The ladies that were in the office prior, who had close connections with most tenants, apparently "found better jobs" no notice or anything. They are potentially putting many single parent families, disabled and elderly individuals on the street if they can't come up with the new amount for rent. HOW IS THIS LEGAL??!!

The owner is a shady lady you cant trust any of them her manager entered my apartment without a 24 hr notice through my personal property on the floor then came an got me to sign a hand written note saying they can clean the mess on floor he just made without my permission before hand then wouldnt let me get my personal property out of my roon said he would make sure everything was safe ive got 10 witnessed to that statement guess ill have to?

There is no parking except for "handicapped" people, many of whom lie about their supposed health problems so they can have reserved parking. Other elderly tenants are forced to try to find street parking, often several blocks away. It is dangerous, especially for older women alone at night. Tenants must choose between never leaving their apartments, or being potential victims of crime by having to park on the street. ConAm does nothing but tell us they are complying with Fair Housing laws (by allowing only "handicapped" tenants to have parking spaces). They do nothing to alleviate the parking problem to keep ALL tenants safe.

This is the absolute worst company you can deal with as a resident. They are a complete embarrassment in more than one location as you can clearly see by the majority of their reviews across various sites. I feel the need to expose their bad business practices and overall negligence at the Toscana apartment complex in Rancho Del Rey Chula Vista. Myself and my family have been residents of this horrible place for a little under a year. I have documented everything from before we signed the lease to the day we left. The apartment was full of nasty pests all the time and every time we told their onsite so-called management about it they either made excuses for our concerns or stated they would get to sending their maintenance people to fix the issues we raised but lagged WEEKS and in some cases MONTHS to do anything. Our upstairs neighbor s apartment started leaking into ours on one occasion and we kept requesting they send someone to repair the damages because there was literally water pouring from the ceiling onto the apartment s rug and onto our furniture and belongings. They gave us the run around until we forwarded an email and even then they took MONTHS to send some handyman over who didn t even do anything once he actually went except bring a fan that ran up our electricity bill and didn t fix the mold that had been caused as a direct result of their negligence! Not to mention that they exposed my infant daughter to these conditions thereby harming her overall health and well-being at their mediocre apartment. The apartment s walls are so damn paper thin that you can literally hear your surrounding neighbors entire conversation. Unfortunately we had some horrible and I mean HORRIBLE neighbors that surrounded us. The upstairs neighbors smoked weed and the smoke constantly blew to my bedroom where my infant daughter slept. The apartment management and their corporate knew about all these complaints and never did anything about it. The neighbors right next to us were a group of students it seemed and they were always up at really later hours past 3am some days partying constantly slamming their front door walking in and out of their apartment laughing, yelling, running. Just a horrible experience living at this place. The neighbor right below us had several dogs that she constantly left alone in the apartment constantly barking..like nonstop barking for hours on end when people are trying to sleep..just a total nussaince. There was several times when we feared for our very safety in this apartment because more often than not - there was some domestic violence incident that was going on around us. I have so many videos of how the crazy neighbors we had screamed at the top of their lungs to each other during late hours of the night and sometimes even in broad daylight being ratchet. ConAm management allows all this to happen to their tenants because they simply don t care about anything other than robbing people of their money after they finish their lease like they are currently trying to do to me and my family making up that we damaged the apartment s carpet when we have evidence that the entire apartment was damaged from before we entered it and it only got worse because they purposely neglected our requests for repairs and maintenance. It is clear that these people at ConAm management and Toscana apartment complex just aim to scam tenants and retaliate towards them like they did to us for voicing our concerns. Beware because they utilize raising your rent as a retaliatory tactic to force you out of your apartment like they did to us. Make sure you document everything like I have so that you can file a lawsuit against them for wronging you like they have many other people in our communities. Some of these victims are older people that are disabled, infants like my daughter and I can t even begin to imagine how they treat people that are not from this country with limited understanding of the law. This company is trash with trash representatives that don t even bother to respond to your concerns.

ConAm Property Management Company manages The Ridge Apartments at San Diego. This company is worthless!!! Read the reviews before renting from any of their properties!!! Who ever owns this complex needed to re-evaluate their working relationship with this property management company! They are letting this property turn into the ghetto!!!
REGARDING: THE RIDGE APARTMENTS AT SAN DIEGO
One bit of advice before renting at The Ridge...DON T!!! Do yourself a favor and visit the apartment complex AFTER 5pm, or after 6pm. Visiting the apartments during the day can be deceiving. In the evening and into the night you will witness many children running around, terrorizing residents, vandalizing cars and destroying property. IF you choose to rent, be sure to also rent a garage. Parking is scarce and you will risk having your car vandalized or broken into by the characters that live in the complex. There is NO security at this complex. The location is great to get to the base quickly, but that is the only bright side. This apartment complex is extremely LOUD!!!! If you are seeking a calm and wholesome place to rent or raise your children, this complex is absolutely NOT the place to call home!

ConAm recently purchased our apartment complex "Park Tower Apartments " in Santa Ana, CA. Since then, they have done absolutely nothing for our complex or tenants except start a paint job that has now stretched on for over 3 months. They appointed a new manager and she is just overall terrible. She is extremely rude to all of her tenants and makes no effort to fix or have someone repair our issues unless the city is somehow involved. I myself have been asking her to fix my screen door 6 months now. Yes, 6 months. It is a very simple request. On top of that this was during Summer that it went unfixed and I have a small child who had to deal with the bugs as well, because our A/C is also not working and never has. We have no maintenance on hand so you see piles of trash overlapping the cans on a stretch of days to weeks at a time. No locks on the front gates and we have had issues with homeless people camping out in our laundromats. There is just so much more and I'm not the only one complaining or aggravated, it's all of the tenants. I hope that this review opens your eyes to what some of the problems we encounter at this complex and you fix them asap. Starting with removing the manager and hiring someone with a heart.

The management coming from his company is horrible. I am not sure if it is the staff at Prado Apartments in Mission Valley, or ConAm themselves, but the way that they run their business is not acceptable, and clearly they forget that this has to with actual people and it affects quality of life. My experience at Prado was not good. We were not told moving in that smoking was allowed on the property/decks and we had a neighbor underneath us chain smoking at all hours of the day so we could never open our windows. The leasing office had random closures so if I took the time to go get a package I had to "come back later". The office being open 9-6 was hard enough for a working person, so the constant closures were really upsetting. In the 10 months I was there, the office went through about 4 new employees. Someone didn't show up for my exit walk through until i called the leasing office and reminded them to send someone over. Whenever I had an issue or needed a call back, I rarely ever got a call back and had to continuously follow up despite being promised I would be called back. The lack of communication was consistently terrible. The best correspondence I had was after I left with new girl in the leasing office who actually called me back when she said she would! Shocking! To top everything off, after I left Prado, it took me OVER A MONTH to get my measly $118 deposit check back from ConAm in the mail. It is currently May 14th, and I left the keys on April 8th. I am convinced i would have never received it if i hadn't followed up with Prado for about a week and a half. So that issue is more on ConAM than Prado which is why I'm leaving the review here. The fact they charged for $75 for cleaning, $60 for carpet cleaning, and $13 paint for someone who was there for 10 months and barely did anything to the place is ridiculous considering that the place was not in great condition when we moved in. DO NOT MOVE TO ConAM properties.

If there was a minus star they would earn it. Especially for WES in compliance for the senior citizen low income tax credit. I was on their waiting list for 7 months had an apartment assigned (405) but was never asked to come down to VERSA and sign a lease. ON the moving day I was told my employer had not responded to yet another income request. They take (Healthmarkets in San Diego and Texas) 10 days to respond yet Con AM is telling me (Vanessa) that they had been inquiring to Healthmarkets for 3 months and they had not responded (Hello why not tell me and I can walk back in the office and get Maddie to print it up?)
My daughter arranged for a mover, and she arranged for moving help and on the 30th I was told I was not eligible and that my total income $33,800 was over the limit (thanks Laura) actually 39020 was the limit. I was misinformed my unit was given away and I was homeless nice work ConAm. Nice people huh? And I was left homeless again. Thanks SDPD and Mayor Falconer

This is a bit pressing as the rent has been increased $119 with no renovations, safety "gate" constantly remains open, missing fire alarms in hallways, laundry rooms have no minimal upkeep, constant drug activity and lack of communication.

Property management office is unconcerned, unresponsive to concerns, Slow to respond when and if addressed. Does not answer phones and return calls until the end of the day, if at all. They do not commumicate with each other regarding voicemails. Allows tenants to disturb neighbors with loud music then expects you to prove it instead of observing what is occurring everyday at thw same time. Glad they will no longer be managing the property.

I'm in apt.17 on Camden I had one major flood may 27th and a desireflood in master bedroom June 13th I had to stay in bedroom during desires drying process there has been two wet spots one in eachbathroom every since may 27th I've reported this to my manager Cabreielle on six incurable I've been getting I'll and worse since then I was almost admitted to hospital last night my breathing is getting my body so bad I've been on prednisone antibiotics I'm on a breathingcmacine and inhalers no one has been in here to check out what's going on my base trimming for my bathroom tub has not been replaced since may 27th there is moisture in that bathroom and also the front bathroom now I have a very high medical bill Cabrielle has walked right next door to my apartment and never checked on my unit after six notices that I saved that I sent to her about me getting I'll I feel like this is discrimination against the elderly and this is not ahabiti

I moved into a new complex in Oceanside, Mission C...

I moved into a new complex in Oceanside, Mission Cove Senior Apts. I have been here a month and have never seen such poor management in a complex. We have many issues and problems that are not being addressed after many complaints. This is a non smoking facility and there are huge amounts of smokers, smoking on their patios, in the common areas and right outside the front door Cigarette butts all over outside and some in the hallways. It was advertised they were proud to be a NO SMOKING facility . "no smoking allowed anywhere in or on the property" they advertised.. After 1 month of addressing the issue with mgt they have done nothing. I am allergic to cigarette smoke and chose this place because no smoking was part of their eligibility claims . Also it was stated no pets, and this place is full of dogs. I was told they are "companion dogs". They are running off leash in the courtyard, down the halls, in the parking lot and now they are pooping in the hallways and at the front entrance and in the courtyard. I have pictures of all complaints, even the roaches. Mgt set no rules for animals prior to moving in. I've had more problems here in 1 month than I had 4 years in my previous apartment that was wonderful. Only reason I left was huge rent increase.. . It is not a safe environment at all. There are many homeless in here that have issues. I am not the only one here who is very dissatisfied with the lack of concern by management to oversee the complex and enforce the rules. This is not a place I am proud to call home, nor do I feel comfortable inviting friends here because of what they will be exposed to.

My mother recently passed away from Cancer, and her mother before her. They were both exposed to pesticides. When my apartment became infested with roaches I called for 3 months to complain. In years previous, the previous management company provided non-chemical treatment. I came to the office and told the manager that I was going to schedule a treatment, that I could not live like this and that I was taking it out of the rent. I gave them a letter in writing 3 weeks ago stating this. They came to me the day before the treatment was scheduled and said that they had someone coming-to provide a chemical treatment. I told them that I could not accept it-that it had to be non-chemical as was listed in my file. They are refusing to pay for it-therfore forcing me to either live with roaches or be exposed to chemicals that could KILL ME. The EPA, Harvard Research Institute, Berkely and many other research institutions have found a link to cancer, childhood leukemia and pesticides. This company is a slum lord and is being reported to the housing department. People should not have to choose between living with ROACHES or RATS and exposing themselves to CANCEROUS CHEMICALS. Slumlords like this need to be driven out of BUSINESS.

I'm currently a resident at Independence Point apartments. I'm having an issue with our maintenance man. My infant son was getting out of our apartment and I asked the maintenence man to help me with my door. He told me that he couldn't because he had clogged toilets to fix. I then told my manager about the situation and I also informed her that I smelled alcohol on his breath. This isn't the first time that I've smelled alcohol on him. She told me to contact the regional manager Grace. I contacted Grace and left her a message letting her know I wanted to talk to her about the maintenence man. She didn't bother to call me back but instead asked my manager to follow up with me. I feel this is rude and that my claims are not important enough to even get a phone call. I will be contacting her manager regarding this issue. I feel as though this is not professional and that all claims should at least be heard.

Just moved into the building. Building neat and clean. Quick reposnses to my need so far. Luzmla and Jacob gave attention to my special needs with humility and timeliness. As a active 72 year old I have many expectation as I function on my own and they have been met. I have yet to see any bugs or critters, just a magnificent view. Thank you ConAm

At first when ConAM took over my complex; it was a very VERY negative experience. The former property manager would actually UNLOCK residence's doors to ask them to turn down their music - total privacy violation. Not that it's okay for a tenant to disrupt others with their music; but the fact that the manager would just use her key to enter your home whenever she wanted was very unsettling. She was terrible with any and everything she did. Her demeanor was rude and unkind. And she wouldn't do anything she said she would.

Now, we have a wonderful team. Vera, Michelle, and Debra have been wonderful. They are caring and always take care of any problem/question/concern that I have. I like to think I rarely have a concern but there have been a few times. They ensure maintenance is performed in a timely manner and they are always so cheerful. So although my experiences with the former manager was horrible, I'm happy to say that things have turned around and the wonderful team they now have running my complex is wonderful. I appreciate all their hard work! They are always smiling, and you can tell they really do enjoy their job by their work ethic. So thanks ladies-you're awesome!

Sorrento apartments phx AZ. I have never had such an unethical management company. I've made mistakes, I've acknowledged them, and the main mistake was expecting this company to be ethical. They neglected top provide notice about renewal of our lease and I'm convinced it was so we could pay extra fees as we thought it was 30 days notice and it was 60, they have notice that rent could only be paid online when in fact it could not be paid online. They accidentally applied our security deposit to rent and let us know a month and a half layer. 7 later they notified is that w never paid because they lost the record and all format employees were gone. Roaches. Lies. Avoiding legitimate fixes to maintenance issues. I will never live in a ConAm residence again. They know how bad They are, they disable reviews when they can.

i put in my application for the Ranchos Seneca apartments in victorville. and i lost EVERYTHING due to them not turning in my paper work. i didnt know it took 2 months to turn in section 8 paper work. ive been living at motel after motel trying to get on my feet . due to them not turning my paper work in i lost my section 8 . and im still waitting for my holding free

My mother moved into a community in which ConAm is the mangemt company. At first, having been in this field for many many years, I was not directly impressed. However, when I learned that they had received the contract, for my mothers residence, only five months prior to the opening of the building I realized that ConAm was far more ahead of the game then what I was observing. Like any organization I think it requires looking at the "culture of the company". What I know for sure is that they ConAm tries very hard to ultimately create the "best possible outcome" for all once realized. Not an easy task to do with an eclectic population of any sort including my mother (smile). Almost 2 years later they get my respect! Keep up the good work ConAm. Lastly, I personally have not seen a more dedicated and unusually kind "maintenance man" / truly a "building engineer" then I have with this property. People like Joe are far and few in between and are certainly assets that help bolster any company as well as creating a positive impact on that "corporate culture". He is a perfect example of let's "get it done" and if possible let's do it with a joke and smile.

I live in the Hemet Vistas apartments and talk about ghetto (the people they let in are worse). I pay my rent on time and keep to myself and insure managers and maintenance men freely welcoming themselves in to inspect my apartment and "assess my house keeping". At this point it has become an invasion of privacy and I'm ready to take all the documented issues like the mold they won't take care of and is a health issue and sue the company. Trust and believe there are plenty of people willing to do it with me.

I'm enjoying all of the training classes and also how involved the corporate office is with making there employees great. I can see myself growing with this company.
