I highly advise against renting from Case and Associates. I live in Cedar Ridge Apartments in Tulsa, OK. It's been a nightmare from day one. My move in date was moved back without explanation which left me living in my brother's garage for a month. Then the time I was to see the apartment and the lease was moved to 4:00pm on a Friday. I was unable to see this apartment before I signed the lease. I had read reviews. One thing mentioned was lack of parking. When I asked about this I was told they weren't aware of an issue with this. I was working as a hospice nurse. I carried patient information and two large tubs of supplies in my vehicle. I had to park outside the gate on numerous occasions which jeopardized patient information and increased the risk of theft. I took patient information inside but the supplies were too much to carry back and forth to my apartment. Due to time constraints I signed the lease and they gave me the keys. I couldn't find the apartment so I caught them 5min before they closed. No one offered to show me where it was. They gave me a map. Case and Associates has partnered with Rent Plus and it's in the lease that you are required to pay so much per month for them to report when you pay your rent. This is supposed to improve your credit score. According to the Credit Bureau you should never have to pay to increase your credit score. Rent Plus has been known to do hard hits on your credit, you're not able to see what they publish and it only raises your credit score by a few points over the course of a year. I was able to get out of that based on these facts. Another issue was the turnpike. Not knowing where my apartment was I questioned the noise factor. I was told I would be surprised how quiet it would be after getting a couple of walls between me and the turnpike. I have thermoinsulated black out noise reduction drapes and the noise is unbearable. I immediately asked if I could change apartments the day after I signed the lease. I was told I could but it cost me a couple thousand dollars. You will pay astronomical fees and deposits in addition to high rent. I'm here because I needed to be close to my family in order to help with my young grandchildren. In the middle of the night a smoke detector went off though I hadn't been cooking or burning anything. I was asleep. The alarm eventually went off but the red light continued flashing. The electricity in the living room was out and it blew the breaker box. I had my computer plugged into a surge protector in the living room but it still fried it leaving me without a computer. When maintenance came I found out all 4 smoke detectors in the apartment are hardwired so all of them were out. This was all caused because the batteries needed to be replaced. Your water bill is a separate charge but not based on a meter reading. They divide the bill between the number of tenants in the building. I'm very conservative and hope my neighbors are also. I have no way of knowing this. They have dog stations with plastic bags because everybody is supposed to pick up after their pet. These often run out for weeks at a time. Because I am an RN I see this as a health issue for my dog, myself, my neighbors and their pets. I used to don gloves, take a trash bag and pick it up. I will no longer be doing this I notified the office we were out of bags, and I had been picking it up. The response I received was, "So?" So I will no longer be doing this. Please stock the bags. Half a box was placed. Piles of crap were left lying all over. These are advertised as luxury apartments. They are made of cheap prefabricated material. The windows are drafty making it difficult to cool or heat. The baseboards do not sit on the floor as they should. Doors are misaligned whick leaves them uneven. My air conditioner went out three times during the summer. The pea trap where the hot water tank is kept needed to be cleared. If this had been done the first time it wouldn't have gone out two more times. The panel coverinngvthis area is supposed to be anchored with four screws. When the cover was put back on they angled 3 screws expecting it to stay in place. The fourth was missing and not replaced. Occasionally the screws would work their way out, and I would push them back in. One day I heard a loud bang. The panel had fallen off breaking the only corner at the bottom that was being held by the one screw that remained in place. That's when I discovered it's made of particle board. I'm also allergic to mold. I was constantly smelling mildew and couldn't figure out where it was coming from. While maintenance was changing the filter in the air conditioner one day I happened to be present. That's where the mold was. There is a water trap that was full. There are supposed to be chlorine tabs present. The water had to be removed and chlorine tablets placed. I've been late with rent one time due to a glitch in the payroll department in the company I worked for. Rent is late on the 4th. I paid rent, water bill and late fee on the 5th. I usually pay 7-10 days early every month. Oct 7th I lost my job. I was immediately granted unemployment. I had enough saved to pay Nov rent early. I was supposed to start a new position Nov 18th. I used the computer in the cyber cafe to complete onboarding early. My start start date was pushed back to Dec 2nd because not all onboarding paperwork was turned in on time by the corporate office, when I went to do pre-employment screening there was one RN that day to handle all appointments and the nurse in my Dr's office faxed back the wrong sheet showing my allery to the Inflenza vaccine. My Dr's office corrected this error the same day. As soon as I found out my start date was pushed to Dec 2nd I notified Tiffany in the office and told her I would be late with Dec rent. They refused to let me pay half and also wouldn't allow me to pay my water bill. She told me that was fine and to just keep her updated. I started orientation for my new job Dec 2nd and found out I would receive my first paycheck Dec 20th. When I told Tiffany this she informed me she would be contacting the Case and Associates attorney on Dec 18th and filing a Notice to Evict even though I provided documentation of the circumstances that caused my start date to be pushed, and a copy of my signed contract showing how much I make per hour. It would cost me $160 and would go permanently on my record. They would not accept partial payment or a post dated check. That's how greedy and cut throat this company is. I am a model tenant. I'm a well educated professional. I don't break the rules. I am kind to everyone. I have a very well trained service dog registered in Search and Rescue and Cardiovascular. The only time she barks is if someone knocks on the door. She visits patients with me, and I help anyone who needs it. I know my neighbors and many of us have swapped phone numbers in case we need anything. Tiffany suggested I take out a loan or borrow money from someone which I find unacceptable. I do not use credit cards or revolving accounts. I observe people closely. Tiffany is all smiles and pleasant to anyone who enters the office except Case and Associates maintenance workers. She doesn't acknowledge their presence, doesn't ask how their day is going or express gratitude for the job they do. I do every time I see them. She has said rude things about residents in the complex the second they walk out the door and will discuss your personal business. I've had to spend a great deal of time in the Cyber Cafe due to the incident with my computer. I think she forgets I'm there. I've also heard her be demanding to the two new employees in the office rather than asking that they do something. I don't care to deal with fake people who lie, are nice to your face then talk about you and others behind their back. I've been a supervisor. You should treat people with respect always. I've done research on the family who owns Case and Associates. I then talked to Landon in the corporate office and explained my situation. He did not care. He cited the Fair Housing Law as the reason for the Notice to Evict on the 18th knowing I would be paying on the morning of the 20th. I worked corporate law before getting into medicine. Case and Associates has the right to make the decision to evict on an individual case but choose not to do so. I have issues with greedy people who care about no one but themselves. The world is in bad shape in part due to people like this. Do your research, think carefully and do not believe everything you're told before renting from Case and Associates. I will not be renewing my lease and would move but breaking the lease costs thousands of dollars.

I have both worked and lived on one of the properties. Copperfield to be precise. The apartments generally have alot of structural issues and wiring issues that are borderline fire hazards. I had a hole in my wall upon move in with 1 bathroom toilet not working and the other sink broken. The staff are very bigoted towards people with mental health conditions insofar as employment is concerned. They didn't give proper accommodations for conditions even though it didn't affect work productivity. The upper management encourages people who don't live there to come onto the property and threaten the lives of workers and tenants and make no real attempts to address this.

This company will rip you off for a place that's more likely to burn down due to bad wiring(kitchen light would not turn on and flicker and sometimes be a minute later and turn on despite numerous reports it never got fixed). You can find a better place to rent from that works with you and for you

My complaint is the management of watersedge in okc. Ive been working from home due to covid since January but today I walk out to a complaint on my door "that i leave my dog on the porch barking all day". Apparently this complaint was from another resident... when i pointed out I literally couldn't do my job if my dog was barking all day as claimed. I was basically told there was nothing they could do.. what is the point??

Lived in a few complexes ran by them. Save yourself the headache and the trouble. Do not sign anything with out reading the fine print. They will find every way possible to screw you over.

My experience with Case & Associates and Summerfie...

My experience with Case & Associates and Summerfield Place Apartments has been overwhelmingly negative and deserves to be shared so that others can avoid the nightmare experience I have had. Floods, frequent leaks, improperly completed maintenance requests, maintenance entering my apartment without notice, I could go on but there is a character limit.
Stay away, if you value your peace of mind, your time, your energy, and your money.
For example:
1) Maintenance put filthy towels into my washer while I was at work without my knowledge.
2) I came home to find maintenance had simply placed a new piece of wood over water damaged wood instead of actually replacing the damaged wood. This is common practice for maintenance requests to not be done right the first time;
3) After water leaked through my kitchen cabinets, I was assured via email that maintenance had dried the cabinets out and cleaned up the water. When I came home, I found all of my dishes still sitting in the cabinets filled with dirty floodwater and water in the cabinets themselves pooled in the corners, etc. I had to spend my time and energy after a long days work to do maintenance s job. Not surprisingly, as a result of Summerfield s failure to properly address the leak, I discovered fairly large patches of mold in my cabinet a few days later.
4) In my approximate 3.5 year stay at this property, I have endured well over 10 separate leaks, floods, and water damage related incidents. The unit I live in clearly has plumbing issues that are not being properly addressed. I have had multiple issues with the same appliances over and over upstairs neighbor s water heater, their dishwasher, my dishwasher, my water heater, the ice line next door, the upstairs neighbor s A/C, the toilets, the sinks, it goes on and on.
5) Communication from this company is nearly nonexistent. The more issues you have, the less anyone seems to care.
6) If you submit a maintenance request, brace yourself when you come home for some kind of mess items and belongings just carelessly dumped wherever, trash picked up and put on your table and counters, popcorn ceiling tracked all over your apartment, etc. Items used to complete requests have just been left behind caulk, ceiling spray, paint.
7) As a result of poor communication from the office, a member of the maintenance team recently entered my apartment without my knowledge and without any notice from anyone and accessed a closed off, private area of my apartment (my laundry room) to retrieve an item (small jar of paint) that had been left out in my apartment for days in the middle of my kitchen counter. When I brought this to the attention of management, I received nothing but minimization and justification from the Property Supervisor. She repeatedly tried to gloss over the fact that someone had unlawfully entered my apartment, without my knowledge, and entered a place that was closed off and unrelated to any maintenance requests. The company did not take accountability for this employee s actions and their response was disappointing.
This is not the first time during my stay maintenance has been in my apartment without my knowledge it has now happened 4 times.
8) I have submitted two corporate complaints just within the last few months alone, first for the mold/poorly cleaned up leak that occurred, and the illegal entry into my apartment. While the first situation was handled somewhat okay, the most recent situation has been handled very poorly. This company does not care about you or your experience at their properties, they care about making money.
I will be telling everyone I know to avoid Case & Associates, and Summerfield Place Apartments. This property is in a beautiful location and has potential to be amazing, but unfortunately little care is given to the actual units themselves and long-term residents are left to deal with the mess on their own and be treated as inconveniences or nuisances when they do raise complaints.

I am highly disappointed in my experience at Watercress Apartments in Maize, Kansas. I repeatedly sent in concerns about noise from my neighbors who have a larger dog that constantly made noise throughout the day and night. I never received a response from management to address my concerns. It has gotten to the point where it is unbearable so I am breaking my lease to move. I am being held responsible for paying one month rent to leave because of the lack of concern and ability to address the issue that I had to deal with on almost a daily basis.

The complex is nice and Krystal who works there was always pleasant to work with, but the other management was unresponsive and appeared to be unconcerned!

I will never live at another Case and Associates a...

I will never live at another Case and Associates again! I lived at one of their units at Scissortail Crossing for 2 1/2 years. They are now charging me to repaint the wall and new carpet even though it s normal issues after living there for so long. My carpet wasn t new upon moving in, and the staff do not care. They never removed the rude neighbor after they said they would, and instead I had to just move myself for safety. There were so many other issues and charges that is just not normal at other locations. So I m done.

Unfortunately we had a poor experience from beginning to end renting from Case and Associates at Raintree Apartments in Wichita Kansas, we scheduled and appointment to sign our daughters lease for 11:15am ,upon arrival the manager stated they didn t know about the meeting nor did they have the paper work ready to go. I shared our meeting confirmation with them and they seemed put out by the whole thing. We went ahead and signed the lease as this was one our daughter could afford; While inspecting the Apartment it was found to be very dirty to include mold in the shower, 3 dimensional dust on the vents as well as the refrigerator, the carpet had not been vacuumed, The bathroom floor had a soft spot to the point it was spongy and many more things we had two pages of findings, they addressed some but handled the cleaning. Now we come to moving out at the end of our daughters lease; our daughter informed the office of her moving out and asked if a verbal was sufficient while I. The apartment offices. The staff informed her the notice was good and it was notated on her account, our daughter followed up again to schedule the exit walk through and verify the notice was good and they said just let them know 15 minutes in advance for the walk through and everything was good to go. Well today we go to do the walk through and the manager says we didn t know anything about the move out and the notice has to be given in writing? What? And as per the lease agreement yes it does. We informed him the staff was notified twice and they stated it was noted and we were good, now we are being told our daughter owes another months rent losses her deposit and will have to pay the electric for the remainder of the month, we asked if we could speak to the managers employee who said we were good and he stated it will do no good as per the contract a written notice is needed even though we were previously told the notice was noted and we were good. He said it was a he said she said. I did ask why his staff didn t say or remind my daughter that a written notice was needed in addition to the verbal notice twice this would be consider just as good customer service, he had nothing to say.

In closing and unfortunately Case has some of the prime locations for apartments in Wichita but if you can avoid renting here I would. Very poor customer service start to finish , no ownership with agreements their staff make or agree to (move out notice) and unwillingness to work with you even after you understand their position and ask them to understand yours and the agreements made by there office staff.

Case and Associates used to a wonderful managing company. However they have really dropped the ball in the past year.

I moved out of The Warrington Apartments on 9/29/20. They continued to try to bill for items that were not valid.

I had made agreement to pay a portion of the sum they requested and they agreed to it.

They have since with no notice whatsoever decided to put my account in collections and damage my credit even though there was a payment date that was agreed upon. They refused to take the bill off my credit and illegally submitted it collections when a payment arrangement was made.

I ve lived in the high end side of Case and Associates for 3 years now. When it comes to maintenance and professionalism they are second to none in the 918. The issue with the company is it has become too corporate with them caring more about investors than tenants. The way that they raise rent, garage rent, and have added percentage based fees on paying online with debit cards has been purely based on profit and you get the sorry it s just new policy response every time.

Your maintenance will be done quickly, the staff will be very responsive, but the longer you rent from this company the more you ll feel like a cash cow with little too no say so on anything. I ve asked for speed bumps on the road in front of my apartment for 2 years and have been told there is no money for them but have seen increases in rent and administrative charges go up like clock work. I m happy that as an owner you re doing well and own most of the safe properties in town but more appreciation for your tenants would go a long way.

I m very thankful for all the incredible staff that has taken care of me over the years but I ve been watching them get cussed out from disgruntled tenants lately too from all the money grabbing new policies. You can do better.

From the very beginning living at Scissortail Crossing apartment has been nothing but a nightmare. The manager, Cherise, is very rude, disrespectful and combative. She should not be the manager of this property. She has a very stink attitude and does not take ownership of her & her employees short comings. When moving in the apartment was DIRTY and they wanted me to stay there and wait an entire weekend until their cleaning people could come to clean it because they forgot to clean it!!! I had to stay in a hotel until it was cleaned. They tried to charged me a multitude of fees 2 days before moving in because they were slow in the application process. I applied almost 2 weeks before they approved me and called just about every day asking questions about it and got the run around. I added a leaseholder to the end of the lease and one of her employees gave the wrong information and subsequently she decided to not honor what her employee said and was very disrespectful and rude in her response, she said, it is what it is. This conversation is over and hung up on me. A manager of an apartment complex???? This apartment has the potential to be so much more but it is not because the quality is poor, management does not upkeep well & the manager is VERY DISRESPECTFUL.
