Never have close gate . Its not working from last ...

Never have close gate . Its not working from last 8-9 months. Main gate at Appartment always open ( NEVER WORK) and when i contact management never get satisfied answer. No more safety in this LUXURY Appartment. Sometimes robbery happened or something lots people talking about car window break at night nd someone still stuff from car and house. High rent but no safety at all. Night light ( stree light) on after 9pm or 10pm no fix schedule. Upgrade safety like camera system, main gate work. RICH PROPERTIES FL they better take some action for this properties

******** WARNING******** (DO NOT LIVE HERE) VERY disapointed here, they call it a luxury apartment, its more like the GHETTO or PROJECTS, aside from the disgusting sign when you drive into the apartment complex, the sign looks like it hasnt been touched for cleaning in years, the pool owning is being held up by a pully strapped to a tree in the woods, management has cursed at me, i even have called corporate to complain, only to get CURSE out by their VP. BIG MISTAKE moving here. I WOULDNT WISH THIS PLACRE ON MY ENEMIES. DO NOT STAY HERE..........

Terrible property management who are catty and petty. I called the office and the girl working there thought she put me on hold and was talking all sorts of trash about me to the property manager. She used horrible profanity directed towards and about me. I ve never heard such terrible things. Completely unprofessional and inappropriate. I never got an apology from them. Always homeless people hanging around the front gates. Dog poop all over the grounds and walls are paper thin. Word of warning do not live here, you'll regret it.

Living in capital walk apartments is a delight! The front office is always so helpful and accommodating. They make sure to show their residents appreciation too. These luxury apartments are a great fit for me and my family, you are missing out if you look over this place!!

DO NOT MOVE HERE! This property is not luxurious at all. The security gate does not work. The Mgr makes false promises. The property grounds are poorly maintained. The walls are thin. You can hear neighbors stomping overhead. You have to purchase your own blinds to your patio doors. There are electrical problems in majority of the units. If you get a 2/2, pay close attention to where the A/C unit is located, because the masters bedroom doesn't cool. When I moved in, the unit wasn't clean. NO WASHER AND DRYER. You will pay for what you get here. Again, this property is not as private or luxury as it may appear via the website. If you're looking to make entry onto this property, simply drive through the open gate or park at Waffle House and walk over. YOU'VE BEEN WARNED! and of course, the Manager isn't Professional AT ALL. and having walking access to Waffle House isn't a a convenience, but is more so a safety concern for tenants on property.

We love living here. We got a 2bd, 2ba... laminate flooring, newer appliances, washer dryer hookups. The maintenance is efficient and friendly. The office staff is accommodating and the management is on top of things.

Capital Walk Apartment management, Tallahassee, FL, has complete disregard for their tenants. I would highly recommend their policies and best business practices be inspected to prevent future disparagement's and tenants being treated unfairly. During my time as a tenant from July 2017 to February 2019:

Regarding my move out process: 50% of my deposit was kept due to a stain in the carpet, which was annotated on the Move-In Condition Form that was turned into the Leasing Consultant at the front office on 8 July 2017. To note, the Move-In Condition Form is required to submit when signing the lease, per section 9. Acceptance of the Premises. I emailed them on 11 March 2019 inquiring for a copy of my Move-In Condition Form and was informed by Brian that they did not have it as I did not turn one in during my move in. The management team demonstrates a lack of organized business practice and communication. If this is the case, how can their management determine that the carpet stain was from the time I lived there or if it could possibly be from the tenant before me? Furthermore, what supporting document do they have that the carpet stains were incurred during my time there? They have no baseline to gauge an inspection, yet I am receiving a fine.

My water line needed to be repaired three times in four months, and Brian Martin, the Property Manager, said it is company policy, Rich Properties FL, that they do not reimburse for the extra usage regarding the water line break (i.e. I was never reimbursed for over $250+ for water usage, as the water usage was showing 4,000-12,5000 gallons a month, where I averaged 800 gallons). I called Tallahassee Utilities on 5 December 2018 regarding my utility bill as it was doubled and they stated I had a water leak that began around 6 November 2018; I was on a business trip from 2 December to 26 December, the utility bill should have been minimal to no usage. I then called Capital Walk Apartment and they said they ll check it out but further stated that the water line was repaired in October 2018. Tallahassee Utilities reimbursed all three times within a two to three-week window: September 2018, December 2018, and January 2019. Primary foreman was aware and would stop by regularly after the third line break and check the meter, which he apologized multiple times and stated that he has not seen the company reimburse anyone since water is cheap. The third repair was in January 2019. I was never informed of the repair, only to find out when I scented a PVC glue-like odor when running the water. I immediately called the office to inquire and was informed by the foreman of the repair that fixed the back-flow.

Great apartments, great grounds, dog park, plenty of parking, nice maintenance staff, nice pool, but terrible property manager & staff. old staffer Brittany was awesome and so great to residents. new guy Bill is rude, inconsistent and arrogant as all get out (also slightly illiterate). The price and the location of the place was ok. Its a reasonable price, but while located near the interstate, is actually far away from downtown or south wood. Was there for a few years, moved out this past week to go to another state for my job.

I've been here at Capital Walk Apts for about a year and I've been entirely satisfied with the staff, maintenance and upkeep of grounds.
Capital Walk Apts happened to be the first (and only) place I looked at upon relocating from California. I was immediately impressed by the "resort" feel of the grounds, from the roundabout entrance with a fountain, the office with available computer office room, the pool, hot tub, gym and on-site laundry.
I requested a top-floor unit, and within 30 days one was available.
What further surprised me was the quality of tenants...after 8-9pm it is quiet enough to hear a pin drop -- and, as a light sleeper, this was an unexpected bonus. People say "hello" as they pass you at the community mailboxes or on-site.
I look forward to many many happy years here at Capital Walk Apts, and so should you!

I have not had any issues living here. It is one of the nicer complexes in Tallahassee for the price. I really like that it is pet friendly and the neighbors are respectful. All issues have been resolved in a timely manner. People are complaining of not receiving their deposit, that is there own fault. I received all of my deposit back expect for a 25$ fee for something I knew I was responsible for.

I'll delete this review once they fix the gym. What a joke. Also, my car was broken into and what is not closed? The gate at the front! Close the gate! I chose to live here because of the idea of protection from the horrible crime prone city. Now I feel like I'm living off of basin street.

This apartment is great though. Seriously the best for the buck in Tallahassee. They are spacious and for a great price. I just feel bad for the UPS guy having to lug all my packages up 2 flights of stairs.

I ve lived at Capital Walk for about 7 years now and have loved every minute of it. No place is perfect, but in those imperfections I ve been met with a staff who has strived and succeeded in making my living here seamless and stress-free. Having lived in two different units over 7 years, my first was spotless on move-in day; my second was just the same. The second unit so clean that I felt I d walked into an apartment that hadn t been lived in at all. The maintenance crew is prompt, courteous, and personable. I ve known Mark (the maintenance manager) nearly the entire time I ve been here and he s always been helpful with any and every question I ve had. Melissa (also on the maintenance crew) waves and says hello every time I walk by outside with my dog. Brian, the property manager, is an incredibly positive person. My experience with him has always left me feeling confident that he truly listened and cared about whatever question or concern I brought forth. He answers the phone, every time, with a positive tone, and shows a great deal of willingness to tackle whatever issue is at hand. Overall experience here: A+

Unethically penalized in fees after discussing our disappointment with the property's outside and inside living conditions. We submitted numerous work orders regarding roof leaks and they did not respond for months. Until the leak(s) resulted in a mold issue. Even then, the leak in master was finally looked at. OFFICE tried to play that off as AC condensation. They eventually painted over the mold in the bathroom. The walkways were filled with trash up and down the stairway to our home EVERY weekend. I even found a bullet outside in the parking lot next to my car one day.

When I let the OFFICE know in advance that we were actively looking for something else and were not interested in renewing, they felt the need to penalize us two months worth of fees, after knowing that they dropped the ball for months on roof leak repairs. I spent hours on the phone with local municipalities regarding mold inspections and legal matters pertaining to this and was told by law, it was up to the apartment maintenance to inspect and repair.

This place was supposed to be one of the "nicer" apartment homes for families. We moved our family into this home only to be disappointed by mold/mildew, trash, then penalized with fees for not wanting to have our children live in a mildew smelling/trashy home any longer.

UNPROFESSIONAL, SO CALLED LUXURY, had management curse at me, when I called corporate the Vice President Threathen to kick me out, all because I was complaining about his employees.

This place is a joke, they call it luxury, however the gated community never has a working gate, the pool owning, is being held up by a pully strapped to a tree, since I lived there, every Friday the maintenance guy has to break into my apt, just to refill my Freon for A/C. BIGGGG mistake if you plan on staying here.....RENT goes up 25% each renewal unless you allow them to trick you into an "Early BIRD" agreement. SMDH.....

I have enjoyed my time here at Capital Walk Apartments. The community is safe, clean, and quiet which I really appreciate. Any issues that we have had have been resolved quickly and appropriately. The neighbors are nice and respectful, and I like that the community is pet friendly. Great community for the price!

My fiancee and I just moved in to Capital Walk Apartments with our son who is 1 1/2 years old. I can't say enough positive things about Cothee, she is one of the main reasons why I'm writing this review. She always has a smile on her face, and a positive energy that makes you feel welcome.

The property is very clean, all of the staff members have been very helpful / friendly thus far, and the apartment itself is very satisfying. If my experience changes I will make sure to update this review, but as of right now this complex is leaps and bounds better than our previous one.

Everyone here is great! Brian and Mercedees(sp) are very sweet and attentive. They answered every one of my million questions ( Sorry Brian lol) with ease prior to moving in. The property is very well maintained and is quiet ALL DAY. This is very much important to me especially since I've had to work from home due to COVID-19. Trust when I say you WILL LOVE IT and would be crazy NOT to live here!

This neighborhood is horrible now! The old property manger Brittany was amazing. This new guy is very questionable. The neighborhood quality has indeed changed. The buildings and hallways are no longer pressure washed during the spring. Mark has always did and amazing job with the up keep of the property but seemingly the renatal qualifications have changed and trash is always in the parking lot, building hallways. Dog pop is amongst the property grass! The pool is always loud during the night from gatherings after hours, and i can bet nothing is done. The gate never works! We pay to stay in a protected gated neighborhood but that gets overlooked and in return as renters we receive letters basically saying we can t withhold rent but we re paying for that! The gym equipment is old and disgusting. The list just goes on. This property was amongst one of the nicest, cleanest properties now is turning into trash! The renters are all of one ethnicity, its no longer diverse. I have to contact cooperate because we ve been quite long enough.)
