I strongly DO NOT RECOMMEND. It takes ages to reach the property manager through phone or email and get back a response. Your property manager will be changed every other day. The organisation was unprofessional and was overall a terrible experience dealing with them. Never trust them.

Anna at Burnham Real Estate has looked after our rental trust money for over 20 years and has always been really helpful whenever a query has come up. A recent issue was politely addressed the same day. Highly commended

Paige is a very responsible agent, very lovely meeting her, if you looking for some responsible agent to take care of your property, then she is the one, working efficiently and circumspective.

I have recently had excellent experience with Brittany Smith as the manager of my boarding house rental property. She has been extremely responsive and also very flexible in working with me. W e have had a couple of somewhat difficult situations and Brittany has been pro-active and helpful. She is a good communicator and keeps me informed, as well as responding to my questions. Tenants also find her very approachable and she has helped in creating a positive culture. I only hope that she stays for the long term...

The very first time I rented a property in Australia / Melbourne gave me a really bad experience !
Staffs might sound nice but I feel them very irresponsible and un-supportive ! What they said to you is different from what they actually do!

We are so much happy that we can end the lease and stay 10000x n times away from that company.

Rachel was tasked to lease my property in the Covid 19 lockdown, she went above and beyond to lease my property and provided me with timely response, her communication skills highly commendable with her calm nature.

Left Burnham as strata manager over a year ago and very happy we made the switch. AGM would occur every 16-18 months, strata fee invoices we issued months late with the due date backdated.

I rented through Burnham for 2.5 years. Paige, and previously Kyra, were excellent property managers. They always responded to calls or emails and were completely professional at all times. They were also just nice people who made renting easier. I would specifically rent through this agency if I were staying in the Seddon/Footscray area.

Horrible agency and very unprofessional. They listed a property which was not available for market and organized inspections for that. I submit my application and waited 10 days and missed few other properties and finaly after chasing them 4-5 time they told me property has some dispute and will not be available for another 4 months !!!
If that was issue should it be listed at first place ?

It was a great experience as a tenant with this real estate. Brittany was my property manager, and she was just exceptional. There were many issues with the property, but her deligence actually outweighed those issues. All problems were rectified in a timely and most efficient manner and professional manner. No hassles at all. I highly recommend them, especially if Brittany is the property manager. 5 stars for her.

Can highly recommend Burnham Real Estate if you are buying or selling in the Footscray area, I have used them twice now and both Trung Duong and Tony Gerace were outstanding in providing their expertise in making these experiences seamless. Their dedication to their customers is second to non.

Been enquiring for over a week at a property. No follow up whatsoever, and when I do ask to view at a time that suits both of us. They are completely unwavering and unaccomodating. This is because I work the times that best suit them and they do not care if I can make it or not. They are completely unable to accomodate and do not care to open an inspection time.

Following up from this incident. I have been in contact with Tony Gerace.

Tony Gerace has been great. He got Paige. The leasing manager to liaise with me. Whom was failing to follow up with me up until that point. Unfortunately then the property by that time had an approved application. For which had apparently been lodged in between the time I first enquired and made many other enquiries, until I was finally shown through.

I would highly recommend Tony Gerace for his follow up and communication. Though would not recommend dealing with Paige.

As a Property Manager it is difficult at times to achieve great results when dealing with another agency, a tradespeople, owners and tenants all at the same time. I have just organised a new fence between two properties. Paige Schmidt from Burnham has been professional and a pleasure to deal with. The ease and efficiency has been outstanding. Thank you

Great agency! We have bought a villa recently. Yogi was very friendly and professional. He brought a bit of humour too so our buying experience wasn't stressful at all. And what I liked even more about Yogi, he was providing us with a great service even after the settlement.

Paige is a great property manager. Very efficient and handled all rental matters in a timely matter. Paige is very friendly and easy to deal with.

Organisation that works exclusively for the landlords. I have been placing calls to Burnham for 6 weeks for an urgent repair - not a single call back, ever. Avoid these guys - seriously. I don't care how much you like the house, renting with this agency is not worth the grief.

Amazing service by Fil Defina, catered to our needs with regards to inspections and sold the house within two weeks. All in all, Fil was a pleasure to deal with - Highly recommend her.

I rented with Burnham for 2 and a half years, and Leila was my property manager. I loved my unit and only moved due to increased crime in the nearby area, the unit itself was in good clean condition, secure and was a lovely private comfortable place.
Leila was always great to deal with, nothing was a problem and she was always warm and friendly, and responsive to any queries. I didn t feel like a commodity as a tenant, Leila always treated me with respect.
My hot water burst a few months back and Leila had this replaced within 2 days. My air con required replacing about a year and a half ago and while this didn t happen as quickly, the replacement unit worked very well.
I never had any issues with rent payments being received, I made payments directly via bank transfer wasn t required to use an Easy pay style system. Leila conducted 6 monthly inspections and these were never a problem.
All up, it was very easy to deal with Burnham, and would have no hesitation renting from their portfolio again in the future.

Due to the property being severely damaged by the previous tenants, we were unable to inspect the property at the nominated time. However, Joanne was able to speak with myself and my housemate to explain the property to us in detail.

Every step of the way through the process of inspecting and signing the lease, Joanne went out of her way to ensure we had no questions. She kept us updated on the works being completed as well as informing us in a timely manner as to when the property would be ready.

Despite being on leave herself, to move into her new home, Joanne continued to touch base to ensure that we had received our contract.

I have dealt with my realtors, and never have I had such exceptional service. I will be looking to purchase a property shortly, and will seek out to come to your agency as a first step, thanks to Joanne s service.

This agent lied to your face when you sign up for a contract, don't trust what they said, always get a written document; Better yet DON'T DO BUSINESS with them. Told them about an issue at your property, wait for 6 months, nothing change....These people just don't know what they are doing.

Terrible realestate. I had a leaking roof that produced about 5lt per 10 min, we sent video, photos, emails, and rang several times and they always ignored us!! I should have taken them to court but it was easier to move. Would not recommend them at all.

Absolutely appalling service. Since renting with this 'company' for just over a year we've had unauthorized payments come out of my partners acc of up to $750, do not use bpay they will 'lose' the money (we lost $500) through them, they don't help, they refuse to have meetings with you & threaten you with eviction each month via a text message. If anything in the house breaks they won't help you. The staff are rude, useless & inconsiderate. They lie to you & go behind your back. Wouldn't use this company even if i was homeless & i suggest you don't either.

Absolutely top marks to Ms. Rachel Ryan at Burnham Real Estate (Footscray) for being a complete star in managing our rental property. Rachel has the right blend of professionalism, friendly nature and is unfailingly helpful and cheerful. Rachel responds quickly to calls and texts, very good in managing and decision making autonomously, and readily responds to tenant & landlord's needs, whether that be repairs, inspections, general maintenance etc. As the landlord we feel safe and re-assured with Rachel from Burnham Real Estate. Very fortunate to have found an agent as such that goes over and above to help both the tenants and landlord. I would gladly recommend Rachel to any tenant or landlord.

I selected Burnham to manage my apartment as they were conveniently located only a few doors away. I regret this decision as Burnham's management as been appallingly disorganised, and bordering on contempt.

1. Burnham failed to provide me with my tenant's first month of rent for several weeks despite my frequently calls and email. They eventually blamed this on a 'glitch'.
2. Their staff failed to respond to correspondence, requiring multiple attempts to get in contact with them.
3. Rent payment was constantly late from Burnham.
4. They failed to inform me that my tenant had broken the lease. I found out myself a week after the tenant had informed Burnham.
5. They failed to conduct regular inspections.

I cannot recommend in stronger terms that future landlords avoid entering into business with Burnham. Their service has constituted incompetence at best, contempt at worst.

Outstanding personal service provided by Fil Defina. Fil assisted us to navigate the sale of our home during COVID restrictions, to achieve an excellent result. We were pleased with her local knowledge, expertise and effective communication. We really felt like we were looked after by Burnham. Highly recommended.

A lady her name is Leila! We have put our expression and send her all required documents on her email for the house rent in Sunshine last time she didn't even reply and care even after attending an inspection of the house.

V.poor customer service and they don't have value for the people. So highly recommended not to go to that agency.

We have been with Burnham in Footscray for just over a year now, with Paige Schmidt as our property manager. In all dealings with Burnham, Paige has been timely, well communicative, and kind. Definitely recommend Burnham for prospective renters in the area.

They re VERY dishonest too I asked one of the girls that worked there about a house that I was interested in and she lied saying it s been rented but when I checked the house again on the web there was an inspection for the following week. Very very very disappointed they don t know how to do their job right.

I agree with what Tien Nguyen has reviewed. I had very bad experience too. Over the phone they sounded supportive but were irresponsible and poor work ethics. I am talking about rental department. Repair/maintenance requests were ignored and not done. I thought of taking it to VCAT thank God it was only 6months lease with them . They were sending water service charge bills for us to pay. Those who don't know tenants rights are stuffed. Water service charge bill is paid by the landlord and water usage by tenants. When you inspect a property make sure there is internet cable installed. We were not informed of the same and infact deceived . There was an internet Port inside the unit which was nonfunctional. In the end I had to spent $$$ on USB stick internet. There were no blinds installed at all and when we asked we got the reply "you get what you see during inspection," . After so much of pleading one lady came to take measurements of blinds but infact property manager never followed up and it never got installed. It was a pain living there. And oh, pls be nice with them else they will give bad reference when you look into new property. Burnham real estate footscray should learn from Compton Green !!

This company keeps breaking the laws. First of all, not only they force you to pay your bills through direct debit, you will also get charged for it because they use a third party provider. I don't care if it is in the contract you already signed, no landlord or agent is allowed to create that condition in the contract. Not only that, they will also try to make you sign and obtain your signature on a blank bond form. This is an offence so be very careful and NEVER SIGN A BLANK BOND FORM.

Joanne was able to find a tenant for unit 8/697 Barkly Street within a week, and she found a tenant for unit 2/90 Roberts Street in approximately 3 weeks.

In addition to finding tenants for our properties, she is able to also keep up to date with rental statements.

Terrible service with unprofessional stuff who will dismiss the tenants and show up unannounced at the home for an inspection. Specifically Leila is a rude unprofessional agent and does not follow through with anything important to the tenant. They are unorganised office with an up to 2 weeks wait to speak to management. Complaints are disregarded and calls are rarley returned.
