they will lie to you to get you locked in to a lease.
If I could give them no stars I would.

Never use these people. They lie, cheat, don't return money owing, don't answer phone calls, don't respond to emails, abuse their customers who they owe substantial amounts of money to, call them names and tell them to never ring again even though they owe them thousands of dollars. The owner, Rebecca's excuse, she feels unwell and wants to go home. Boo Hoo. Very unprofessional. People like this should NEVER NEVER BE IN BUSINESS. I suspect she is not in the office as she spends a lot of time in court defending her deplorable actions.

I am a tenant with Exclusive Property Management and can say that they have been wonderful to deal with. Always professional and respectful and am happy to recommend them.

In my long professional career, never have I ever spoken to such unprofessional people. I would never do business with this company. Good luck to them!

WARNING - DO NOT GO NEAR THIS AGENT. They act all innocent until the end of your agreement then they will steal almost a thousand dollars to get professionals in to clean the already spotless house. Then you ask for an itemised bill and before and after photos and they refuse to answer your calls and the one time you get through you are told to never call back again and are hung up on. Take these criminals to tribunal dont let them walk away with your money.

Realistically Rebecca, Melissa and Jade I found to be Honest and helpful, they let me use my bond for cleaning and water. After hearing some horror stories from them with how some properties they manage have been looked after I wanted to make sure my landlord was happy and my future reference was good. I m young but i know I ll be renting for sometime. I would 100% recommend them for future tenants, they gave me a go and I m grateful. Thanks Exclusive.

I have just moved back into my home after having Rebecca's team manage the rental of this property for the past six years. I cannot recommend Exclusive Property Management Services highly enough! My home was returned to me spotless and with no visible evidence that it had been rented continuously for this period of time! All tenants were carefully selected and never once gave me any concern (no default on rent or property damage). A huge relief for me that it was in such capable hands. Thank you!

Exclusive property is okay to deal with. They make sure that tenants keep the place reasonably well. Property managers are friendly. Respond reasonably well to maintenance needs.
May not be punctual at times. when it comes to making appointment they may not turn up and never let you know. Invoicing can be tricky sometimes as you get invoices for items you have never used and ultimatum for invoices you already paid!

Joel and the girls have been wonderful property managers to tenant for, very friendly and helpful

After being with Angela here for three years I thought they were great.
They are until you have to move out. Then Angela disappears and you only get to talk to Rebecca.
She acts nice but is a complete sly agent. We had to break lease due to a sudden volatile family breakdown. My kids and I scrubbed the house clean in a week and found new tenants. All perfect, the owner of the house was very happy. My bond was released and hello she has deducted over a thousand dollars in her fees. Including finding a tenant. She also tried to do the inspection as we were packing and claiming we wouldn't get the cleaning done right (before we even started.) She knew I was leaving the state under protection so took the opportunity to get all she could out of me. She literally scammed the last of what my kids and I had. The RTA and Qcat advised me to fight her and not to let her get away with it, they said any agent who uses the term 'pre approved tenant' should send up red warning flags of no integrity. But by this time I was in a refuge in another state and not in a mental state to take on an utter snake.
I am however capable now of warning others. Her agents are fine but she is not. She will smile and take over. I never met this woman or heard of her for three years and then suddenly I was not allowed to talk to my regular property manager. She advised me the fees were because she had a 'pre approved' tenant move in. Who just happened to be the lady I showed through after advertising the house. Stay away they seem ok at first and I was very happy with Angela but Rebecca is an opportunist who will take you for everything, even when you have nothing left to take. She has no morals at all. I am astounded someone would use others misfortune to benefit themselves. Especially after watching the family stay up all night and day for a week to get the house nice because we wanted to do the right thing and not spread our misfortune on to others. She treated us like we were scum when she found out our new circumstances. We were a normal working family and then she treated my children and I like scum. I will never forget her judgement and never forget her taking the last of our funds. Karma will get her or someone she treats poorly. Be warned all, stay away from this lady and her business.

My partner and I rented a property with this real estate for 3 years in Coomera.
We generally had a pleasant experience with Rebecca and the team until it came to the last 6 months of our lease before leaving the property when a new team member decided to join the team - Sally Sherman. The minute she became our property manager it was nothing but trouble and an unprofessional experience to say the least. She is completely incompetent, she will forget dates, times and details of things that were organised in advance and then will blame you for her absent mind! This occurred when she got our vacate date wrong and mixed up the dates in her own head then turned up to our house while we were still living there and entered the property while we weren t home and then began to have a go at me and my partner as if we were in the wrong!! To top it off she then continued to be extremely rude and unprofessional with not a care in the world! I would avoid having Sally Sherman as a property manager and an employee at all costs unless you want to deal with an incompetent property manager who will bring the company down!

I was a tenant in a property that Mel and the team managed and have to say they were the best property managers I have ever dealt with! Always responsive to emails and maintenance requests and great to deal with throughout the handover process both moving in and moving out. Thank you EPMS =) Lisa

Rebecca & the team at Exclusive Property Management Services have managed my properties for the past 15 years and have done so professionally .
I would have no hesitation in recommending their services to anyone - property owners or tenants .
If tenants do the wrong thing , she will deal with them , and looks after good tenants . She protects my interests as an owner and I .cannot ask for more than that
