I rented the property 42 Shrewsbury Street, Bentleigh East through Branon Real Estate.
This is the worst property I ever rented. Almost all the appliances in the house do not work.
Property Manager was Jessica Lui and she is the most unprofessional property manager I have ever seen.
She never received my call. Whenever I called her she used to reply via email and its hard to understand most of the statements in the email.
I started having issues from the day after we moved in that house.
Whatever be the issue is, Jessica always used to send a Handyman who has no tool or knowledge of fixing anything. She always used to say that the guy was recommended by the owner.
The handyman took 3 hours to just replace a damaged curtain in the kitchen window and damaged another curtain which was never replaced.
There was a major water leak happen in the main water pipe and it took 3 weeks to fix and with lots of troubles as the Handyman tried to fix that with his no knowledge and made it worst. They had to hire a plumber to fix that finally. But its still not completely fixed. The house still have broken pipeline.
The house has several other issues like old dirty carpet and pilling off from the surface, mold in walls, poor ventilation, holes in windows and door making it very cold, electrical wire/tool does not work.
When the above issues were raised, I didn't get any reply from Jessica as expected.
Then another agent from Branon Real Estate named Alex Ren called me in Sept, 2020 and said that the owner has decided to sell the house and no repair work would be done.
Few days after, I found a sell advertisement of the property on onthehouse website without any prior communication to me. When I inquire about that, I was told it was neither done by Real Estate nor the owner. Very interesting, who did that then? I was told told that owner hasn't decided to sell that property yet.
I requested them to give me enough time after they decide to sell the house as I have 3 months old infant baby at home and would be difficult to find a new place. On 2nd Oct, 2020, they send me vacate notice to leave the place by 13th Dec, 2020.
We were completely stressed out as we didn't have any help to look after the baby and then to find a new place to move in.
We can't wait till December as we have a baby, so we decided to start looking for rental properties. We couldn't look after our baby properly because of this situation. Luckily, we found a place and moved out on 17th October, 2020.
Then they hold my bond money for 10 days even though I did the cleaning by their recommended company. They hold my bond money for mold in walls which I raised long back with them and no action was taken. The cleaner took paint off from walls while doing mold cleaning. When I called Jessica to check status of final report, this is the first time she picked up the call, but when she recognized me, she disconnected the call. She then sent me a final inspection report and asked me to pay for one damage (paint came off in laundry) and also $500 for the mold repair. I replied them that I am happy to fix the laundry paint issue but mold is not caused by me. She was delaying the whole process and said if I go to VCAT its gonna take long time and ask me to pay $300 for mold. I paid that just to clear my bond.
Overall, it was a horrible nightmare experience and I would recommend not to rent any property from them specially if Jessica Lui is the property manager.
