Really nice place only down side is wished they had a relaxing reception room where you could get refreshments but saying that the hotel probably really caters for the sporty and those who use it as a base for activities but staff cheerful and nice and helpful.

The environment is beautiful, there are great views of Rutland Water. The staff are polite and helpful. One of the best parts of this hotel is the food. I had some of the best beef I have ever eaten. The leisure facilities are great, the pool is a good size and the Jacuzzis, sauna and steam room are relaxing. I would recommend this place to anyone!

Myself and my friend went to Barnsdale today for Afternoon Tea, our favourite hobby. We had a lovely warm welcome and a really scrumptious vegetarian afternoon tea, 4 different sandwiches, a yummy scone, carrot cake, chocolate brownie, blueberry cheesecake and flapjack and as much tea as you wanted. Great customer service and excellent value. We will return.

Reasonably priced, the hotel is situated on beautiful grounds with great views and countryside to explore. Staff are friendly and helpful. The rooms were clean and fresh, the only downside was the wall was fairly thin so could hear our neighbours. The bathroom had been recently renovated so new and fresh. WiFi was free and easy to access and was good quality. Overall a great place to stay.

From the outside this place looks spectacular and the site is beautiful. There's no doubt about that. However, there are some drawbacks that are just unforgivable, especially given the price.

Firstly, the rooms are dated and the mattress in mine was lumpy and desperately in need of replacement. It was one of the most uncomfortable sleeps I've ever had in a hotel.

Secondly, whilst the restaurant menu is okay the service is not. The staff are mostly very young and simply have not been trained enough. For example, nobody ever asked if we wanted more drinks. Also, nobody ever came to take empty glasses away. There were lots of staff wandering around, and we were at our table for ages. This is not asking for much. Even Wetherspoons periodically take empty glasses away when they build up. I could have ended up with three empty pint glasses all in the middle of the table. Why should I for those sorts of prices? This is not asking for much. Finally, nobody ever came to ask if the meals were okay, which is another basic thing. Again, even Wetherspoons do that much of the time.

My husband and l went Monday afternoon for a cream tea. We had been given a Voucher by a friend for Christmas. The cream tea was ok and the setting nice. But the staff were not friendly. Not a smile from any of them. We did not feel welcome at all. Would not recommed this place. It was an hours drive each way for us and a smile of welcome would have been nice.

Very nice location overlooking the lake, the sunset is lovely over the water. We had a pleasant one night stay here, the room was fine, very clean with the usual three star level of fittings. The hotel building is very historic and the story is lovely. The ambience of the building is really nice particularly in the setting but I think they've probably overdeveloped the site now which detracts from the overall experience as they've crammed a lot on to quite a small footprint. That said we had a lovely time here nonetheless come with the breakfast was good as well. Worth a visit. Mainly for the location and the building.

Beautiful grounds, friendly staff and excellent location. A real hidden gem and so much to do in the area. There are plenty of guides in the rooms to tell you what there is to do, places to eat etc. Room was slightly dusty and there was a small stain on the sheet but it's hardly the end of the world for the price of the rooms

An absolutely fantastic hotel surrounded by stunning scenery. The staff were very friendly and gave valuable information. The pool and spa made the stay extra special as the weather was a bit blustery! We highly recommend a stay in this charming hotel in Rutland. What a find!!

Large sprawling complex with a lot of things to do onsite and nearby. The hotel itself is a bit tired and could do with a refresh. On its own it would have got 3 stars but the staff were great and bumped it up. They were friendly and helpful. Thanks

Booked for afternoon tea. Clearly described as pet friendly on various sites but turned away in reception after travelling to the hotel . Very small dog and we offered to keep her in her travel bag. We stay in many 5 star country hotels and never had a problem before . This is a 3 star and they came across as very pretentious on this . They suggested we had them confused with Barnsdale Lodge but we had not!

Quick and easy check in. Room needs an update but the bathroom was nice and modern. Gym/pool is like an escape room, with codes and coins and corridors and doors, good luck; but the facilities are good.

The location of this hotel is great. My room was clean and comfortable with a large bathroom. The downside was that my window faced a wall, there are other rooms that have better views I am sure but mine was disappointing. I had a walk along the waters edge which was nice. I ate in the bar which was a typical bar menu. The main reason to stay here is the lovely location.

We booked here for a couple of nights get away. It overlooks Rutland water but because of the weather there were no beautiful views to see. Also our room was at the back of the hotel and all we could see was a yellow wall! However due to the weather this was no great loss! This was the only downside of our visit. The bed was very comfortable and a good size ... the ensuite was HUGE and had all the necessities. Breakfast was included and again very high standard including veggie sausages cooked to order. The spa and pool was also included in the price: again very good and clean. Just one point - we needed an old pound coin or trolley token to use the lockers. A very good value high-quality hotel at a competitive price. All the staff helpful, polite and informative. Much cheaper than some chain hotels I looked at first. We will visit again hopefully with better weather.
