I have been trying for months now to get in contac...

I have been trying for months now to get in contact with someone about having our deposit returned. I ve spoken with someone once who claimed they d be sending it out soon. They updated my address as to where to send in and said Kirby would do so soon that was the beginning of May. My lease ended April 1st. I cleaned that place well and took time stamped photos so I know damn well I should be getting back most of my deposit. This place is a joke! If anyone has a corporate number please comment. I m sorry class and tired of being ignored! Would never recommend this company!

OK... I NEVER leave negative feedback. This is honestly the first one i have ever done.

With that said, this THE WORST MANAGEMENT COMPANY I HAVE EVER EVER EVER user or heard of. Towards the end it was bad bad i honestly thought it was joke. I should note at first that we never had a late payment nor any complaints against us. (Besides the fine we received from HOA for uncut grass that was dated a month before we moved in. BTW our property manager tried to make us pay it)

If you hear that your property manager will be Kirby.... turn around and run as fast as possible. I have never met anyone as unprofessional or rude as him at a business in general. I NOT ONCE got a call back when i would leave him voicemails or a single reply back to my emails. He does not take his job seriously and he DOES NOT care about his tenants.

Our AC unit went out in the middle of the summer and we called Kirby to schedule a repair, it took a WEEK for him to get around to it. This was after countless calls and emails wondering if the appointment had been made with not a single response of course. The inside unit ended up flooding the unit closet and part of the carpet in the living room.

About 60 days before moving out when our lease was up Kirby decided to start showing the house early. In the lease we were given 30 days before the house would be shown and havent people in and out at all hours of the day, I reckon Kirby thought 60 sounded better.
I would get calls 2 months before we moved out 10 mins before people would just show up. This happen COUNTLESS times. Im all for showing the house but i would like more than a 10 min heads up. I asked most of the realtors if they had talked to our property manager Kirby, every single one of them said they couldn't get a hold of him.

After we finally moved out we sent an email to Kirby about where to send the deposit check and who to make it out to, it took him almost 2 months to get the check in the mail (After once again COUNTLESS emails asking about it) and of course it was made out to the wrong person.

In the long run, the worst experience i have EVER had with a property management group. I URGE you to reconsider before using this company.

Kirby is the most unhelpful, immature, unprofessional property manager in the Austin area. Trying to get him to return a phone call or assistance is damn near impossible. Not sure where he received his training from, online maybe, but he is very incompetent! Do not use him if you can find another management group to work with. He can go to HELL! Why isn't there an option for zero stars because clearly he does not deserve this one!!!

As an insurance agent, I will often have clients who purchase investment property and are too busy to manage the day-to-day operation of it themselves, so they frequently ask me for property management recommendations. Avanta360 is the only RE Management group that I recommend, because I've gotten nothing but positive reviews back from the property owners themselves. Topher and Kirby are incredibly responsive to their client, they get the work done themselves, and communicate quickly with property owners.

I will continue to recommend Avanta360 to all my clients for years to come.

I urge you to read all the one-star reviews below. There is not much I can add, but hopefully, I can subtract any reasonable person from wanting to do business with this individual.

Professional? You can expect nothing but rude, arrogant & truly borderline sociopathic behavior where Mr. Kirby Taylor is concerned. He starts at hostile and proceeds from there into beyond sadistic.

Responsive? He will not return phone calls. He does not respond to faxes. He does not respond to text messages. He will not respond to emails. A favorite ploy? He demands you submit all requests for repairs via email, but then bounces back an automated "I will be out of the office for two weeks" response! As if! Notice others in these reviews have cited this blow-off tactic by him, as well as myself.

Negligent? I have a door repair that impedes the ability of my children to safely exit a rental house we have the misfortune to have him nominally manage. It has been so for two years running! I am having to go to justice court now just to get a legal order to force what should have been an easy, non-confrontational repair... two years ago!

Land Owners: Why would you hire this man and his marginal company to represent you and your property? Don't you want friendly terms with your tenants so they will respect, repair and maintain your property for you?

We have lived at this property for ten years. The first eight years, we had a private landlord. We never missed a rent, and it was the best relationship from a landlord we ever experienced.

AMG Austin Group LLC (what a pithy name!) is directly the opposite. We have experienced nothing but delays, excuses, and truly hostile behavior from the "gentleman" who operates it. I honestly believe he has severe mental issues, but as I am only his tenant and not his psychiatrist, this is merely conjecture on my behalf. We have still never missed a rent because we are lawful & responsible tenants, but woe be unto you if you were to ever make the mistake of being late (I am guessing, thankfully!).

Consider for a moment what it takes for an individual to bother to leave such negative feedback about an individual/company herein. This has been no joy for me, my wife or our children. Constant stress, a numbing sense of being unable to rely on our management company to do the simplest repairs, etc. etc. Just typing and recalling the shenanigans we've endured via AMG/Mr. Taylor has produced a cold sweat.

If you subject your tenants to his "services"? You are truly immoral and/or seeking to punish someone for something they did to you in a former life. Look elsewhere and save yourself major heartache, grief and anger.

i have come to really love avanta! i typically communicate with sunnie and kirby, and they are both so helpful and always kind. i ve had quite the challenging situation with roommates this year, but kirby has always shown compassion and been helpful to me despite it. maintenance requests have been promptly answered and the yards typically are kept under control. the two times i felt it was a little tall (lots of rain lately), i let sunnie or kirby know, and landscape professionals were out the next day!! whoo hoo!! :D i will miss avanta and the kind and responsive staff!

if you re having issues, make sure you have the number for the text line! sunnie gets back to me so quick!!

This is the worst experience I have had with a "property management office." I have had to stay on their buts about getting things fixed in this house because frankly this place has been falling apart and they do not care one bit if the property is kept up. I wonder if the actual owner even cares or just has no idea what is going on because if I owned this house and was charging my tenants over $1,200 a month, I would make sure everything was fixed and fixed right. They come out months after me continuously asking for things to be fixed in this house. They just re-did the guest bathroom and what do you know, it was not done properly. Why? Because the property manager, Kirby, did not come out and check the work his maintenance men did. When you turn the actual shower on half of the water pressure is gone because it is leaking from the faucet head, so after all that work they did it still doesn't work properly like it should. He won't even come out to see any of the other issues that need to be fixed or even just looked at and documented, so that when we move out of this place maybe they can fix all of the things that needed to be fixed while we were still living here. This duplex has great potential but is old and needs TLC. Very disappointed with this company and the property manager for the lack of care they have for their tenants and property. I will have to show up and bombard them in person because I have put in maintence requests online and called and I still have heard back from anyone because ya know they never answer their phone much less call anyone back.

I couldn't be happier with a property management company. The customer service is excellent and the level of communication is perfect. I have absolute confidence in Kirby and his team. I was shocked to read some of the negative reviews. 2 rental properties later, I couldn't be happier and stress free. Thank you for making it that way Kirby!

This awful company is taking over management of the condo I rent on the same day my lease is set to expire. I sent multiple emails and voicemails with concern because I don t want to pay rent without a new contract and I had questions. They ignored all my emails and when I got Kirby on the line, he was rude and useless. He told me my lease with auto renew month to month and he will get a new lease out at his convenience. When I asked for something in writing before I fork over the $$, he also added that I just need to pay (without a contact) or I ll be evicted. I m a great tenant and don t deserve this bs.

Worst management company I have ever had the displeasure of dealing with in my entire life! The current Property Manager, Kirby Taylor, is rude, disrespectful, and unprofessional. If you are considering renting a property from Avanta Management Group or contracting them to manage your property my advice to you is - DON'T!

The condo we rented flooded every time there was a heavy rain. We lost thousands of dollars of our personal possessions. Plus, the flooding caused water damage and mold. If you want you and your family to be subjected to various health and safety code violations on a regular basis rent from Avanta.

This is by far the worse living situation i have e...

This is by far the worse living situation i have ever been in. This company does not know how to take care of their tenants. They give you 50 different #s to contact them and they all are routed to KIRBY!!!! He never returns calls no matter how many voicemails you leave. I am currently dealing with my downstairs ceiling soaking itself through because the AC unit upstairs is leaking water. This is the second time something has gone wrong with it. The problem now is that it is damaging the home. Also, i have two small children under the age of 2 that are now at home in a house that doesn't have functioning AC.
