Avoid at all costs! Literally, costs. These people are thieves. They double charged us for utility fees. Tried to tell me that the utility fee schedule ran two months behind, then changed that to one month behind. We paid utility fees every month we live there, and after we moved out they tried charging us an extra month and a half of fees. I showed them statements from their own website/portal and they wouldn't budge. I suspect they do this to everyone and the roughly $80-100 they scam from all residents adds up nicely. They couldn't pay me to live in an Avalon apartment again.

Not to mention that when we first moved in the staff was friendly and nice, but then they hired a new manager who was a weasel and sucked all the joy out of the place for employees and residents both.

Renters beware!!! I moved out and actually into another unit. Long story short, when I moved they not only took the deposit but billed me almost $400 to "replace" the carpet. Fine. What is distasteful is that when they sent the bill, after 30 days, they expected the payment right away. They called every day as though they were a collection agency before the bill was actually due. Keep in mind that while they had 30 days to submit the bill they give you 10 days to pay it and again expect immediate payment right away. I've been a renter with Avalon before and this is really disappointing. I thought they were better and actually cared for their residence. I would not rent from Avalon so do so at your own risk.

I can't breathe Avalonbay communities Eaves in Gaithersburg discriminates against disabled people who can't breathe. There was a complaint since 2015 about the air conditioner and property fuse box. Our electric has been off and on since July 4th 2016 a repeat from last year. This is unfair because this community is majority minorities and this is unacceptable when you pay rent. In addition, and electric however you don't see a decrease in the bill at all. The electric was off for two years and Montgomery County government allowed this to happen! Avalonbay been sued discrimination against disabled. You have to wonder why are they managing anyone. This unethical and wrong. Headquarters go home every night to air conditioner while tenants suffer!

Rat infestations, maggots, birds and other documented growing concerns related to a cavalier attitude, antique 1980's equipment, overwhelming 2019 garbage and lack of cleaning. This is an almost limitless liability for all involved. How do they stay in business, much less compete in the face of such a biohazard!?

Would give 0 stars if I could. Lived in an Avalon bay apartment for 2 years and while the people to that worked at the building were generally good, their corporate office is the absolute standard for scumbag property management companies. People need to stop giving their money to them so this vulture can go out of business as quickly as possible.

Wish I could give 0 stars. Avalon Bay Reston Landing Horrible company and horrible move out procedures. Tried to work with them on my charges for move out. All I found out is that they have inconsistencies on what I found on paper and what I was told. Photos provided aren t proof that they are from my apartment. I was overcharged on carpet replacement (which I m not even sure they took efforts to clean-I used their cleaning company).

Please contact me in regard to my complain that I have filed with the BBB and Fair Housing over an issue of getting overcharged without being told for 3 applications for the same company. I spoke with Elizabeth Bair in customer service (Billing) and doesn't seem to understand that it is NOT MY FAULT that the Manager at Roseland Avalon failed to tell me there was a charge to have a co-signer on my application, and she took the application and ran it, and now they are stating I owe them the money for it, even though I have already paid TWO Application Fees for Florham Park and Roseland Apartments. Sarah Feder the Manager at Roseland never once told me that I was getting charged for a co-signer, and you're customer experience department does not seem to get it. If I knew I would be charged I would have never applied for a co-signer.
Please read below complaint I have to Better Business Bureau and then contact me:

I decided to apply online without even seeing the Avalaon at Roseland Apartments and paid online, and paid the charge for the application. I wasn't sure if I wanted to live at the Avalon in Roseland or the Avalon at Florham Park, so I contacted Florham Park and told them I was interested and if they could contact Roseland for my application because I already paid $125 for it. They then proceeded to tell me that EVEN though it is the same exact company they had top run my Credit AGAIN and pay another $125 application fee, but was promised I would be reimbursed by the office at Avalon Florham park for one of the fees. So I decided to go look at Florham Park and gave them a $500 deposit on a Saturday to hold the aparmtent, and was told I had 3 days to change my mind. Well I decided against Avalon all together, and could not get in contact with them because the rental office was CLOSED on Sunday and Monday. I called them on TUESDAY morning, and I told them I would not be renting and they had the nerve to tell me that since they have a website, an since people can rent and hold apartments online, they were going to keep half my deposit!! I know for a fact because I was told the Apartment has been sitting empty since August! (4 months)! I told them that was the most ridiculous thing I EVER Heard, and told them I was cancelling my check. So I was never returned my application deposit of one of the TWO apartments complexes of Avalon, and to make matters even MORE ridiculous, I was approved by Florham Parak Avalon with my Credit but Avalon at Roseland said I needed a Co-Signer! So I had my MOTHER contact them and give her information. So I get a phone call now 2 months later telling me I owe them $125 for having my MOTHER Co-Sign for THAT Application Fee! So they are trying to get me for THREE APPLICATION FEES on an apartment that I never rented, and was NEVER told at any time that I would have to pay more money for adding a Co-Signer.

This Company takes you for money, and their practices are unethical and ridiculous. I am so Glad I NEVER Rented from them as I can only imagine what it would be to live there!
THEY OWE ME MONEY FOR WHAT I WAS PROMISED AS A REFUND OF THE APPLICATION FEE AND NOT ONLY ARE THEY NOT GIVING IT TO ME, THEY ALSO ARE TRYING TO CHARGE ME FOR THE CO-SIGNER ADDED ONTO THE APPLICATION AT THE AVALON IN ROSELAND... I have already contacted an attorney on this, as they have the nerve to try to threaten my CREDIT. I am also contacting Fair Housing in NJ about this unbelievable company.

About a year ago now I was racially profiled I front of the ballstonesquare building which I lived in for almost 5 years and for 2 of this 5 had to apartments in the building. Do the math on that over a 5 years spread. Back to my point I was profiled for being an "Arab" by 3 extremely drink guys, I did what I had to do and was arrested ( all charges were dropped due to being profiled as well as it was 3 on 1) but the day I was released I was surprised with an eviction notice with out being convicted of anything nor was I ever approached by "management" ( Sandy ) to ask me what happened, I was simply put out on the street for absolutely nothing. This is the worst property management company I have ever lived with... I have reached out to speak with Corp offices at least 30 times with no returned phone calls. After more the 150k spent with a company you would expect a little bit of attention when you ask for it but these people truly don't care... stay away from Avalon. Take it from someone who Used to love going home before being treated like dirt... tsk tsk Avalon your customer service is the absolute worst over one year and still haven't heard from anyone
