Agents and buyers beware... I am a Realtor and just closed on a property with them for a client. From the start it was not a good transaction and I still have not had my funds dispersed to me 2 business days after funding..
We set an appointment to look at a spec home and there was no key in the lock box. I had to call and they had to come from another community to give us the key they don t leave keys even though we had an appointment confirmation and combo code given to us. They did the same thing to the inspector! He didn t get in till 45 minutes after the appointment was set.
Then they essentially MAKE you use their lender. We had already been working with a fantastic lender for months. They own the mortgage company but don t offer any incentives if you don t use them. Price of the home is more, closing costs, and wouldn t give blinds or gutters. When I first spoke to the lender I specifically asked about junk fees and was assured there weren t any (lender is giving 1400 lender credit) and magically there s 1400 in lender fees lol.. the lender actually turned out to be very nice and she did a wonderful job. My clients were a slam dunk client.
We were going under contract at the start of Covid19 when we didn t know to what extent the state would be shut down. They refused to give my client any assurance if something happened out of the buyers controls they would get their earnest back.. they builder is not looking out for the needs of their clients but their own. It s one thing for a client to randomly back out it s another to get caught up in not being able to close because of a pandemic!
Once actually under contract.. the sales consultant is a ghost. EVERYTIME I d email, text or call she was off or busy and didn t have time to call me back. This was not once or twice but several times.
During the inspection several things came back but they did fix. The most disturbing thing though was the master shower was 100% blocked and DAYS later wasn t draining. They told us grout, tile and paper were in the drain. How scary is it that their crew isn t paying attention to what is falling in the pipes during construction?
The builder makes to do your final walk through the day of closing. Then you drive to the title company 40 minutes away then BACK to the property to pick up keys. I specifically asked when we would get keys and the builder rep responded at closing . Myself AND my client were both under the assumption we would be getting keys at closing at title! The builders rep said she was off and couldn t do anything.
The title company is NOT a third party. They basically work for the builder... we needed to change our time of closing from 10am to a little later because there was miscommunication between the builder rep and builder. The title company refused to push it back unless they spoke to the builder rep first. I had already reached out to the builder rep that morning, with no response. Title eventually called me and explained they can t make changes to times with out the builder consent! What?? We are your client and no one even confirmed the times with us as a buyer. We were only changing times not dates!
Here is the best part. Because I am representing my clients and making sure they are well taken care of I believe they are now getting back and not dispersing my commissions. It s been two businesses days (4days) since close and I still have not been paid!! I sent my CDA and wire instructions to title a day before closing.. went to closing and NOTHING was said to me they had not received it. (Nothing bounced and it was sent to the right email) I had a conversation with title as I was sending my CDA that s they knew I keep 100% with my broker. YET, instead of having professional courtesy and either telling me in person, call or email they didn t receive it they said they already made a check out to my broker. Title said they were to busy to email me. And I have to wait 24 hours for them to disperse my wire.. I don t believe it at all.. and now I still have not received funds.
