I have never written a negative review before but I felt I needed to in order to steer others away from this management company. They are completely unprofessional and untimely. They denied all of my sublet applications (fine they have a right to do so) but it took almost a month to hear back from them about a decision each time - eventually leading to me never finding a sublet. Never got an answer as to why any of them were denied when asked. Took over two weeks to even submit the applications (for a two month sublet) to the broker or send me the necessary paperwork before any were even denied. I paid $175 sublet fee which I requested back since I never had a sublet - still have not gotten an answer on this in over a month. Got charged $100 for keys that went missing in the mail, even when Post Office took the blame. When talking with them they are extremely rude and not understanding. Reported to the BBB.

Anchor Property Management is one of the worst property management companies in the area. If you are looking into them, please go anywhere else. We hired them to take over our condo management and immediately they pushed out 2 assessments. They hired a subcontractors who completely overcharged us and ended up subbing the work out to a different subcontractor (without our knowledge) for a fraction of the cost. When I had asked them repeatedly for an itemized bid, they finally sent me a pdf with the subcontractor s name and a total cost.... 100% not an itemized bid.
Anchor is awful at responding promptly and one of the owners, Barb, is completely disrespectful. On more than one occasion I have had phone conversations with her where she made rude/ inappropriate/ degrading comments.
This year I choose to serve on the board of our condo and we started digging into the financials. We found multiple unapproved charges for walk thru s that Anchor had paid themselves for. They stated the previous board approved multiple walk thru s per month, yet had no physical evidence of this approval.... We eventually requested that they are to get approval from the board before writing checks. This ended up leading to them giving us notice that they will not be renewing their contract with us later this year. Today, they emailed us, saying they will be cutting ties with our association effective today. They gave us no notice and closed out our bank accounts, leaving us no way to pay current bills until we set up a new bank account somewhere.
I cannot believe this company is in business. They have many reviews stating similar experiences to ours. STAY AWAY FROM THEM AT ALL COSTS!

I do not understand how APM can stay in business given their unprofessionalism, poor workmanship and awful customer service. Can you even imagine almost $2,00 per month in walkthroughs? And what did they do during those walkthroughs? I know that they changed lightbulbs. Our old board president was good friends with Barb Beaton, so you might be able to imagine what was probably going on there. Our new board wants nothing to do with Anchor, but Anchor will not quit. We have had to get legal counsel to regain control of our ~$500,000 reserve account. How did other condos get Anchor to quit? They are hanging on to our condo association for dear life even though our contract with them has no penalty clause to cancel the contract. I fear that Anchor is in serious financial trouble.

We rented from Anchor Management in Madison for 1 year in 2019. It was awful. We should have known better and listened to these reviews.

First, we inquired before we moved in about the quality of the water and weren't given any response. After repeatedly asking about it, we were told they've tested it with PH strips and it was fine. Later when it was tested by an outside company, we called the company and found out it had unsafe levels of nitrates (13 mg/L). I'm confident management knew about that and didn't want to act out of negligence or avoiding the costs of operating their nitrate reduction water system. We had a 1 year old in the house and I think their response was unethical.

I would never rent from them again, but I also want to caution property owners from working with them. The house we rented was a nice house, but it was not maintained. For example, a simple thing like keeping the gutters clear to avoid ice jams was never done. We mentioned it a few times in maintenance requests and they either ignored it or stopped by in a truck to look at the gutters then leave doing nothing.

When we moved in the house was dirty, urine stains on the floor, etc. When we moved out, we left it very clean but we were still charged from our security deposit for cleaning labour.

The worst part was the callous, curt, and aggressive communication. They'd typically never respond to requests, such as not returning the lease once the owner had signed it. You could tell they couldn't care less about tenants and the property. They just wanted rent on time.

I'm disgusted that this company can stay in business and operate so poorly.

The most unprofessional encounter with a rental company I ve ever experienced. Abby took 2 weeks to even submit my application (for a 2 month sublet) to the broker so I could move from an unsafe living environment. They then denied me and still will not tell me why. I could care less they denied me but the lack of priority and professionalism is ridiculous. 10/10 Do not recommend.

Do not work with Anchor. Anchor is one of the cheapest companies in town if you look at how much they will charge your condo association to manage per unit, however; they are one of the most expensive. My association was charged at least 2-3 times the contract amount monthly. When the Board asked questions about unauthorized charges, Anchor quit. I joined the condo board because I couldn t stomach throwing away $300+ on dues.

Anchor also chooses to only recognize certain board members. When new members came onto the Board and asked questions about what Anchor was doing we were told they had agreement with past Board members. However, they do not make agreements with individuals, they are hired by the association.

Anchor will pillage your condo reserves and quit once you ask questions. Avoid at all costs.

For a company with Property Management in its name...

For a company with Property Management in its name, you would think at least SOME property management would occur.

2+ years with no keys for common doors, contractors trash left laying around for months that goes unattended that I then clean up because I'm sick of looking at it right out my window, building notice signs about building work going up in the middle of the night before the work starts the next day which blocked cars in the parking garage for a week.

Stay away from these crooks.

Completely unprofessional company. My girlfriend dealt with this company for the past year and had a horrific experience dealing with the management team. They do not care about their tenants and are extremely unresponsive and untimely in any of their communication. Please save your money and go elsewhere!!
