AMRP manage several rental properties for me. As an agent, they are always open, honest, responsive and professional. When it comes to maintenance / tenant welfare, in my experience they are fair to both landlord and tenant and will often go the extra mile to ensure an acceptable middle-ground is found and any issues / challenges are resolved quickly. I would not hesitate in recommending them to prospective landlords or tenants.
I have been using AMRP for a number of years I find their properties good value for money and the staff extremely helpful and supportive. They are quick and efficient and would not hesitate to recommend them to other perspective tenants.
Never use them to let out or manage your property.
They failed to comply with the terms of the contract between us or act in the interest of myself even though I was paying them to do so.
They placed a tenant in my property but a couple of months in, the payments stopped without any notification from AMRP who were collecting on my behalf.
After a protracted investigation with little information back from AMRP it was established the tenants could not complete the contract, I offered to allow the tenants to surrender the tenancy, upon receipt of the arrears up until the next due date and a further month in lieu of the remaining months of the contract.
This was all communicated via AMRP as they were managing the property. They confirmed the tenant had agreed to my offer and terms. When the next payment was short...
I established that AMRP without permission decided to allow the tenant to pay the arrears and rent till the end of the month, rather than the actual due date which was 10 days later and without the further month. As they had informed me a deposit had been taken, I asked for this to be transferred as part payment against the arrears... they then informed me that they had not taken one and had agreed a guarantor scheme with the tenant again without permission and against the contract we had with AMRP.
Even in trying to resolve these issues and get what I rightfully believed was owed. They refused to acknowledge it was their actions which caused problems and tried to blame myself.
In short they took it upon themselves to agree terms with the tenants, to which I would have never agreed, they lied, failed to inform me when problems arose, failed to respond to my attempts to resolve the issues in a timely manner and left me out of pocket.
All in all, you should never use them.

This company is the worst ever housing agency I have ever experienced as the housing coordinators open bank accounts in your name without permission and when you leave the property they say you are still liable to pay for the property for 6 months after you leave and then say you cannot claim it back as a dispute

They are rude to the tenants of propertys they don't even have a contract for yet. They give out private telephone numbers of tenants to ramdon workmen who aren't even working on the propertys and they lie to new buyers about how much work or structure problems there really is to propertys they are selling off.
I would not recommend this company to any, especially new buyers.
The staff are rude, lie and have no idea what confidental or manners even mean.

After I confirmed everything they seemed to become rude to talk to said to me issues would be dealt with the house but never have.
If minus was an option that is what I would give put myself and my 3 year old 2 at the time into a house full of damp and leaks heating that makes my fire alarms bleep and give me headaches within 30 minutes of it being on so cant put my heating on blocked drains a garden that looked like a forest an insecure garage that has the roof caving in as well as mould in the house not forgetting that they have mine and my sons medical records as well. These are only some of the problems.
They have been good to me and they are great at communicating with the tenants

I have been dealing with Andrew and his team for many years now. I have found them responsive, professional and efficient. They are still managing two of my properties in the area and I have no reason to look for any other companies to do the management for me.
We have dealt with Andrew on many different occasions now and has always been efficient and easy to deal with when it came to advising, I find him extremely knowledgeable in the property market and would highly recommend.
Can t fault them ... We rented a a house in hetton .. there made us feel welcome, it s a nice house for myself and our 3 dogs ... thank you amrp staff .

They keep on fixing the boiler instead of replacing it with a new one the staff are very appalling also very rude. They also never do any repairs they get somebody to come out and they never come back. Even when the house is clean they still complain that it's dirty and needs improvement

Actually the worst lettings agency ever, They will take forever to do repairs, They lack human decency, They will try to push the blame on the tenant as much as possible, They refuse to do anything about anti social neighbours and then when fixes arise they will flat out refuse to be of help. Would not ever recommend!!!
Absolute decrase this company payed my rent on time each month i had unexpected on the spot house checks which im not worried about due to keeping the house in great condition. But to have they just walk in my home without been invited in to two dofferant occasions by a ladie named Karen asked if i had ant issues or repairs on numarouse occasion i said about the damp to finaly get someone out who had been told i qoute '' i was told to come out and plaster over it and put damp seal paint over the top but i WILL NOT put my name to that work'' to find the reason for the damp was due to they had put BUBBLE WRAP in the walls instead if installation was told the whole of the down stairs walls were needing to be wripped out and redone i decided to move out due to having a baby and it not be suitable living environment..
Withing two weeks of leaving the house it is not back up to rent and i guarantee the job hasnt been done it will of been plasterd over for the next victem to this appalling company

A very bad organisation. was treated in an appalling way by them staff there do not care etc.
Any time that there was ever an issue in the flat (maintenance, boiler repair etc) AMRP were always extremely responsive and prompt to sort out the problems. The service that they provided was top notch and I was always very appreciative of their professionalism. Everything was always done by the book and never had any problems with the service that they provided and would most definitely recommend them to anyone seeking to rent privately.
I've rented a property off amrp for close to 2 years.. I've had nothing but trouble.. endless list of repairs need doing and nothing has been repaired.. I give up.. I'm currently looking to move out!!!
Never had a moments problem with them. If you need repairs they are quick to respond. All you need to to is pay your rent as you're supposed to do.
Very sad to see reviews from tenants that are very negative about this company. I have been a client for many years with numerous properties rented via the agency, and have only praise for their efforts.
My properties are exclusively rented to those who are eligible for benefit support and in the main the tenants are quite reasonable , but there are exceptions. Sadly ,I have experienced rogue clients who are a nightmare, assume they are owed the earth, and then up sticks and leave the properties in the most awful condition.
My point is that I am sure reading some of the responses and low scores there are a vocal few who possibly give the impression the company gives poor service. Not the case. In all instances I have experienced a true concern for both landlords and tenants, so a positive score from me!
Since relocation from the overpriced south of England AMRP has been a life saver for me by being able to offer me good affordable housing. Karen and her team have been professional and helpful throughout.
Would rate 0 if possible doesn't pay contractors tells people to bodge jobs up cheaply and then complains and expects people to live in dumps just to make money
