I'm pretty certain these people are associated with Andrews Property's which are Steve and Billy Andrews.... they are liers and should not be able to rent property's if they are gonna treat people like they do. They started out ok, property's are not well taken care of, and they don't really fix anything that isn't an emergency, but fairly decent! I was giving permission to leave a property due to family issues back in Tn, (my mom died) so I cleaned everything up nicely, left a brand new AC unit, and expensive room dividers that separated what was one big room into two manageable rooms. I have before and after photos of the rental and was promised a refund on the deposit ( I have all messages and pictures from Steve Andrews and the property) to find out a month later that I wasn't getting my deposit. So either I take him to court or I just lose out. I have spoken to a few other renters of his and have been told this isn't the first time!!!!! People shouldn't treat good people like that. I would just avoid the headache, unless you have no other choice and not much of a care! included are photos of the day I moved in. If my memory is correct, this is the 3rd time we have worked with AHB Realty and Mr Bill Sanford.
My wife and I decided to sell one of our properties and Bill and his team made the listing, sell and closing an incredible experience.
First of all, Bill came and gave my wife and I sound advice on what we needed to do to prepare our home to properly market it. We followed his suggestions and when we needed help from various contractors, he was quick to suggest good quality businesses to get the job done.
Once the property was ready, Bill came and advised us as to a good FMV on the pricing. We listed it with him and his team, and the showings started immediately and we had an accepted offer in just a few days. In fact, it was $1,500 OVER our asking price.
Bill walked us though all the inspections, repairs and preparation for closing. He was with us every step of the way and on several occasions he went above and beyond a typical realtor. In fact, he even delivered our check to us after the closing. What an incredible Realtor!
We would highly recommend Mr Sanford and his team to you should you desire to sell or buy any type of property. You will find His professionalism is second to none. With his knowledge of the market, experience in property management and comprehension of how it all works, he can make it work for you!

On behalf of my grandmother: I would like to apologize to AHB Realty for the bad review. My grandmother is now very pleased with their Customer Service and way of doing business. She went to their office today November 16th 2017, and explained how they apologized for any inconvenience and offered to help in every way. I am very sorry for the way I d reacted and apologize. I am very Thankful that your company even with my past review of what happened especially in my conversation with the receptionist, was willing to help my grandmother today in every way. Update: Owner called me this morning and is refunding my deposits and buying me a gift card. Although I had a mishap with them, Bill had no idea and upon finding out, made quick effort to rectify this situation. I am very thankful for his call and him working hard to make it right. When you use this place, ask for Bill, he seems to be a great guy!
We were called on Wednesday of last week and given an approval to a home after we of course paid the application fee. They told my fiance on the phone that he had to bring the security deposit in the next few days to hold the home or they would keep approving, so my fiance assured them we would be there by 4 the next day to bring the full security deposit. I called right after to ask what utilities were needed and assured them a SECOND time we would be coming with the deposit she thanked me, no warning of "Well if you don't sign the lease now you could lose the home." Or ANYTHING even remotely similar, in fact, she said "Awesome! We will see you then!" My mother went out to look at the property later that evening and the landlord/rental person was there pressure washing the house and she even told him we would be there (unfortunately I never got to speak to Bill myself) by 4 the next day WITH THE MONEY! and he said "great!"
So, as promised, we rushed there directly after I got off work (in fact, I got off 30 minutes early to get there faster, so we were there by 3:30 pm), with money in hand for the home, only to be told after we walked in by the receptionist, that there was an issue. Not long after, here comes another woman, to tell us that she had sent the lease to someone who they had approved THAT MORNING (after they had already called us), who HADN'T SEEN THE HOME, about 20 FREAKING MINUTES before we arrived and they had already signed it. They didn't bother to call us and let us know that they had leased the house out from under us, they let us get all the way there, excited as could be, and then told us that they had sent it to someone else. We tried to ask since we were there, with the money, ready to sign the lease, if we could just have it because we had already promised to come claim the home and they never mentioned needing to sign a lease right away, and they said no and sent us on our way. I had already switched over our bills, we were planning to move the next week and I told them I had switched over my utilities and the girl at the front desk looked at the other one and said "I knew she was going to say that, I told you." So at least they weren't fooling themselves about their shady, unprofessional behavior.
Since this happened, multiple people have told me that this place has done something like this, or equally shady to them. I have debated making this review because my dad knows Bill and says hes a great guy, unfortunately I didn't get to work with him or maybe my experience would have been much better but I ultimately decided to post this because every other rental agency I have spoken with since, says they give anywhere from 24-72 hours for you to claim a home you are approved for. AHB did not even give us 24 and they took our $80.00 no questions asked that I am not eligible to get back.
These two staff members I dealt with were extremely unprofessional, from not being totally transparent on the phone and warning us that if they did approve someone after us, despite our appointment the next day, they would lease the house out from under us, to sending out a lease 20 minutes before someone had guaranteed to be there with the money for the home that had been approved first, they just really left a bad taste in my mouth for them. I was so disappointed in the unprofessional-ism and the smug smile on the girls face was just a smack in the face on top of a hard blow to the gut.
I would not recommend using this agency, trust the girl who cried for 3 hours because they snatched what she considered the perfect home for her family away. I wish I could get my $80 back, because we were totally ripped off. It was a hell of a first experience with a rental agency. :(
I've been renting a property with AHB Realty for the last 4 years and recently this has become one the worst places i've ever done business with, I called my landlord Bill Sanford about issues i've had with my commode back in February he told me he would get someone to come out and look at it; No one ever came.
I've requested to have my locks changed on multiple occasions nothing has ever been done or followed up on, I was locked out of my house one night with my 3 year old daughter I asked Bill if he could come let me into my house he said that would be a $50 dollar charge and he would only come at his convenience.
Lastly AHB is responsible for all maintenance issues which is what they have the work order system for (which they do not respond in a timely manner, ex. I've lived in my apartment for over 4 years I turned in a list of things I discovered wrong at the time of moving in one being its missing a drawer in the kitchen Bill has never provided me the missing drawer). I had an issue with my A/C unit which I called and reported it to Bill, he sent a vendor out to repair and sent me an invoice of $135 for the A/C that was not damage nor needed repair but general maintenance which is the responsibility of the property they then after they send the invoice i'm responsible for paying something that is not mentioned in the rental agreement nor is it anything i've been provided training on how to do or anything in that nature so therefore if i was to get hurt or damage something I will not be held accountable for and when I mentioned this to Mr. Sanford he rudely replied "well that's what we have insurance for" And i said "is that how your really going to speak to someone who has been renting from you for over 4 years?" Which he would not respond I then asked him to send me a copy of my rental agreement and he told me that wasn't his responsibility but yet he could not speak on what the invoice was verbatim or where it was covered in the agreement.
Customer service and satisfactions is apparently something that this organization does not care about.
To Mr. Sanford's comments about my review being "bogus" you can tell exactly how professional he really is and Mr. Sanford did not send me a copy of the rental agreement until after the charge and I asked him for it repeatedly for over a week and then he tells me that his manager had sent it and told him it hadn't so he questioned my intelligence without doing his job and following up with his own staff. So Mr. Sanford your response is "BOGUS" and you are the "LIAR" and only "UPSET" because you have been called out for your bad business practices (By the way he still never followed up on the commode)
Mr. Sanford is upset about negative reviews but the truth of the matter is AHB isn't doing its part in taking care of its tenants. As i said my service hadn't been an issue until this year where Mr. Sanford has been anything but professional I do hope they clean up their business practices and learn how to speak to people professionally, but I highly doubt that will ever be case.
I lived in the country and was looking to re-locate closer to the city. My credit wasnt the best but I owned my house I was in. Bill Stanford was referred to me and I contacted him. Well he came out and looked at the houae and made me an offer. I accepted and I moved into one of his lease to buy homes. I would lease for three years and then buy. They did help me to rebuild me credit... When it was time for me to purchase the home tney said my credit wasnt where it needed to be to purchase this home but possibly maybe another home. The places he suggested was places I would not have dared to move into the area. Needless to say I gave this man 10,000.00 for a down payment and plus paid 600.00 for rent for three years!! Unfortunately when I had to move out I GOT NOTHING BACK...NONE OF THE 10,000 I GAVE TOWARDS THE HOUSE I THOUGHT I WAS GOING TO OWN...be careful they approach you with you in their best interest but not really!!! I have no respect for this company.... So in the end, I lost the house I sold him, plus the 10,000, and 3 years I paid 600.00...and trust me he has it all worked out bc he doesnt have anything in Bill Stanford, he always uses a trust fund in others name so no one can ever come to sue him. Lastly if youre looking to move and your credit isnt the best please deal with a company with higher standards and really us there to help you opposed to beating you out of your hard earned money....be patient and wait...and ge is very persistent when he knows he has his hands on a deal. What he paid me for my house he sold it 4 times more than what he offered me. He has changed the name more than once. It used to be 123EZ and was something different when I dealt with them. AHB has proven to be shady crooks and I have only been with them for a year and 6 months. Definitely a slum lord of Burlington. I'm an awesome tenant and they continuously give me issues and strife. They don't want to fix anything and definitely false advertise their houses. I found this house on their website that said dogs allowed and central A/C and heating which was not true in my case. They insert these things in the contract so please read your contract because thats where they reveal themselves as liars. Unfortunately I didn't read it so now I have to suffer until I leave this ridiculously juvenile establishment to purchase MY OWN.
Bill Sanford is a horrible realtor, tries to get over and visit units after business hours. Doesn t respond to calls or emails. AHB REALTY is not the place you want to do business with at all. Horrible horrible experience!
To the comment below, claims me and my roommate trashed the apartment, but we got an as is apartment which mean the apartment wasn t painted nor the carpet was replaced. We both provided that document via email to Bill and his staff but obviously that wasn t enough. We did everything on our part correctly but got treated unfairly by Bill and his staff. If you want professionalism go else where because AHB has no idea what that words means and think they can get over on college students due to their lack of communication between the previous manager and his staff.
I think the AHB realty team is very awesome. They have great attitudes and have answered any and every question I have had. My uncle is looking for a house and I am going to send him right to Bill and Mia.

Bill Sanford is such a nice man and great rental manager! I just finished renting my home for a year and Mr. Sanford took care of everything and ALWAYS let me know of anything that could have been or was needed. He also gave me great advice for what to do in the future and if I plan to sell my home, I will definitely contact him to do so. His secretary is also awesome too!
My first impression of Bill was that he is as authentic as he is intelligent and the more I get to know him, the more it appears that my original hypothesis was correct. It is readily apparent that he has built his business on principles of integrity and I look forward to working with him in the future.
