Horrible horrible experience never expected this. Just lost my money on an appraisal that s not even from the city. Doesn t even know what they are doing or what kind of house is being appraised. Smh! I don t recommend at all. Cannot help at all with refunding, Since refinance was canceled.
LOW BALL appraisals...$20,000 low! I recently had the misfortune of having this company do an appraisal with Don Derk as the appraiser. My seller has a 6 car garage, 30 feet wide by 40 feet deep, measured twice. Don Derk only counted it as a 3 car garage. That was just one issue. BEWARE of this company.
Do not work with this company. They have been a nightmare..

ACT Appraisal prepare appraisal reports that show deliberately lowered appraisal amount for customer who are trying to obtain equity financing through Athas Capital. They refuse to correct erroneous appraisal reports and refuse to refund for grossly negligent and incorrect appraisal reports. I highly suggest finding another company!
They accepted an order to have a mixed-use property appraised. The first appraiser they sent was not qualified to appraise mixed-use properties. The second one was not, either.
Then, when asked about sending a qualified one, they said, the order is no longer with them; they do not have an appraiser qualified to appraise a mixed-use property available.
Actual joke of a company, they gave me an appraisal that was 15k lower than one I had received the year before, even though market prices increased 15% in that zip code year over year.
I've used ACT Appraisal for years, and have never received anything but top notch Service! Need help with Lender requested info, they're all over it.
Waste of time and money. In our opinion they truly don't do their job. They do not review and value properties based on current market, neighborhood and actual investments made by owners. If you want professional appraisal, look somewhere else. Otherwise you will just waste your time, money and get stressed. I hope they go out of business soon. They are bad for this country.
this company's appraiser is total joke. did not take consider latest six months sale comparable even though they are available instead they consider 1 or more year sales. isn't a joke of this company appraisal ? even one star is waste in i believe.
