Not bad. Mall connected to paya lebar mrt interchange line. Ground floor have foodcourt serving variety of food options, like chinese, malay, korean, western, and japanese but mostly are muslim friendly. Many retail stores can be found as well as singpost (post office) and posb bank. Mall being kept clean and facilities are maintained properly. Airconditioned and not so crowded during normal time and weekdays.

- many units with large balcony facing main road (noise)
- small living room about the same size as balcony
- paying for unusable RC beam/ledge (approx 1-2 sqm)
