Upon move in I noticed that the bathroom toilet did not have a seal around the bottom of it. The toilet started leaking from the bottom, where the toilet meets the floor. The apartment flooded. Called the emergency number that night. A repair man came out and said that it needed a seal ring and that he would be back in a few days to fix it. He never came back!!!!!!! Now Lakes of Chateau North is billing me $250 for the cost of the repair man to come out. Oh, by the way, when he submitted his repair report he said that the water was coming out of the top of the toilet and that we stopped it up. Clearly a lie.....I have expressed my concerns with Rachel, who works in the front office, about the repair charge. I am refusing to pay for a repair that was clearly not done. This is fraud... Oh yeah, my toilet is still not fixed and still leaks....Do not rent from this property.
'NOW, the story continues.... I am presently two weeks behind on my August rent. I get calls about twice a week from Rachel, who works in the office. She calls me on my cell phone then comes to my door and starts knocking very hard. I have explained to her that I intend to pay this months rent but will be late paying it. She told me a week ago that if I didn't pay all of the rent that day that Lakes of Chateau North will start eviction proceedings. I received a Court Order taped on my door. I have to go on August 21st to court where at that time I will have to go before the Judge and explain why I'm late paying my rent. Rachel has stated to me back in April 2020 that 1st Lake Properties does not fall under the Cares Act and can evict any renter.
Today I was home with my son. Around 1;00 pm I heard a loud knock on my door, then someone unlocking it and opened it. It was Rachel that came into my apartment. I was not only scared, but shocked she was standing in my doorway. I didn't know if my son and I were getting robbed. I was angry at her actions and told her to get out. I also told her that she is to never come into my apartment without my authorization.... She replied, that she came in to see if we vacated the apartment and that she has the right to do so. This is breaking and entering.
I WILL BE FILING A POLICE REPORT!!!!!
Forgot, This is the second time she has let her self into my apartment without my authorization.
Once again, NO NOT RENT FROM THIS PROPERTY EVER.....

First off rent is too high for a place that still have old appliances that barely work properly. My A/C hasn t worked properly for two years. In addition, they just renew your lease without telling you. There s no courtesy letter or email to give you the option. Leasing office personnel is great and helpful. However, the corporate office is terrible and not helpful at all. We are in desperate times in 2020 and all this place cares about is a dollar. I ve been a loyal tenant through all the ups and downs. Payed rent on time. Hell even rent super (2 weeks before due) and all you guys can say is sorry we can t help you. Pay us our extra money if you want out of lease. I m over it smh .

Since we have moved in this apartment complex we have been experiencing discrimination! We have received complaints on our door that we have not even done. I let the first ones pass by because i don t like confrontation, but i couldn t allow this to keep happening. So i went to the office to sort it out. I was then told that the letters were put on everyone s door. Usually when everyone get letters they will have a few people who don t get them till later that day and the letter will still be there. I left the house at 9am and i know everyone in my building didn t get up at 9! I was lied to straight to my face by Matthew and Monique. They both vouched that the letters were given To everyone. I left the office and went to get food, when i arrived back home around 12 everyone s door had letters EXCEPT mines! When i addressed him again about lying to me he was quiet and didn t have any words to say because he knew they were wrong! If you can find another place to stay please do! I don t even feel safe at my own home because i feel like we re being targeted! I have pictures and proof that they lied.

Just moved out of the lafreniere apartments and as apartments go they were adequate...NOT! The pipes smelled awful, the pool was always disgusting, the Ceiling was literally peeling off and falling to the floor. Not to mention the fact that someone with easy access to my apartment came in and stole multiple things and when I reported it I was brushed off and told I misplaced these items (I lived alone and no one else had a key).
If you can help it do not rent from a first lake property they will screw you over. They will take your deposit for the littlest of things. And they aren t even cheaper than other apartments in the area.

I ve lived at the Lakes Of Chateau South for almost a year now and I ve had continuous issues with things not being fixed properly for almost 9 months I have been dealing with a roof leak and my air conditioner going in and out ... the office managers are nice but that s the only good thing I have to say ...

I have lived at Fox Run II for a few years and the ONLY way I can get something done is to call the main office at first the roaches were so bad as I took a bath I would see them coming in over my bath tub and to try to cook you would think I was cooking for them I couldn't set a plate down are they would come running but I will say the main office did handle it now it's the parking when I come home people have double park and I have to walk 2-3 building PAST MY APARTMENT just to get to my apartment broken down cars stay double park and management don't care I have been asking for some help for months and all I get is lies when I rented this place I was told I would have parking why do they have to double park it your car is too much you don't want anybody by it then don't park it in the parking lot and the manger will lie to your face about what she will do and when I asked to move I was told there would be a fee REALLY people outside smoking weed, in the pool playing loud music well after 12am-1am and I have to be at work for 7am this is the worst place to live they let the roof leak on my desk and when they were moving it damaged it and then put it back on carpet they had not cleaned now my apartment smell like a wet dog is in there I could go on but I think you get it if not then DON'T MOVE IN THIS ROACH HOTEL PERIOD and if you have nice thing then won't be nice for long THE WORST I MEAN WORST PLACE TO CALL HOME.

Do not rent from this greedy, heartless company. You are just a number here, not a person. They conveniently lost my notice to vacate paperwork in order to mess me over and steal from me. They did this when I was a *graduate student.* Stealing from a poor person is absolutely monstrous. Save yourself the trouble, trust me. No conscience from these people.

The reason I gave 2 stars was based on my experience looking for an apartment thru several of their complexes...while I dealt with several kind and helpful people I was given the runaround on my qualifications to live in any of them I finally stopped going thru 1st lake and found a complex that was of equal value both monetary and benefits provided without any issue almost immediately where I pay 2 months at a time because I appreciated how swiftly and thoroughly my current landlords got me thru the process...I also put down a deposit which when I was told I did t get approved would be back in my account in 3 to 5 business days but took almost 3 weeks which required me to be the one to keep calling them and getting no results...I don't want to speak ill of the staff because they are just hardworking people but the company is at fault for these bad reviews...the properties look alright on the outside but many of my friends who live in these apartments have told me about many issues ...to be fair I didn't put one star cuz I don't live here myself and this is Metairie Louisiana not the Hamptons so expectations aren't that high but I am just sharing my experience...if I was rating just the staff based on the experience I had with them id give them 4 stars but if you add the other insights it averaged out to 2 stars...

Five times on the last six months NO RUNNING WATER. No notice or answers from the office. Black mold blows out of the A/C vents. The security gates do not work half of the time. Leaks do eventually get fixed but the walls are never repainted. The mini blinds are dry rotted and falling off the wall. I lived there for 5 years and the first 3 were very nice. The last two were increasingly horrid. I had three different neighbors move out in the middle of the night. It is like living in a third world country. Save yourself all the trouble and rent anywhere else!

Very good management company with many properties to choose from. Solid teams in place at individual locations. Reasonable application requirements. Rents above market value but management and maintenance are always available. Heads and shoulders above T**ti.
