I am aghast at the incompetence I have seen since we transitioned to this management company in Nov. 2016. Apparently they used to be top notch but from day one we were assigned a property manager whom we never met and 3 weeks into our transition to Heritage she quit. Then after about a month they assigned us a brand new employee to the company...dumb move. Never put a novice employee with new customers in transition. It was a total disaster.

Our first board meeting this lady tells us she hasn't been paying our bills and is recommending an immediate special assessment to raise funds...I said we had plenty of money to which her response was "your bank account is empty". I start to hyperventilate as I'm having a panic attack wondering where our $69,000 in reserves went from the last management company to this one. I questioned her about our reserve account to which she said "What reserve account? We have no record of a reserve account". Luckily she did some digging and found it...but we got hit with late fees galore as a result of this stupidity.

3 months go by and it's radio silence from our manager...no response to emails, phone calls, nothing. 3 weeks later I get a call from someone at Heritage informing me that she quite 3 weeks ago...REALLY?!?! It took them 3 weeks to tell us we lost our 2nd property manager?! I demanded a particular property manager on their staff that we had worked with at Homeside who was the best one we had ever worked with after being so mishandled. Thankfully they obliged and assigned him to our community in February of this year. Then in May at our board meeting he drops a bombshell: "I'm leaving Heritage." I just literally laughed out loud. I mean what else was I supposed to do?

His last day was the next Wednesday. I asked who our new property manager was to be and he said "No clue they haven't told me anything". Great! 4 weeks go by after our 3rd property manager quit before someone at Heritage sends me an email stating our who our new property manager is and that he will be in touch to introduce himself to the board members. Not surprisingly I have never once spoken to him on the phone and he didn't bother to try and introduce himself until after we notified him that Heritage was fired. Then I get an email last week that our checking account is overdrawn and they need to transfer funds. WHAT?! Why would you let it get so low to where it could even be overdrawn?! We approve the funds transfer and he responds saying that the signature cards for the bank "got lost in the transition to him from our previous manager". Yet, I signed those with the 2nd manager and have already approved a funds transfer once before...total incompetence.

I've sent countless emails to this manager and gotten no response. My neighbors keep texting me asking why the manager isn't responding. All I can tell them is to join the club. I've never been so happy to fire a company before in my life. RUN FROM THESE PEOPLE AS FAST AS POSSIBLE.
