The layout was pretty good and could be enjoyable. The conditions were poor (partially because of the bad winter which was out of their control). We brought a group of 12 guys and were told that it would be cart path only. The one gentlemen in the proshop said he would work to get us 90 degrees. The course was not wet at all. The only holes which were the least bit soggy were 1 and 9. The other holes were bone dry. We phoned into the clubhouse several times asking them to allow us to take the carts off of the path and they would not allow it. No one once come out to check to validate the conditions or to talk with us. Just a "nope" and hung up. They built this course expecting to sell hundreds of lots and it is clear they are struggling to sell any. Only a few houses built and not a single one under construction. You can tell they are tight for capital as the road all the way back to the club house has never had its top coat of blacktop leaving the manhole covers 2 inches above the road surface in a position to kill a car tire. Very little of the course is on the sound and the 18th green is a mile from the clubhouse in the middle of the course. Very poor design for a finishing hole. This course will be back to being a marsh land and closed in less than 5 years as there is no way they can continue to maintain all of the acreage. We won't be back. Sad because it has potential but the staff, conditions, and silly hole layout don't make it an enjoyable experience for a group on a golf trip.
