Hopefully you're not one that happens to win the unlucky lottery with Brian at Hoffman Appraisal Services. Unfortunately Wells Fargo sent this company out to do an appraisal on my home in Lake Nona with an agreed contract price of $440k. Hoffman Appraisal some how came up with an estimate of $390k!? This was already with a $20k reduction in the asking price in an area where values have consistently been strong with substantial appreciation. Zillow even showed an estimate of $444k on this property, which doesn't even include the $30k in upgrades performed in the past 2 years. We ended up accepting $425k , a significant reduction in the asking price, while the buyers had to come out of pocket and additional $35k just to make this deal go through, due to time constraints. I know this doesn't help much due to the new laws and lack of input you can provide these days, but it really feels like this appraiser was playing property value cop or something! Or maybe it was just pure incompetence? Don't hold your breath on the contract price if you see this company show up!
