If you ever do a Real Estate transaction that requires you to use Servicelink run, run as fast as you can. It would be better to pay your own fees than use them. My buyer was required to use them if they wanted the Title costs to be paid, it would have only cost a small amount more to use a local Title Company and a lot of headaches could have been avoided. Their fees are ridicously high, their service is terrible. They did not provide a clean title and the lender had to track down the old lien to get it removed. They missed all of the lender costs such as Taxes, Insurance etc on the settlement statement and because it's a Notary they did not catch that either. I did not get a copy ahead of time or I would have caught it. They had to have new papers signed and then my buyer had to send a 2nd wire. They also tried to sneak some more fees in after the closing when they added the lender costs, thanks goodness our lender stood up to them and told them it was not legal to add fees they had not disclosed in the beginning. They have a notary come do the closing and they don't know or explain anything about the loan docs. It took 3 extra days to fund and record because they were so slow getting conditions in to fund. They didn't send the commission wire for a least a week and didn't include the correct paperwork to record where the commission should go. My buyer was so frustrated and said it would have been worth paying a lot more to not have to use them.
