I recently decided to refinance a duplex I owned. I though maybe I would use someone local rather then someone online as I usually do. I though maybe it would be an advantage to use someone in town so I could go to their office if need be so I called Alpha. Talked to someone named Nick. Very nice and professional so I decided to use them. A lot of the time the tenants that live there pay their rent in cash and in turn I take it over and pay the mortgage which is held by a private individual here in town. As expected Alpha asked me for paid receipts to prove I was paying my mortgage. Not unreasonable and since everything is all on board I took a 1098 that I get from the mortgage holders accountant and submitted it. Since I purchased the property in February the 1098 was only good for 10 months. Alpha said they needed 12 months proof so I received signed receipts from the mortgage holder for the additional months they requested plus some. They then told me they could only accept cancelled checks for 12 months for proof. Again I explained that I just took the money over after I collected it and paid the mortgage and I felt the accountant 1098 was the best I could do. They replied the accountants 1098 and additional receipts was not good enough and they would accept nothing less then cancelled checks. Since that was not possible I had to go elsewhere. I didn't discuss it with them further since I felt if they were going to be this difficult I would be better served dealing with another company. Nick was very apologetic and explained it was not his decision. In closing I couldn't say there was any advantage to using someone local or had any benefit then using someone on the internet but I was disappointed that they were like this over what I thought was such a minor item.
