I've lived in my community, Annewakee Trails, since May 2004. The subdivision has had a few onsite property managers, all of whom I believe were from Heritage Property Management. The person currently working here, is Mickela Bragg, this is her second time around. From my experience, they haven't been that effective. Yes, the common areas look nice and are pretty well taken care of, but outside of that Heritage is 'meh'. Not sure why they brought Mickela back, she lacks the skills to manage a property of this size, which by the way, is still growing. Now as stated, she's back again and has been back for a while. She is currently taking me to task over a mailbox, mail-post and street number sign. I was sent a notice saying that a replacement mailbox that had been in place for YEARS, was in violation of the covenants, due to it being completely plastic. Was told to submit an ARC request and submit pictures of what I wanted to replace it with, that I did. All were denied, due to the 'area of the subdivision' I live in. She should have saved me the time and trouble of sending her anything, as afterwards, I was informed that only ONE style, is permitted for the location where I live. An EFFECTIVE onsite property manager, would have stated that right off the bat. To cut a long story short, I purchased a post and mailbox that I thought was within compliance. I get a letter a week or so after, telling me that what I've purchase and paid to put up, has to come down. IT seems that my new wooden post is in violation due to having a little dome on top, the black plastic mailbox that says 'US Mail' and decorative number sign are a no-no also. Ok, rules are rules and I understand covenants, but the explanation she gave me verbally for the post, is ridiculous. There are SEVERAL mailboxes on Highland Hills Pkwy alone, that are either, just like mine or even more different. So is Mickela going to send a letter to every homeowner that she or another manager has let slide for years, tell them to take down their posts and then proceed to fine them $ 25 per day after the 15th day they are found to be out of compliance? I think she's going to have a situation on her hands! I have neighbors living in close proximity to me, who really need to be notified of being in violation for one thing or another, yet she's sent nothing. I know this because I've spoken to them. Mickela, in my opinion, is not effective, more like polarizing. And getting an ARC request back can literally take 30 days. I understand that this is window that they provide in order for a homeowner to receive a response, but that's how long you are going to wait pretty much. If you want to be able to improve on the look of your home and choose what you want, plus work with a good onsite property manager AND HOA, don't move over here, as you may regret it. Definitely unimpressed with Heritage and it's current representative at this point. And as a side note, some of the covenants need to be revisited. Mortgage owners should have more say in what the exteriors of their homes look like. If it's not to the detriment of the neighborhood, where it's bringing property values down, I don't see a problem with something as small as a 'dome' at the top of the mailbox post!
