I signed a lease with Redzone in about mid April. My move in date was May 1st. I took that day off from work and rented a Uhaul to get moved in. That morning at about 7:30am, I received a call saying that they did not clean the property... even though they had something like 12 days to do so. They never made the property move-in ready/ fixed the property--I moved into the place with cracks on the walls, nails from previous tenants, blemishes on the walls in need of paint, amongst other cosmetic issues.

I took picture of the damage from past tenants and submitted them, and Redzone claimed they would send out an inspector to verify: they never did...

Fast forward two months, my girlfriend and I were spending the weekend at a resort in Park City for her birthday when they notified us that they would be doing a showing for prospective tenants... they texted it to us at 7am that morning and they intended to do it at 9am. We told them no and asked what was going on as we had a lease through November 30th, and we never received a response.

Fast forward two more months, I receive another notification (this time at least they had the courtesy to schedule it days in advance) that they will be showing my unit August 26... and I still have more than 3 months until my lease is up (***UPDATE*** Redzone will be showing my unit during the Coronavirus Pandemic with more than half my lease remaining. They do not care about how invasive they are nor how badly they treat their tenants.). When asked why they are showing it 3 months in advance, I got the usual: "we will have someone get in contact with you." because no one has answers, and I will not be holding my breath as I don't expect them to get back to me either (as they haven't in the past).

I asked the neighbors what their experience was like also, they said it has been similar and Redzone does not show up to scheduled maintenance requests either. The new tenants said they took work off similar to how I did, but in their case, they had scheduled maintenance... guess what, no maintenance personnel from Redzone showed up.

The organization, the service, the communication is all abusive for paying tenants. They simply want you to pay your monthly without providing even subpar service in return. I'm disappointed, but also disgusted with this racket. No consideration for their tenants, but they have been consistent... just in ways clients would not want them to be. Also, be prepared for a $300 lease initiation fee at the beginning of your lease you won't know about until it is time to sign--factor that into your budget if you want to deal with this disorganization.
