Reserve manages two apartment complexes that I own in Oakland County. I live out of state, so having a responsive and trustworthy property management team in place is critical for my profitability. I have been impressed with their communication, financial book keeping and tenant placement services. They have made the out-of-state ownership process very smooth and successful.
Their leasing team has done a good job of advertising units and getting them leased up quickly. Photography is professional and high quality. Leasing agent is responsive, even in the evenings and weekends. Typically most of my units have leased within 2-3 weeks of the listing being posted. The tenants that Reserve has put in place have so far been qualified and paid their rent on time. We ve had a few units lease up during the winter and Reserve has pushed these tenants to sign a longer than 12 month lease so that end of lease l comes in the spring or summer. This is a much easier time to lease up, should the tenants move out, so I appreciate that Reserve promotes this strategy. Reserve has handled one eviction and several legal notices for non-payment of rent during their time managing my properties. They have outside legal counsel who handled the issues and in all cases received satisfactory judgements. I found the legal fees to be quite reasonable.
During the time that Reserve has been managing my properties, we have completed extensive renovations to a number of units and installed a new roof. This is in addition to basic maintenance. Reserve has been very helpful in preparing scope of work assessments, soliciting contractor bids and providing review of the work in progress. For basic unit turn-over maintenance, Reserve has a pool of contractors and handymen they work with who are able to complete the work quickly and for reasonable prices. For more complex work, I have tended to work with my own contractors who I have past experience with, but Reserve has managed the work. My only critique to offer is that Reserve does not have in-house staff with construction backgrounds. There have been a couple of situations where contractors that Reserve is managing have submitted change orders or had technical questions about scope of work, and these issues were not fully vetted by Reserve before being passed along to me. This has been a very minor issue for me personally, because I have a background in construction and have been able to resolve issues with direct communication with the contractors. I do think this is worth noting though because depending on your situation and personal level of experience, it may make sense to supplement Reserve s in-house construction management services.
