Nathan and his team (Caitlin, Jason, & Doug) have done a great job in managing the two apartment buildings I've owned for over 3 years now. I initially tried to manage the 1st 4 flat on my own and it was a bunch of headaches every week. They have put in great tenants and TriView has an on-line portal that you can view all the activity (maintenance requests, bills, etc.) that goes on at your property. I do have a business partner so anyone of us can see what is going on by simply going on-line. They also provide a budget every year and provide a year end statement that you can hand over to your accountant so you don't have to keep track what bills you paid anymore. If you are sick of the headaches give TriView a call today.

TriView has been managing my condo association for the past year and a half and I've been really impressed with their level of communication, their swift response when issues arise, and the measures they are taking to keep the building safe and make sure the association rules are respected.
Since I'm not part of the Board, I typically only really hear from management when there is a problem - be it works that have to be done in the building or things that need to be fixed. TriView has always handled these situations promptly and with professionalism, minimizing the inconvenience to us residents/homeowners. Just recently, we've had a recurring problem with the hot water in the building.
Our Property Manager, Eric Staszczak was very responsive to the matter, addressing the issue right away, advocating on the association's behalf with the vendor, and emailing us frequent updates on the situation. In a condo association, problems inevitably arise and things periodically break down but it definitely puts my mind at ease knowing that TriView is there to help things run smoothly.

I have never in my life dealt with such unprofessional and unethical individuals. I sustained significant damange to my basement celiling and other areas as a result of a cracked pipe in my garage due to the extreme cold. My contractor used a camera and took three videos of the main sewer line and diagnosed the issue as one which involve the manner in which the drain was tied into the mainline as well as an issue as to the manner in whicht the downspouts were positioned. The property manger and the owner attempted to find every argument to place the onus on me as the owner and ignored the video evidence. It has now been two weeks and unfortunately the issue still remains unresolved and not corrected which means that it can occur yet again. The management company is completely unresponsive. It has now reached the point at which I will be filing legal action against the Association and my home insurance company will advocate for me as well . My contractor will be filing his own separate action for the repairs which he made and for the diagnositics which he performed to locate the source. Do not hire Triview as yorur management company.

TriView has been the property management company for our association in Buena Park for the past 6 years. We first hired Transproperties which had us managed by Kevin who we just loved! Unfortunately Kevin moved out of state which is when we were assigned Eric Stazczac who was also phenomenal. Then Transproperties became TriView and suddenly we were told that because Eric was so talented, that they needed to provide him with more challenging opportunities. We complained about it because Eric was great and because he had just barely gotten to a point where he really understood the ins and outs to our building and we basically were told by Brawley that their best employees needed to be on their bigger (money making) accounts and that essentially our building was not important enough for a manager like Eric. So then we entered the era of Caliph.

Caliph was a nice guy but seemed incredibly overworked and when we got caliph we also had to deal with a new restructuring of the company where they assigned more buildings to one manager but also gave that manager an assistant. With that said, Caliph pretty much dropped the ball on every single project that we were in the middle of. We had to repeatedly remind him about getting bids from companies, he and his assistant would rarely respond to emails and when they did, it was not prompt at all. So finally we gave TriView the ultimatum. The either give us Eric back or we leave. Then they told us again that we were not a big enough building (24 units) for a property manager as good as Eric but that they'd be willing to try out someone else at our building. So we decided to give another manager a shot and this is when we entered the era of Rob Leavell.

Rob has been fantastic since day one and he's exceeded all our expectations. However, now that we are nine months in with Rob, TriView wants to give him "more challenging opportunities" and has told us that (actual email from Brawley) "I am pretty confident that it is unwelcome news because Rob is an especially talented and hard-working manager, and I am confident that his customers are having a good experience. On the other hand, that also means that TriView needs to provide him with new challenges and a path toward a leadership position, so his tenure on the accounts he took over when we was new to our organization was short." We were never told when we first got Rob that he would have a "short tenure" with us so this was quite a surprise and most certainly unwelcome as Brawley so accurately put it. We are now being assigned yet another manager. Who knows how long this one will last..... and of course we are worried about Rob training this new person because Rob has only been with us for nine months. When expressing our concerns to Brawley we are told from Brawley that maybe "we [TriView] might not be the right fit for you, and you need to start looking for a new management company."

If you value inconsistency and a company that values money over the best interest of your building, this company is the right fit for you.

TriView has been a life saver for us. They were able to solve our management problems for the past 8 years. After we moved it became impossible to manage from several time zones away and yet we didn't want to sell the property during the market downturn. It was a relief to have everything taken care of with someone we trusted would be professional, polite, and with so much experience. The fees were reasonable and fair. We would recommend them again and again to anyone who needs a competent, professional, trustworthy management company.

Terrible people! God forbid you ever own a property managed by these $#@! They RARELY return messages, refuse to fix anything they are responsible for, and fine the living hell out of you every chance they get. I'm sure they are very friendly and helpful if they're trying to get you into a rental unit, but the second you're in you can count on not hearing from them again until your landlord is yelling at you for a fine you got for something stupid.

I submitted an application and was the first to submit for an apartment, attached our pay stubs and paid the application fee. I followed up immediately with the property manager Douglas and there was no response for 5 days. When I did receive a response, it was directing me to someone else. I followed up with that person Caitlin and there was still no response. Finally, 3 days later I received a response that she thought the current had notified me that the unit was rented to someone else. First why would the current tenant tell me that I didn't get the apartment? Second, the current told me that I was the first to submit for the unit. The property management company is the one who is reviewing the applications sounds like a very shady excuse and I feel like I have been discriminated against.

For anyone that is thinking about applying for an apartment with TriView Management, I highly suggest that you think about if you are ok with losing your application fee even if you are the "first" to submit. They were very non-response, clearly just after the application fee.

Probably the worst place to go if you're looking for a place to rent. Managers don't do their job at all. It took us a full month for someone to come in and take a look at our infested bathroom tile wall. The wall has mold and extensive water damage after the tile has fallen off..

Communication is probably the worst part about being their client. They never answer their phones or reply to emails. It's such a hassle to reach out to them. They need to improve on their communication skills and put in experienced managers that know how to deal with situations that don't keep their tenants wondering when they'll get an answer. Our manager would ignore my phone calls because she obviously doesn't want to talk to us after a problem has been addressed.

Don't rent here at all.

My "neighbor" lives out of state and has renters in her condo, managed by TriView. I own a condo in the same building. Every one of her renters has complained about TriView. They are not responsive to the needs of their tenants. TriView has lost keys and garage openers from simply transitioning from one renter to the next: the most basic thing.

Most recently, I extended them the courtesy allowing them to cut through my bathroom ceiling to access a leak in the unit they manage. (A leak they were notified of months ago.) I had no obligation to do so. I was being cooperative for the sake of my "neighbor". This isn't the first time I've done this, but it will most certainly will be the last. At minimum, I'd expect them to return the ceiling to its original condition. Nope. Poor quality work. Ceiling paint color doesn't even match. But that's the MO I've noticed. Since I'm not their paying client, they don't care and provide crappy work.

When coordinating the repair, someone even told my husband they didn't appreciate his "tone" after he said we'd just have it fixed independently and send a bill. They weren't willing to schedule the repair at first and then sent some over unannounced. So unprofessional. They do not respect me as an owner of a unit they do not manage. They act like they call the shots, when in reality, TriView does not make decisions for my condo.

Best part. One of their technicians spilled coffee in our hallway that dropped down to the floor below and didn't clean it up. Guess who's getting a cleaning bill?

Never work with this company.
My husband and I rented nice looking apartment managed by TriView Property on July but we had to move out in three month because of negligence of this company and employees. Terrible service overall. It is hard to get an answer from the managers, they are rude, mean and you can't trust their words. We have had many problems with the unit which had never been fixed since the move in date. The unit was dirty upon move in, a lot of items were broken. We had to call everyday and ask to fix it.
Broken windows in our bedroom that got kicked out during the storm and injured my husband, mold in den due to a leaking ceiling and windows, which they never even tried to fix..
Finally, we gave them official Notice of lease agreement termination 30 days prior as it supposed to be according to the law. We got a prorated rent amount which we paid in full.
However, on our move out day and later now, we get Notices and reminders regarding our rent payment due.
They didn't bother to change our info in their system earlier and didn't let all departments know about our move out. We emailed and called them many times about it. Few weeks later we got another reminder of payment due...
Seriously? Delete our info from your system and stop bother us! I do not want to see, hear or read from you ever again.
TriView Property company is a nightmare. They are unorganized, unprofessional, unfriendly and careless. They will drive you insane.

Oh, by the way, stay away from 830 W Leland Ave building. The floors are thin so you can literally hear everything from your neighbors, especially if they have a dog. One of tenant's dog reliefs itself by the main entrance so this building smells soooo amazing!
All other tenants are complaining about the service. Many of them have the same issues as we did and everyone told that it is nearly impossible to reach out TriView management employees.
Interesting how could they get so many good reviews on Yelp. Google has much more truth reviews to read.

They showed me a very nice apartment last week. I applied and was sure that i will be approved so i gave a notice to my building that i am moving out July 1. They have a very sketchy process of approving candidates ( Auction/bidding like) I have already read all reviews and I can see that it had happened quite often. The extra star goes to their Manager/ Owner Nathan Brown for actually giving a call and explaining everything and working on the issue. We have to have another call tomorrow morning and I hope we will have a positive outcome. This review to be updated with more details. Timur Tilenov

Do NOT rent with Triview. Our ceiling leaked for the entirety of a year long lease. We were continually lied to about repair dates and no significant steps were taken to solve the problem. Management was extremely poor in communicating with us. They do not care about their tenants. Extremely unprofessional, unethical, and manipulative staff.

Zero stars. Quick to get you in on a lease and collect payment but their staff has no clue what's going on. They are both incompetent and inexperienced, executing or carrying out simple task is an effort that takes at least 5 people and they will still find a way to fail. They lack the real communication skills it takes to be a true property management company. I am far beyond disappointed, it's only been 2 weeks and I cannot wait to get out. If you are reading this know and you have not signed any papers, turn away.

Terrible company. They have a blatant lack of interest in any issues with their property unless it involves making more money or avoiding a law suit. No one responds to anything unless you write a scathing email threatening further action, and then they go right back to ignoring your needs. Avoid at all costs.

Terrible company the worse experience EVER. We scheduled our move in in advance- the unit was not ready - dirty walls, clogged bathtub, broken dryer. Called about extra keys -they gave us wrong keys.
Not to mention that they were very rude every time we called.But guess what-now they don't even answer!

Worst experience I've had, terrible service, don't use them. Our fridge broke and took 28 days to be replaced, we were lied to 3 times about a replacement date, ignored in emails and had to repeat ourselves multiple times to be answered, and even had to visit their office to get them to call us back. The most poor level of service I have ever experienced, total headache and not worth it at all. Wish I could give them 0 stars.

Absolutely DO NOT use Triview Reality. While viewing an apartment, realtor Andy Lawfer told my daughter and I that my daughter and her roommate would get the apartment and NOT lose their application fees if we were the first application received for the apartment. The first lie. My daughter and her roommate have lost $200 in application fees. We went home, immediately filled out the on-line form with phone help from Andy as the on-line form was difficult. A week later we received an email from Michael Dailey saying we had 1.5 hours to give them our final and best offer on the apartment. What??? We were also told they had not received our financial information-another lie as you cannot submit your application without attaching this information. We spoke to Andy who confirmed that we were the first application received for the apartment. We sent our financial information again. Although my daughter contacted them everyday, Andy and Michael continued to delay giving us a decision. A half a week later my daughter received an email saying she needed to set up an account to pay her rent. She called again (with no response) because she had not received a lease. Finally 24 hours later my daughter and her roommate each received an email saying they were denied the apartment implying that the decision was based on our credit. We knew this was another lie as we have perfect credit. My daughter's roommate's parents called Triview Reality and they confirmed the lie about our credit. They said they found someone who was willing to pay more for the apartment and just used the credit response as a standard response to turn down a client. Of course, this disreputable company will not return our $200 application fee.

The condo building I live in uses TriView for property management. They are completely incapable of running a building. We went several days this winter without heat and have now started early summer without air conditioning. Their 24 hour hotline is a joke - water running through my ceiling was considered a non-emergency so they said they'd send someone the next day.

I am a real estate investor and TriView/ Westward 360 is by far the worst management company with whom I have ever worked. On April 30, the whole building sold where I owned an investment condo, it is now September 26th and Tri-View/ Westward 360s slow accounting practices have still not released the reserves from the association!

I can not stress enough how horrible this experience was. Mark Urkovich is useless and you will find yourself chasing him more than finding apartments. Horrible communicator and horrible at his job. No help what's so ever. This management is worse then a bank. Do not rent from them it will be harder than buying a house. They only look for perfection and your good credit of 700 will not be sufficient. Even with a co signer. We got denied and robbed $150 in application fees due to credit. Even with a co signer of a credit score of $700. Daniel Rosenfeld is also no help and trust me you will not be worth his time to investigate your case. He had no explanation for the decline and only knew how to say I'm sorry I'm looking for a apartment myself. No one could explain the credit decline for perfectly good applicants with great credit. Please read all their horrible reviews and believe them when they tell you this is the worst management to work with. I am relieved I saw this early and didn't have to deal with them for a year in a lease. I feel terrible for whomever is under their lease and dealing with them monthly. If you have questions you will receive emails from different triview agents that have no clue about your case. Trust me with everything and don't bother with giving them your money. THEY WILL ROB YOU!!

Erin Swinson of TriView Property and Investments has now just found me my second rental unit. The first unit she found me was excellent- incredible price for a Chicago high rise with a lake view of Belmont harbor. All things were done with the utmost class and professionalism. In fact, when one Realtor started pressuring me into renting a place I was not that interested in- Erin stepped in and stopped it and promised me a better showing at the next place- which I ended up renting!

The second rental Erin recently found me was another high rise in Chicago with an even better lakeview and more space- but still affordable! Erin's efficiency and hard-work were evident throughout the whole process. Just recently, I helped a friend find a new apartment in Chicago and we walked all over Lincoln Park from early morning until later that afternoon looking at an assortment of places before my friend finally found a place. With Erin- I was picked up at 8AM, saw 5 different apartments and was applying to the one I wanted by 1045AM. Erin then made the whole process of filling out the paperwork and getting all of the fees and money paid out extremely clear and simple!

There's no way I would have found the great places in Chicago that I've found without Erin's help. I owe a huge thanks to her for both of my homes! I highly recommend her to a variety of friends and highly recommend her to anyone looking for a great place in Chicago.

The Application process was a breeze except we didn't hear back, for almost 3 weeks. Once we were approved for the Apartment, they wanted all their money in order to get the keys as expected. We paid all the fees, etc. and got our keys. Only 1 set out of 3 sets of keys worked, we had no garage key, or garage door opener until we asked for it which took a good 2 more weeks.

When we got to the apartment it was very Dirty: Moldy washer, Water Damage in two bedrooms with mold, the stove was greasy, marks on the walls etc. When we looked at the place the first time, the person showing said everything was being painted and fixed the following day, that was a lie. When bringing this to Caitlin and others attention, we didn't receive a response in over a week. It has almost been a full month since we've signed the lease and the damage in the bedrooms still isn't completed. They drag their feet to return any calls or emails, and to even fix the damages in the apartment but still expect you to pay your rent on time for an apartment that was NOT even close to move in ready.

This has been a nightmare of an experience, and if i knew all of this before I signed my lease, I wouldn't of ever signed or moved into this place. Its a great unit that needs some serious TLC, but the property management company made me think differently. I am honestly terrified of how life here will be for the next 18 months. This property management company made a ridiculously horrible first impression and has done nothing but leave a sour taste in my mouth. Explore other options before settling with these guys, its almost a joke. I honestly hope for the sake of their business and other tenants that they hire more staff, or get it together. When I talk to other Tenants in the building, they all have bad things to say. I can only hope things become better over time since i am stuck here for 18 months.
