Do not rent at Garden Square Apartments with this agency. The hallways are filthy and area around back is always full of trash. The management don t even bother to clean the outside. I went to view the place the front of the building is nice and well kept but I drove to the back on a random day and was disgusted by what I saw. I even went and asked current tenants and they said it always looks like this the management never cleans up the building. I took lots of pictures if Timberland would like to see who Garden Square keeps their property. Glad I did not go through with the application.

I am resident at The Observatory place almost 5 years and never have issue problem with manager or assistants managers.But today I went to the office for make a payment of my rent and asked assistant manager to give me detail of my portion rental payment.She pull out information from the computer of my regular monthly payment not exactly what I asked her twice. In that time she answered the phone calls and starting conversation about renting properties then asked her excuse me I you're please can first taking care of my concern? What she is become very rude and raised her voice at me: " I am talking right now wait." I said: "Excuse me ? you're not right to yelled at me. Then she told me: " You know what go have a deal with a Manager" I am not taking care of your rent payment".
I walked to the manager's room to taking care of my rent payment but its was suddenly happened the assistant manager runs to close me and closed the door in front of me. Almost ready to pushing me I was so shocked and told her please stay away from me , and don't touch me, and I am going to call police . She was sarcastic laughing at me and told: " Go ahead we make your life miserable because we know you're not calling cop with some reason but I am going to call cop and just for fun making trouble for you. Actually me and my family at Safe & Home program and they shouldn't threatening resident like that. Me and my family feeling now not comfortable from a new assistant manager anymore even the manager was their knows what is going on , and her job to taking care of it she didn't, manager comes to me not to help make a payment for rent she was rude too.Guys!!! that's horrible situations I had ever since I living her receiving from The Observatory office a new employment. I am so missed Shannon Hatchinson and Toney they're the best and professional with respectful Managers .I hope my complaint can see from Corporate Office and taking care of it this unbelievable issue problem. Otherwise no choice I have to send complaint of threatening me and my family to the right people.

Lived at ParkOne. Move out 2 days into May, and our prorated rent is not correct. I write to the new property manager and he says that he'll hopefully get it figured out in the next week. And that if we owed anything, he would contact us.
Nothing after this. I write back on June 1 asking for the total, so we can pay what we owe. Nothing. No letters, no emails, no phone calls.
September 19th, we get a letter from a debt collection agency. ParkOne and Timberland put our remaining rent to collections without EVER contacting us. This was also 3.5 MONTHS after I reached out and asked for the total we owe. This place is absolutely awful.

I'm a tenant at legacy crossing, I was having issues with the management getting to my work order. My washer had broke I called and went in the office for one week. They kept telling me leaks and AC take priority and there was nothing they could do they would get to it when they could. I understand that but when its been a week you would think my washer would be a priority. I asked for the number to timberland, the lady who answered the phone gave it to me because the manager was with someone every time I called that day. The manager called me back a little later saying she gave maintenance my work order and they would be in tomorrow. I had not called timberland yet and did not plan on it since she said maintenance would be out tomorrow. Well the next day came and no one came to fix my washer I did not call the office that day because I wasn't given a time when they would be out. So the next day I waited until 3:00 to make sure they weren't coming, I called down to the office and no one would answer so finally I called the timberland number. I talked to the lady who answered and I explained what was going on she was really nice and said she would call and talk to the staff and someone would call me back. Within 10mins the manager from legacy crossing called me to say maintenance was heading to my apt after they finished the job they were working on. 30mins after I hung up with the manager maintenance was replacing my washer. The maintenance men were really nice and got the job done fast. I think the issue was all on the management not passing on work orders. Timberland was a great help because I was getting so frustrated and felt like there was nothing I could do but take being ignored. Thank you timberland staff for the push to get my work order completed.

White Bear Woods .I have a dishwasher that's not working was told it would take a week for a replacement ,knowing that there is numerous vacant apartments that they could swap was told they don't do that .So a Tennant that has been here two years doesn't matter + since new manager took over this complex has gone down hill manager is rude and unhelpfull don't rent here !!!!

This company doesn't deserve a star at all but I had to choose one . I lived in one of their properties for two years not a good experience . Horrible maintenance and ridiculously high rent considering how old and run down the apartments are . Arcadia at Overland park only cares about money and not people .

My wife had orders that required us to move. I was told we could get out of the contract with the military orders however found someone to move into the place just to help them. When the person's lease was up they refused to give me my money back. They told me I signed away my rights to the money when I found a person. Ms. Kim Myers said my wife being in the Army doesn't make a difference. These people talk good but they are untrustworthy. Also, Erica the property manger was dishonest as well.

My wife and I were tenants of Vance Station in valley park Missouri. This management group took over and with in four months the complex went from 1240.00 a month to 1400.00 to 1800.00 a month. All of the apartments are the same two bedroom two bath. No pool, no exercise room, no club house. They say that the apartments have hard wood floors, ceiling fans, a pet park, and that there smart apartments. They do not have hardwood floors . They are vinyl floors that look like hardwood. If you want ceiling fans you have to purchase them and they will install them. The pet park is a grass area behind the complex that is not fenced in to let your pets Rome . They are not smart apartments, they say they are because they have a nest thermostat. My wife and I left this complexe because we were told that the rates will be increased and that they can change at any moment do to market price. We left are apartment clean and took pictures to have proof. We just received a letter in the mail that we owe over six grand in lost fees , damage to the apartment. Plus, we had two free months from the previous management group as an incentive to move in. Now, Timberland is saying we owe them those two months in rent. Now I know why you have a 2.4 rating out of 5 in the better business bureau. My question is how can you run a apartment complex that is in Missouri, when your company is in a whole . other state. Also, I have read other complaints on the bbb website of members of your staff entering your apartment with out permission. This gentalmen received an 8,000 dollar bill after he moved out. WOW, that sounds familiar to the Same situation we are dealing with. Oh, and it pretty much tells what your doing when four tenants in are building alone all move out in the same month

I have lived at Eagle Point for a long time and must say this is the worst it's ever been. I am so disgusted with the entire experience and have been photo documenting for quite some time and fully intend to share it all with the local media and hopefully shed light on really just what kind of a company Timberland is and how our property is handled and maintained. I live at Eagle Pointe Apartments and Timberland markets this place as a 5 star apartment with great amenities the reality is nothing is working at the same time. Parking garage is unsafe BROKEN SMASHED WINDOWS in over 25 cars. The pools are closed more than open, the hot tub has never been properly maintained in the last year I've been here, it's currently GREEN w BACTERIA. Wash machines are full of brown standing water even after I called and told Angela Sailer at Timberland they still didn't fix anything. She agreed that this place shouldn't charge high rent when nothing is working, yet she never refunded or discounted me any money. They only care about turning and burning and any resident who dares to complain gets a nasty letter informing them they can't renew. HA well I would never renew here it's disgusting and full of criminals, drugs, mice, roaches, silverfish and God knows what else! I feel so bad for any unsuspecting people who think this is a family friendly safe community, absolutely disgusting!!!

Timberland point and crossing apartments will be the best only if they clean the hallways and stairs And refresh the paint AT LEAST ONCE A YEAR, I feel like wanting to clean it my self. Please please send some one to clean the stairs and refresh the painting . If I could I could've done all this by myself , please do consider this request (timberland point and crossing St. Cloud

I viewed the model today at Rivergate Meadows and in the guest room there was this big Brown line near the window that caught my eye because I thought it was Mold or something. But after looking closer and taking a picture I found out from a pest control that it was a Termite tunnel. OMG and no one noticed this in the model??? it stuck out like a sore thumb and it gave me the creeps. I pointed it out and hope they take care of it because I assume if they are building inside like that God help them they are already infested.

FYI, DOG do not lie, Timberland Partners, Royal Oaks Management and staff are professional 5 Stars well trained Deceivers, Ignorant, Bad Services. This is an envelope of my Lease. It took them 2 weeks to deliver in front of my Apt. The inside Apt is STINK. I paid $300-$400 more than the market price per month and lived in an unpleasant ODOR 24/24. There are other issues on lease process. No reply Email request with excuse that their email network was not working. I am too pissed off to post all items. The staff was very nice when I first visited but after signing the lease, they are NOT the same face and services. They are actually laugh at me like I was a fool trusted them at the first place. Run, run, run away from the shark and poisonous snake...

Yesterday I was being pro active and talked with the manager at WHIE BEAR WOODS APT.
Knowing that my lease was coming up in June,I was pleading my case that I absolutely could not afford another increase , I only work part time in the summer months and my last increase is a struggle for me. I also mentioned I had mice problems and it took 6 weeks for them to get a guy here to put traps down, I get dirty water that comes up my kitchen sink from the laundry above my Apt.i had an infestation of Bee's this past fall ect....
At that point she said let me talk now,I let you talk,and I wasn't even finished. So she rambled on a out all her increases and basically said well I guess you will have to move, I got in my car and actually cried...
The maintenance crew has always been wonderful to me and have helped me out with things like hooking up my cable box do to arthritis in my fingers and many other things....

I've been an outstanding tenant and some people have limits on there income, I'm in a studio apt and can't afford another increase because water, trash ,sewer have all gone up.

Thanks for your time, this new manager was absolutely horrible to me and my situation

Update, they raised my rent to 1,098.00 obviously after paying their utilities my actual rent would be 1,125.00
It's a studio 427 square feet unit,

This company is seriously the worst. They charge $4.25 per month as a "billing administrative fee" (basically they are charging you for the pleasure of billing you) but don't update the website with the amount owed information until the last week of the month. Then they charge $1 as an eCheck fee every time you make a payment on the website, even when paying from a checking or savings account. The company manages a bunch of different properties, including the one I live at, so I don't know why they can't build these fees into the (extremely high) rent instead of charging them on top of everything else.

Timberland valley is not culturally or pet friendly apartment... now the qustion is public but seeing you mentioned neaghbours I talked to majority and non had issues with my pets to start out with... on the other hand my Jeep has over 5000USD damage to it and managment was aware to start out.. who's paying for repairs? At this point the o my discomfort that is caused is caused to me by you and your managment...against the ADA laws too..

And oooh my do I love the cleanliness of the building yea this things are alive and real..the roaches..

Based upon the management at Legacy Crossing, I'd say that Timberland Partners have got to be the laziest sleaziest management that I've encountered. I've lost thousands to Legacy Crossing over unexplained charges and if I refuse to pay until they've been explained... I get eviction notices and then the harassment begins. I'd love for this issue to get resolved. The clock is ticking.... I have thirty days to get un-evicted. Help....

Working for Timberland was a great experience! They are a great group of people... Everyone from the CEO to each manager and leasing agent I had interactions with were very knowledgeable about the field. Obviously they can't please everyone and have complete control over the day to day all the time... but they strive to do their best and to create a great environment in the property management field. 10/5 stars
