Shelly Bearden is an unethical agent for Worth Properties!
We are very serious buyers. Our current home is sold - set to close in 19 days. Inspection is done and clear, appraisal, etc. so we are serious! We made a full price offer on one of her listings. Knowing the market is moving as quickly as it is, we worked with our lender and Realtor until 11:00pm on a Saturday night to submit a very strong offer. When we submitted our offer, Shelly told our agent that we were the only offer at that time. We waited anxiously all day for a counter offer or feedback on our offer. Finally we found out that Shelly and her sellers entertained another offer without notifying us that we were in a multi-offer situation. They accepted the other offer without countering ours and delivered the news that our full price offer would not be entertained - via text message! Completely unprofessional. Then she wouldn't take our agent's phone call!
Ethically (and should be legally) a Realtor should disclose when there is a multi-offer situation. She should want her sellers to get the most for their house as they can. Multi-offers create a competitive environment that we were fully prepared to participate in if the occasion presented itself. There is no way of knowing what the real situation is, but we know that it is unethical behavior at best. This was very shady behavior, and Shelly's sellers should be ashamed of her.
I am grateful that we are working with such a wonderful realty team and know that we will found the perfect house for our next move. However, I will never work with Worth Properties and/or Shelly Bearden. Of course, people tend to report negative opinions more often than positive and I encourage everyone to make their own decisions. But I will say this....if you use Shelly Bearden, you do so at your own risk. She has made her sellers look bad, her broker look bad, and she has made us, as buyers, leery of Realtors' unethical behavior.
