This company managed my apartment community until they recently sold it. They quick fixed a few items so they could sell the community, leaving tenants with a broken gate (they advertised as a gated community), broken fencing, the laundry company doesn t fix or replace machines, no lawn care, and they have not completed the carpet cleaning that is supposed to be completed when resigning the lease. They made many promises they had no intentions of keeping when they secretly worked to sell the company. Had I known, I would not have renewed my lease.

THIS REVIEW IS IN REGARDS TO WILKINSON ASSET MANAGEMENT AND THEIR AFFILIATION WITH WATERSIDE AT CASTELTON APARTMENTS- "DO NOT MOVE HERE" DO NOT MOVE HERE" DO NOT BE FOOLED BY WHAT THEY OFFER OR ANYTHING THEY HAVE TO SAY. THEY WILL LIE TO YOU IN YOUR FACE AND ALSO GIVE YOU FALSE/LITTLE INFORMATION TO GET YOU EXCITED ABOUNG MOVING IN. THEY HAVE SOME OF THE WORSE AS WELL AS FALSE REPRESENTATION OF ANY PLACE I HAVE EVER LIVED. I HAVE BEEN DRAGGED THROUH THE THORNS WITH THIS PLACE SINCE I MOVED IN NOV 2, 2017 AND STILL NOT HAPPY. I HAVE BEEN LIVING HERE FOR A SHORT TIME AND IT'S BEEN HELL FROM DAY ONE. MYSELF AND TWO DIFFERENT REPS THAT WORK FOR WATERSIDE SPOKE OVER THE PHONE SEVERAL TIMES BEFORE I MOVED IN OR DID ANYTHING LEASE WISE AND NEITHER KNEW WHAT THEY WERE TALKING ABOUT AND PROVIDE HORRIBLE/FALSE INFORMATION ABOUT THE LEASE. YOU SIGN YOUR LEASE ON LINE SO "PLEASE READ" OR ELSE YOU WILL REGRET IT. "DO NOT LISTEN TO THE REPRESENTATIVES". I LISTENED TO THEM AND MY BANK ACCOUNT WAS OVER DRWAN FOR OVER $1,000 DOLLARS DUE TO THE MIS GUIDIED INFORMATION THEY PROVIDED TO ME ABOUT HOW YOU CAN PAY YOUR MOVE IN FEE. YOU HAVE THE OPTION TO EITHER PAY ALL UP FRONT THAT INCLUDE FIRST MONTH RENT AND THE OTHER FEES THEY CHARGE ON TOP OF THAT OR THE FEES RIGHT AT THAT TIME AND THE RENT ON YOUR MOVE IN DATE, SO I OPTED TO JUST PAY THE FEE FIRST AND WOULD PAY THE RENT ON THE MOVE IN DATE, BUT THEY TOOK IT ALL WITHOUT MY APPROVAL. WHEN I ASKED FOR A REFUND AND THAT I WOULD LIKE TO TAKE MY BUSINESS ELSEWHERE, THEY TOLD ME THEY COULDN'T DUE TO HOW IT WAS WITHDRWAN ETC. THEY THEN SAID IF WE DO REFUND YOU, YOUR NOT ALLOWED TO LIVE HERE AT WATERSIDE AND THAT IT WILL TAKE TWO OR MORE WEEKS TO REFUND YOU AND YOU WILL RECEIVE IT IN A CHECK FORM. I DIDN'T HAVE FUNDS SET UP TO DEAL WITH ALL OF THIS DISCREPANCY SO I HAD TO WAIT IT OUT AND SHAMEFULLY BORROW FROM FAMILY TO STAY A FLOAT UNTIL I GOT PAID AGAIN. MY MOVE IN DATE CAME AND I DID A WALK THROUGH WITH AN EMPLOYEE NAMED MIKE AND HE HAD NO CLUE IT SEEMED OF ANYTING. HE DIDN'T KNOW ANYTHING ABOUT THE FIREPLACE JUST TO MENTION A FEW THINGS NOR THE SAFETY THAT I ASKED ABOUT IT, NOR IF THE FLUE DOOR WAS OPENED OR CLOSED AT THE TIME I M ASKING WHILE ON THE WALK THROUGH. THERE WAS DOG FOOD IN THE CABINETS IN WHICH I ADVISED OF AND NOTHING WAS DONE OF IT AND I HAD TO WAIT A WEEK BEFORE THEY CLEANED IT AND I COULDN'T INVITED ANYONE OVER UNTIL THIS WAS DONE BEING THE PLACE STUNK OF IT SO I STAYED WITH A FRIEND UNTIL IT WAS CLEAN. THE FURNANCE DOOR WAS BROKEN AND YES I HAD TO WAIT FOR THIS TO BE FIXED AS WELL AND THE FURNANCE MAKES A TON OF CREEPY NOISES THAT I NEVER COMPLAINED ABOUT IT JUST SO THAT I DON'T SEEM AS AN ANGRY UPSET TENANT OR JUST SOMEONE COMPLAINING. THEY SCREW YOU ON THE $699 RENT SO PLEASE DON'T BELIEVE IT'S THE CASE BECASUE THEY HAVE A TON OF HIDDEN FEES THAT WILL JUST APPEAR ON YOUR RENT STATEMENT THAT YOU GET BEFORE EACH MONTH THAT IT'S DUE. I HAVE A FRIEND THAT IS A REPORTER FOR CHANNEL 13 NEWS AND SHE IS ALWAYS ASKING ME FOR STORIES LIKE THIS AND OTHER OR IF I KNOW OF PEOPLE WITH STORIES ETC, AND I PLAN TO WRITE A LETTER AND ALSO PROVIDE HER WITH MY STORY OF WATERSIDE AND ALL THE HIDDEN FEES THEY CHARGE YOU AND STIFF PEOPLE WITH ALONG WITH OTHER FALSE GUIDED INFORMATION AND WAYS. I COULD GO ON AND ON WITH JUST THIS SHORT TIME OF LIVING HERE AND IF I'M WRITING ALL THIS AND ALSO LEAVING A LOT OUT, WHAT DOES THAT TELL YOU? I'M FAR FROM A PERSON THAT FEELS THE NEED TO WRITE ABOUNG SOMETHING THAT I FEEL OR THINK IS A SCAM OR FALSE ADVERTISMENT IN ANY WAY, BUT THIS IS A NEED FOR ME TO DO SO BECAUSE THERE ARE MORE TENANTS THAT LIVE AT WATERSIDE THAT ARE OLDER AND JUST DON'T HAVE THE MEANS OR KNOW HOW TO SPEAK UP ON THESE ISSUES OR HAVE THE SKILL SET TO GO ONTO A WEBSITE AND WRITE THEIR VIEWS ON THE MATTER, BUT HOPEFULLY I CAN HELP BE A VOICE FOR THEM AND OTHERS. One star is almost too much for this place. They towed my husband's car unlawfully. It was dented in the process. We have gotten nothing but the run around from the office here at Applewood Village Townhomes when we talked to them about it. We tried calling directly to Wilkinson, but they NEVER answer. All we get is a message saying all agents are busy, and to leave a message and they will call back. But they NEVER do. On top of that, they put September for the end of our our lease instead of August. We are moving out, and now they want us to pay until the end of September instead of the end of August. BEWARE OF THIS COMPANY!!
This place is horrible, they tell you to leave a voicemail every time you call. They have employees running properties in Atlanta, GA that are not at all professional. This one particular employee has now stole from me after telling her I did not want to proceed with applying for an apartment (prior to my application even being processed) she proceeds to run my credit and all the following day after I had already told her no on living there. I emailed her in regards no response, I have called this poor excuse of a business several times left several messages and nothing. So, I will just go to my bank and report the fraudulent taking of my $75.
They manage Fox Valley Villages in Aurora,IL. Worst experience with the office as well as maintenance. Andrea who is the property manager ignored my emails and phone calls for over a week (and counting) about a leak that has now resulted in my entire hallway and bathroom floor being flooded. I have been told countless times by Gayle and Janet that maintenance would be out within the hour and no one came or called. When maintenance did come they told me they had to get a part and have not returned so they left an open pipe and a small bucket that quicklet overflowed. I can not express the disrespect enough that this place treats you with once you have moved in.
This company took over the complex I live in about two years ago. They are awful at managing property. The people that hired in the leasing office just seem like that got pulled off the streets with no training. The trash is always overflowing in my complex. They are hugely out of touch with their residents. It s bad to the point that the website to pay rent is down frequently. I have lived in this apartment for four years and after my lease is up next year, I m happily moving out. If this company owns the apartment complex you stay in run away. There is nothing good that comes with staying in a property owned by this company.
My first impressions of Wilkinson Asset Management, the new owners of my apartment complex (now re-branded as The Arbors at East Cobb) is not good.
I have been a resident here for nearly 13 years and had hoped to be so for many years to come. However, since Wilkinson acquired the complex, the property managers are telling me I need to either sign a new lease agreement with a 23% increase in monthly rent or vacate.
Given I am a 72 year old single woman living on a fixed income consisting of only Social Security and I can barely get by as is, the local management team more or less intends to put me out on the street. There isn't any less expensive housing in the area, so I don't know what I'm going to do!
I've appealed to Wilkinson Corporate Management for consideration on the huge singe-step increase in rent. I'll keep you posted on how that goes with an updated review. I can only pray they care more about contributing to their apartment complex community than trying to make an extra buck off vulnerable old ladies.
I keep calling and calling you guys and sent you emails and no one ever contacted me back. What's the point of leaveing the same comment with your contact info for every review if you guys never call back? You keep saying you want to offer us a "hassle-free living experience" but you never EVER do anything about that. I deeply regret moving into an apt complex managed by you and i feel sorry for all the residents that have to deal with everything you guys are NOT doing. As a management company you should be more responsible and not pretend that you care about the residents leaving the same stupid comments for every single review when you don't do absolutely NOTHING for your residents!!!!! I'll make sure from now on i won't move in any apt complex that's managed by you. This is such a shame!!!
