We have been and continue to be treated poorly by Westcorp. It seems they put Money in front of everything they do. They have not serviced our rental property with the Integrity they imply they stand for. Under new management but still with the same inept standards.

I absolutely love this community. This is a home for sure my kids have so many kids to play with and Skye is absolutely amazing! She is so kind and so caring towards us tenants and really truly cares about us! She is the bomb and the place is amazing
I'm a private landlord, and contacted Westcorp multiple times for a reference-check on one of their tenants. Westcorp has a process for reference-checks, which I followed to the detail. I have yet to receive a reply from this office. I faxed the reference questions more than once, with confirmation that the faxes went through successfully. Most of the people I spoke with were either rude, or just didn't sound like they care. The person that answers the phones (I think her name is Portia) - she never sounds like she has any interest in the caller..like she can't wait to park the call and pass you to someone else. The property manager, Linda - I spoke with her twice and left her voicemails that weren't responded to. Her tone on the phone was very unfriendly, and a little snarly. In this business, customer service should be the number one priority - and I found the service very lacking in this experience. I can understand that Westcorp has many properties and is probably a busy company, but zero actions in 7 weeks is ridiculous.
I looked up the Westcorp website and read their Team Values. I suggest more of your staff should do the same.
Company is terrible at passing information on to renters. They post something on their website, or leave a note Taped to your door and if you don't get the info they tell you it's your fault. Took 6 months and over a dozen times of me bringing the same info to them over and over before they finally input it into their system and the Location manager then emailed me and said thank you for finally getting us this info..
If you are looking to live in the Garneau area, please do yourself a favour and seek residence elsewhere.
Westcorp does not care about you, the renter - their client, they care about cashing cheques.
We lived in Windsor Park for one year. The unit was brand new when we moved in.
When we had our move in inspection, we were told that it would be okay, understandable even, that we hung things on the walls - that they understood that people would LIVE in the unit, and that that was part of the renting experience.
Within the first month of our tenancy, someone let themselves into our apartment without the required advance notice to re-finish our brand new bath tub (if this confuses you, not to worry, we were equally confused as to why they would want to waste money on re-finishing a brand new bath tub). My husband then worked nights and was asleep when the repair man let himself into our apartment unannounced. My husband let him know that this was not acceptable. The repair man replied that this was their policy - "that's how they do things [there]." Well, this isn't how the law says they should do things, so we made sure that they give us sufficient notice prior to entering out unit in the future.
After the initial confrontation, things went as smoothly as they could. Our unit was brand new, so there were virtually no issues over the course of our tenancy (thankfully we did not have to deal with the staff's "I don't want to be here" attitude).
After two days of cleaning and moving, our move out inspection report was not flattering. Contrary to what we were told in our move in inspection, we were NOT allowed to hang things on the wall or if we did we would have to fill the holes and paint. But don't worry, westcorp can fill the holes in the wall for a mere $475.
Apparently I was NOT allowed to use toilet bowl cleaner in the tank - they would have to "clean" that. My husband and I paint, so I'll admit there were a few marks of latex paint on the wall and laminate floors, certainly not enough to merit NINE hours of cleaning resulting in a near $370 cleaning charge. Basically, we were not allowed to live in the unit. When I brought this up the the move out inspector I received the expected response in an "you're bothering me by making me have to do my job" tone - we had to return the unit to the exact condition we found it. Sure, makes sense, and I had save for a few things my pregnant self naively assumed would be part of the standard turn over.
My father is a landlord and property manager, I grew up turning apartments between tenants - this is simply the cost of doing business.
So, when I got my $75 dollar return from the $1,000 deposit today, I thought "Great! Just the right amount to file a claim with the Residential Tenancy Dispute Resolution Service!"
So, please, PLEASE re consider renting from Westcorp. Save yourself the grief.
Worst rental company in Edmonton I've had so far. They want your money and will attempt to extort it from you using shady means. They will attempt to remove you from the property to raise the prices of the units.
I my case having lived in a unit for close to 7 years I was told I had too many decorations on my lawn and they would not renew the lease with me. After having a large disagreement, we managed to agree to go month to month for $100 more, only to be approached a year later to start a new lease. The manager at the time wanted me gone and tried to use anything she could to do so. She was moved or let go, but things haven't improved much.
Now after 10 years of paying by certified cheque, they are trying to extort a $25 cheque fee even if I deliver early. I now have $50 outstanding for EARLY payments made by cheque which my lease states I can do. There is a fee for late payments, not for paying by cheque, and a certified cheque should be as good if not better than cash or EFT. The problem here is they "changed their system", well that's not exactly my problem. My lease has the word cheque written in it. They still have no delivered any paper notice of attempting such a fee.
Westcorps data has been hacked at least once, who knows how many other times they haven't told anyone about. There is no reason someone should be extorted $25 to pay them in a secure manner.
In 10 years little to no improvements have been made to the property. It's a challenge to get them to fix the sinks let alone anything else. When they do the sinks they only do half the job. Change the seats.... maybe a call won't come so soon. Windows leak, they are exploiting the climate rebates to get them changed, but the work isn't being done.
I've had the basement flood multiple times due to a grading issue outside that funnels all the water into our window wells. It was an extreme hassle JUST to get a pump in the window well.
Even see the reply below, forcing people into their new system. They just don't care, they would rather try to force a person to use the system or make them pay more. Not a pre-authorized EFT? You're gonna pay more. Let us just walk you through this easy process so your data can get loose when we get hacked again. No Thanks Westcorp, I've paid you good money on time for close to 10 years. When am I going to get a paper notice of these fees in my mailbox? At least in Ontario you're protected from scams like this where you're being forced into a pre-authorized EFT.
If you are considering Westcorp, think again, protect your data, and protect your money. Don't let this shady company walk all over you.
Do not sign a commercial lease and personal guarantee with this company!!!! This is why they are a top performing company. The staff is top but they follow orders from mgt and will lock you out, drum up all kinds of charges and clean out your pockets and take everything you have. Just like every other commercial landlord. I don't feel sorry for them right now with their empty buildings.
Trying to get a place in Westmount and after the $500 deposit, we are told to get verification for our jobs. There is 3 of us with one unemployed, 2 working and we gave them our pay stubs that they requested. A week and a half later, they are still 'working' on verifying if we have jobs despite holding physical proof of our employment.
I hope we can at least get that $500 back or this would have been a massive waste of time. If it wasn't for looking this up, I almost thought this company doesn't exist and we were being played by con-artists.
The worst experience dealing with this company. They are extremely unprofessional and constantly looking for ways to take your money. The Galen loft building had so many problems but when you call the management, 90% of the time calls go to answering machine and nobody ever return your calls and problems persist. The whole building with more than 40 apartments had only one set of working washer/dryer. You have to call them many times to get even an update about when you are getting your safety deposit back. The windows were leaking rain water, the fridge sounds like a Diesel engine, and the wifi speed belongs to a decade ago!!!
Nightmare dealing with them. They are not returning to me the original bankdraft that was given to them as a refundable deposit to hold a place for Windsor Park( my daughter is a student and could not get a cheque). They keep on saying that the draft was not deposited , which is fair. The money is out of my account and my bank is saying that the only way to guarantee that it is never deposited is to get the original one back as the draft is treated as cash. The leasing team lead emailed me back today there is no way that it could ever be deposited as, to my knowledge, it has been destroyed..I am sorry that I can t do more to help. What guarantee does this give me that someone does not have that draft sitting with them :(how long do I watch my statements for a $1000 withdrawal ? Please be very weary of the company. Neither professional nor easy to deal with.
They haven't heard of the RTA and if have they don't follow it. The printer being out of toner in their view is an acceptable reason to return a security deposit a month late.
Terrible place to work, mean and unqualified managers, oncall is insane(one person for over 3000 units in edm). I am not a disgruntled employee or something like that, just share my experience. They use terrible cheap contractors and then expect the maintenance staff to go in behind them and redo everything with a smile. They pay slightly more than boardwalk but other than that it is the same or worse in every area.
I have lived under Westcorp for more than 5 years with much satisfaction. My quality of life, as well as that of my husband and children's, is truly greater than before we lived here. It is very family oriented community with many amenities and access to schools and park spaces. Animals are allowed here and it is quite safe compared to other areas of Edmonton. In terms of property management, Westcorp has had many changes in staff over the years and most recently made changes for the better I feel. Their rent payment system is efficient once set up and they deal with things in their units in a triage sort of manner which makes sense to me. If someone needs immediate assistance, I believe they will provide it. Skye and the other front of house staff work very hard and definitely care for the tenants here. The maintenance staff are incredibly hard working (Steve and Dean). I like Westcorp and My Home.
Poor service before I even view the unit. I took time off work and scheduled an appt with Joseph. Only to stand outside the address of the unit I was inquiring about for 20 mins waiting for him. I called Joseph from westcorp who advised me he is on his way, waiting another 15 mins, when I left the property after calling the office and he would pick up and hang up, I left the property. When I sent and email and called Joseph that I was leaving the property and not waiting longer... he said he was at the leasing office waiting for me. When I asked why did he call or advise me to meet at a different address other than the property address I was inquiring about, he stated an automatic email should have gone out to me about where to meet and he is not sure why I didnt get that email.... when I asked to speak to a manager of the office he advised they will contact me and he cannot give their contact information... it has been 3 days later and I never heard from anyone at that office and basically wasted 3 hours driving and waiting to view a unit that they didnt show up for.... I think I dodge a bullet dealing with a leasing company with poor work ethics... think twice and then think again before dealing with companies who give such a poor first impression...
