Ive never been in this experience in my LIFE. I am beyond a good tenant and have past landlords to back it up. Ive only been renting from them for 7 MONTHS and I want to run as far away as possible! The amount of stress these people have caused me and my family is unbelievable! And please dont respond with the oh I am sorry youre not satisfied bs because you people DONT CARE! All you care about is getting a good review to look good! I tried to stay away from property management because they all SUCK! But I told myself to give these people a try to only end up in a terrible situation that I have to run away from!

I have purchased two homes through Stout Associates. They went above and beyond during the entire process and I highly recommmend them. They were completely flexible when I was searching for homes even with my crazy schedule. They always were available to answer any questions I ever had. Five stars!!

Don't get back to you when you call/email about properties. Guess they don't want my money! And reading these reviews I guess I am lucky. Yikes. It sounds like they have employees write positive reviews. And apparently it's great if your the "rich" property owner, they treat you great. But if your the renter of properties they manage, it seems like a nightmare.

The people at Stout are very friendly and helpful. They are the best at what they do. A no nonsense company ready for any real estate needs. I extremely pleased with the service I receive managing my property. They saved me from losing my home. I always recommend to others!

Although still a tenant I cant wait to stop being one. The home is wonderful and really like it, but the management company is horrible.
They cannot process bills accurately, over charge and under charge sewer bills, simply do not pay the bills and get shut off notices, repairs take an extremely long time. Shower was leaking and the plumber cut a hole in ceiling, but never patched it. Called them three times to remind them and personally told them about the hole that was not fixed and now they are charging me for the repair.
I would like to let all those thinking about using this company to rent their home through they seem shady! choose another company!

Those looking to rent they only take money orders so it is a pain and added cost, they do not know their properties and try to raise the rent and tell you that the owners want it raised, when the owners do not even want the price raised.

It is sad that the home is very nice and the owners are great, but the management company is horrible!!

I m a loyal tenet to (Stout Associates) , My central air decided to stop. I called ( Stout Associates ), made them aware. Stout Associates responded immediately. Excessive heat such as this causes harm. My central air unit decided to take a break. Do to excessive heat . Our decesion was to try resperiotry breaths. Unto no avail it stop breathing lol. Stout Associates took the initiative, to order air conditioners. Stout Associates kept in contact, and reassured me daily. Stout thought about my family, as if it was there s. Excessive heat can do harm. Despite our delay things worked out. Air conditioners are working great. Good people still exit .Thanks again.

PROCEED WITH CAUTION DON'T EXPECT YOUR DEPOSIT BACK they will say that you left your property in bad conditions and then deduct it out of your deposit... RENT AT YOUR OWN RISK

Don't rent from these people. Been living here for almost a year and while the property is beautiful, the ceiling fan in the kitchen is busted and two of the lights sizzle if you have a bulb in them so it's a major fire hazard. Not only that, but the landlord supplied a new fan and it's been sitting in our spare room for 10 months waiting for someone to come install it!!

Also, our lease says (and we were told) the heater is electric when it is actually oil. Which costs way more than electric.

They also hound you if you're any kind of late for your rent money and threaten to file for eviction. And by late I mean 3-5 days. Which makes no sense to me because they're making extra money for free essentially and it's not absurdly late. Why have a late fee if you're going to hound people?? For example our rent is due the 21st and we said we'd pay the 26th (told them on the 19th) and they said okay and told me what my total would be. On the 23rd they called yelling saying I said I'd pay the 22nd and again today (the 25th) they called at almost 7pm (two hours past business hours!!) and didn't even bother to leave a voicemail!

Also they do water bills based on who lived there before you and ours was supposedly $122 per month, and then when your lease is up they figure out your difference from your actual usage and deduct that from one of your final bills. Well low and behold we only got deducted <$200 when the previous tenants were a family of 4+ and were two people who are barley home.

In conclusion these people are thieves, rude, and just overall poorly run. I've had better business dealing with random landlords off of Craigslist!

When it comes to Stout Associates, you will never find more sincerity from a real estate company. If a complication arises with a rental, they will fix it. Rest assured.

Stouts Associates manages our rental properties. They do a very good job keeping renters happy. They ensure our properties are maintained well. I would highly recommend them. Most renters stay for years so they are doing something right.

This company does not even deserve one star. I was tenant in one of their rental houses for almost 3 years. When I moved in (I was desperate) the house was a mess, filthy! Any maintenance problem I had took forever to be fixed if at all; so I ended up fixing things myself. Thankfully I did because the one time they had someone come out for 10 minutes they charged me!! When I asked why they told me "Someone has to pay the bill." But it was a problem with the home's structure that was there before I moved in (even the maintenance guy told me that!) but it was getting worse so I called. That's why I rent and not own...Not to mention the bill invoices they sent me were obviously fake and created by them..I googled the addresses of the "companies" and they were all houses/properties for rent!

I always payed my rent and bills on time..even the water/sewer/trash that would be sent to me late or 2 bills at a time for the last 6 months. When I told them I was moving out and gave them my 60 days notice I had a realtor calling me less than a week later to set up showings already! This company is shady and will do anything to screw you over and take your money! You will pay a huge security deposit and only get a small percentage back, if anything at all! Please don't get fooled and taken advantage of like i did!

Stout Associates is a professional full service realtor. The property management services they provide for us are number one. They take all of the worry out of owning a rental property. From obtaining top notch tenants who pay the rent on time to helping maintain the property they are right on top of everything. We appreciate all they do for us and recommend their services for both property management services and all of your real estate needs.

I ve been working with this office for many years and their agents are wonderful and caring. It's like being part of a family. All our transactions go very smooth and ahead of schedule, which in today's market is a great thing!

So far so good! Found them at the last minute a day before closing! Scary when u do things last minute as time were limited and u want to choose the right property management. Leave out of state so that turns things difficult as if I weren't able to find a right property management it could be a challenge to manage long distance! But came out okay! Tom were on top of everything and a funny guy to dealt with!

They are my management company. Almost a year and no problems so far. The small maintenance issues if had were taken care of in a timely manner and according to my tenants fixed.

Stay away! They do not care about you. The places are not well kept. Their only goal is money but they don't want to work for it. Goodluck trying to get answers on anything because they pass you to people who are never in the office. Worst experience renting from them.

Extreamly unprofessional!! Our landlord got them, told us how nice they are. They started demanding money right away, saying we were late on rent. We were never behind on our rent at all. Now we are moving out by the end of may, they are demanding they are coming for an inspection on may 9th, I told them we will be out by the end of may and they can do what they need to do then. ( mind you, we have no lease with anyone) We didnt want to sign a lease with these crooks so we decided to move. They say if we do not let them in may 9th they will change the locks. That is when they are coming whether we like it or not and they will change the locks on us. The lady was threatening me on the phone. I kept telling her over and over we are moving out and they will be able to do anything they need then. All they do is demand money ( that no one even owes) We have lived here 9 years. The previous owner landlord never did repairs and the new landlord that bought the property has never even been in here. So of course normal things are going to need fixed, things that were never fixed before we even moved in. They LEGALLY CANNOT COME IN MY HOME, without an eviction process. Which we are moving out anyways, then they can come in here all they want! Do NOT RENT FROM THESE PEOPLE! We didnt chose to, our landlord got them for property management which I'm sure he is soon going to regret! It is not legal to treat people this way, and harrass them.

Updated!!! We didnt owe you any money, we had no lease with you, we were current on rent with our landlord! He was still taking our payment. He didnt refuse it and tell us to pay you. So there was no rent for you to collect!!

Stout Associates have been managing our rental properties for more than 10 years and have provided us with very good communications and transparency on all aspects of our property. Stout's does a very good job finding high quality tenants and making sure the property was not unoccupied for any long duration of time. When we decided to modernize one of our properties, Tom Huyett, Manager, did an excellent job finding a good solution for upgrading, refurbishing and identifying contractors to improve our rental property in a very timely matter.

I would recommend Stout Associates to manage your rental properties taking the burden and responsibility off your hands being your own landlord without worry.

HORRIBLE experience with this company.

I lived here for about 2 years and did not receive great service the entire time. The property was dirty from the previous tenants to the point where the entire downstairs carpet was stained and smelled like urine. The walls in the upstairs master bedroom were infested with squirrels that burrowed their way through the siding. This was only fixed one time and when the contractor came out to fix it, he only covered two of the holes when there were at least 5 more that the squirrels had also made.

The staff is not helpful and courteous when we would call or email asking for help. When we moved in, my roommate and I took pictures of everything that was broken or dirty or missing and the landlord never fixed the problems. The biggest problem was that all of the windows were rotting to the point where if you opened some of them, there was a possibility that the glass pane would fall through the wood and shatter on the ground. We were told by the contractor that this was too expensive to fix and the landlord would not do it even though it was a safety issue.

When we finally moved out, the walk through was done with both my roommate and myself present and the two women that completed the walk with us said everything was in great shape and we were all squared away. After we received our security deposit back, we come to realize that we were charged $200 for a cleaning fee even though the walk through was perfect. If something had been wrong, we would have fixed it at the time instead of waiting until a month later to find out through our reimbursement check.

NEVER rent from this company unless you want to be taken advantage of and spend much more money that the properties are worth.

Terrible! Stay away! I should have taken the bad reviews more seriously. The office staff gets in late and leaves early so don't try to call 30 minutes before they close. Also dont expect to ever hear back from them via emails or phone calls. They must pay people who don't live there to post good reviews. I had to clean my rental myself when I moved in because it was gross. Counters, cabinets, carpet was all dirty. There were also small damages that I took pictures of but they still charged me when I moved out saying they "didnt charge me for everything" like they were doing me a favor. They will nickle and dime you!

I have personally rented from Stout Associates for 4 years now. My 1st place was for only 1 year and I kept it in very good condition as it was when I moved in. I received my full security deposit back. My current residence I have been at 3 years and the same still applies. The office staff is very personable, they are very good at fixing things when something breaks & they also helped fixed my credit. I appreciate all they have done for me.

I have used Stout Associates to both buy and sell properties. Their personal attention to details and problem-solving capabilities amazed me. I have referred several associates to them and all share my positive experiences.
A good friend used Stout to manage a property for him and he reported only good results.
I would highly recommend both Jeff Stout and Megan Stout Blew as your choice for realtors.

Where do I start? We were forced to leave after our old landlord said he s tearing down the house we were renting and only had a month to find something. When we were shown the place on sycamore lane in blandon by Jeff he didn t know where anything was and just didn t seem to know anything about the property. It was a reasonable place so we decided to rent even though we shared a list of things with Jeff that would need to be fixed before we got there. He agreed. So we moved in and didn t hear anything from Stoudts until a few months later they called and threaten to kick us out if we didn t pay. We called back and they found out we did pay so then we asked again to fix the stuff we mentioned in the first meeting. They said they have no notes on that. So they came out and saw that boards on the porch needed screwed in, shrugs needed trimmed, and a few small things. They demanded a home inspection bc they thought we did it. That s just the start. At the end of our lease the basement flooded. Normally I d say that s no one fault but in this case they should be held responsible. They demanded another home inspection which just felt like harassment at this point.
We moved in and the basement had a few walls up but only the studs. We never thought twice about it until it flooded and the plumber came in. He said he told them to replace the sump pump but they never did. So the first time it flooded they tore down basement walls and that s it. This time it flooded they replaced the pump but refused to clean up the mold and mildew it left not to mention all the stuff we lost bc of the flood. I told them it was unlivable with those conditions and I m not paying the last months rent bc I can t really sleep there. They never returned my call. So once we move out they give us the bill. They took our $2000 security deposit and said all kinds of stuff that wasn t true so they could keep it. They even discounted the last month of rent. That to me shows they felt bad for not doing anything. It was cheaper for them to wait till we moved out than to clean the mold while we were there. I called the the health department and they said they couldn t help. That s not what they do. This whole situation is messed up but Stoudts is by far the most unethical business I ve ever had to work with. Plan on them taking your security deposit no matter what.

Of course you would say that. You may have followed the laws but not without bending them to favor you. How could you be ok with someone living with that much mold and mildew. And one of your employees said you would wait till we move out to clean. Tell me that s good practice!!! When I tried to talk to Tom he ran in his office and hid. He made the nice young women clean up his mess. You charged us for a $250 cleaning bill and like $250 for not having the keys on the counter. We told you we left the keys on the top of the fridge. And if you cleaned like you said you did I m sure you would have found the keys. But they are probably both lies. It s not financials we need to discuss. It s ethics!! If you want to discuss the ethics of this situation I d be willing to come talk. Otherwise I have no $ to hire an attorney so have a good time with your consciousness!

They selling this Multi-Home for almost $900,000 built in 1910. Rent is Decent but "THEY PROMISE" To fix things and call you and tell you they are coming to repair and all they do is 'Lie' and Keep Lying. So I recommend a Slumlord in reading than Stout's. How Unworthy and Unprofessional they are about 'Keeping their word'.
Never will I recommend this place for living arrangements.

Horible. We rented an older house the wall had cracked from basement to 3rd floor they jacked the 1st floor up to were it was before and said it was good. There was a lead paint issue i had 2 young children living there when they came to work it was a father and son that acted like it was no big deal that there was lead paint chips on my kids pillows.they did not follow guidlines on how to work with lead paint what so ever . They were very rude. Never gave 24 notice like you are required by law. They would just show up even when i asked them not to be there until they cpyld prove they were certified to work with lead paint. I would call the office and the so called secretary would leave me on hold for long periods of time. The house had its own well for water but the pump was shot. It ran 24hrs a day running my electric bill up. They told me to check if the fire hydrant was leaking up the street thats why we had no pressure!!!! SLUM LORDS

Proceed with caution. These people are crooks. Shady people. They deserve no stars. The one good review is a scam. Ruth Lubo- you are employed by Stout so your review is meaningless. Shame on you, having your employees post good comments about your business. Lol let the customers do the commenting. Oh wait you'll never get more than one star at that's by default. Lol

My son rented from stout associates and for an entire year we ve been fighting with mice, roaches, holes and leaks in the ceilings among other issues.. ( and we re clean people) Now that our lease is ending, they want to inconvenience us with fixing repairs that should have been fixed a year ago. stout associates are working hard on trying to keep our security deposit When we ve constantly complained about issues in the property. Also, Our rent is due on the 6th of every month( with grace period) and they charged us a late fee when we paid on the 6th. (That s $50 extra In someone s pocket). This isn t a business, it s a scam.. **Caution** if your desperate and want a leaky roof over your head or unwanted pests and critters, then Stout Associates is an option, also Keep all receipts cause they will rip you off if your unaware!!!!!

I just purchased my 1st home and closed today. I am beyond pleased with the service I received from Megan Blew of Stoudt Associates. She is very courteous and professional. She is not pushy by no means as many real estate agents are known for. She kept checking in with me and sending me listings daily until I found the right home for myself and my family. I am very pleased with my monthly mortgage payment and to top off everything, I received a free home warranty for one year due to being a Veteran. When you are in the market for a new home, check out Stoudt Associates and ask for Megan Blew.

Just got the keys today. Everyone we dealt with were very nice and respectful. They answered all questions and concerns we had about everything.. Everyone had a nice and positive vibe!!

Never in my life have I experienced such unprofessionalisim. Their is a complete lack of communication from the rental office when you need any type of repairs done. Kaylee (I assume the receptionist) was incredibly rude and demeaning over the phone and in person (I felt a hint of racisim). They also attempted to keep my security deposit after moving out with notice. A bunch of scammers please stay away from this company!!

I have lived in one of their properties for nearly 4 years. I have never had one issue, any time something needs fixing they are out there asap including one time where they showed up same day when I honestly didn't expect them to be able to due to what time I called.

I have had to be late with rent a few times due to when check dates fall and they are always understanding as long as I keep them informed as soon as I know what's going on.

The office staff is friendly and down to earth and all really great people.

Very Very Dissatisfied. We have tried many times to set up appointments on there web site. Got no phone call or emails to have a appointment, nor have phone or email us back to say the property was taken. Nor they would have us as a contact for future bisiness. I do not know how you all keep in business. I hated to give you all a 1 star, only because this was the only way to post.

RUN!!!! Poorly ran and unprofessional business. They take and take and want more money. They over charge you for everything and anything. They fix nothing at all. The rentals are filled with bugs and mice. Management always promises to fix things but never happens or it's fixed half fast. FYI the Thomas that give this place a 5 star rating above is the manager for this business. How sad is that if you ask me it's so low! Please stay away please
