I moved into their property known as Washington Park Apts in Milton Freewater, and it was like living in a correctional facility with all the restrictions and rules put against you. And sadly and unfortunately they don t enforce all of their rules as what is stated in the lease! Catherine the onsite property manager is Arrogant, Rude, and Disrespectful in every aspect in her dealings with you. She clips notices outside your door without envelopes exposing your confidential information (see pic) when she needs to communicate with you. She will work diligently to find fault in you so that she can evict you for such petty things. I was recently evicted for having my furniture less than 12 inches from the baseboard heater, and for keeping an empty box outside on my patio! The apt. complex has an ant infestation problem where me and my neighbors dealt with ants crawling everywhere in the kitchen and bathroom and then they shrug you off when you ask for an exterminator to rid them (see pic) What a slap in the face to me as a tenant. They simply DO NOT care! I was out of town for a few days, and I come home to find a notice clipped outside my door indicating a 24 hour inspection of my unit. Well low and behold they came into my apt the next day while I was gone, and didn t even leave a note indicating they were inside my unit (required by law). So Violating! Catherine the manager arrogantly and rudely told me that my work orders were false and that I never submitted them to the office. Absolute lie! When I moved in the linoleum had cuts and rips throughout the kitchen, dining room, hallway and bathroom floor. And the living room carpet was deplorable as well with it being bunched up and separating from the floor. And then when I addressed the carpeting with her on an inspection she callously says This is not bad, and we have standards here .
Had re-inspection on my apt, Tony the maintenance man goes into my bathroom and does work under my sink that caused my sink to not drain and be plugged (see pic).
And I never put in a work order for troubles with the sink! The sink worked beautifully before their hideous inspection where they tried finding fault with me in every aspect! Manager then goes into my bathroom to take pictures of my toilet after she already inspected it only a week ago, and didn t notate any problems. If this management company truly did care about their tenant s safety they would provide a fire extinguisher outside EVERY unit on every building. Not all buildings on the property have them! I m disabled and lived on the second floor of the building where I essentially would have to run down two flights of steps and then to the downstairs neighbor s door to retrieve an extinguisher (see pic). I even sent a formal complaint letter to the owner Doug Chrisman of Viridian to only have it passed off to a detached rude regional manager by the name of Ryan Pace who did absolutely nothing about it nor did he resolve any of my other issues here on this wretched property. I even escalated my concerns/issues to Patrick Patterson, the president of Viridian, and he simply brushed me off as well!
In the 30 years since I have been renting, I have never endured so much abuse, hostility, harassment and intimidation from a management company! I will be escalating a complaint to the USDA Office of the Assistant Secretary for Civil Rights in Washington DC on my ordeal here as a tenant, and will pursue them in court for their heinous actions done towards me!
If you want to live in a hostile, drama free environment and want to be treated with dignity and respect, then stay FAR AWAY from this ill-mannered detached company that could care less about you as a tenant! This management company recently acquired a property called the Montclair Manor here in Milton Freewater, so stay clear of that place! This is a fair warning to all renters out there: You will only find yourself being abused and harassed by them in any way shape or form! This company has NO BUSINESS managing any property. ZERO stars!!!

I wish I could leave ZERO stars! I live at Washington park apartments in Milton Freewater and the apartment manager literally stalks me. She takes pictures of the outside of our unit daily. She wouldn t address the ant problem we have and after trying and trying to get them to spray, we are now on bad terms and she s evicting me because my cords were supposed to be 12 inches away from our baseboard heaters, BUT our outlets are only only 4 inches away!! She also stated that I submitted too many work orders that didn t need attention. The work orders I ve submitted? ANTS! Also, nails sticking out of tack strip on carpet, my laundry door swings open by itself and blocks my front door from opening and locks us out sometimes. When we moved in, the place was filthy! I could go on and on. Now they trapped me into signing a 30 day willing to vacate so that I don t have an eviction on my background, but now I can t take them to court and I m regretting my decision big time. I want to fight them in court. Something needs to be done. And Ryan Pace is the most rude and uptight man on this planet!

They violated the lease on at least one occasion, when this was pointed out to them they told me to go get a lawyer knowing that they rent to low income residents. They violated the lease of an apartment that fell under ADA as a Disabled person lived there, they had weeks of warning that a storm was coming and did nothing to prepare for it, they said because of the storm they could not come and remove the snow that had compacted to ice over the course of the week, but seemed to be able to send someone over to take photos of the front door walk and sidewalk. incompetent to a T, but if you violate the lease or are late on rent then they hold you to the letter of the lease they have no intention of following themselves

There's good reason this company has such a low rating do not use their housing unless you're desperate. The manager and regional manager are very dismissive with valid complaints and did not care about the unsafe situation they knowingly created.

update: managers would not do nothing about the situation or me being threatened by drug addicts managers all the way up to patrick would lie to me and bs me 30 days notice has been put in for those smart enough to check reviews first( i was not) for your sake please look elsewhere there is plenty of housing for those with low income elsewhere

The new office manager at Floral Thompson Manor in The Dalles is something else. I have a family member who lives there. I emailed office manager twice regarding trees that fell and was on apartment building. First email she must of ignored, my second email she must of didn't like, she blocked me. Must don't like the truth. Which won't stop me from communicating. Viridian needs to fire this office manager. This complex has gone through so many managers. So, it would be a pleasure to talk to the President of Viridian.

Hate it!! Made complaints to my manager about a very disrespectful neighbor and her also being very loud at all hours. Nothing has been done!! I have lived here for seven years. I am very angry she is a transfer. And has only been here two or three months. Get her the hell out of here!! By the way I live at Clover Glenn Apts in Lagrande, Oregon. My name is Amy Williams.

Veridian management is weak. They come in revamp a complex like at 511 Ridings Ave in Molalla. Get a big tax break and walk away. Public out reach is ignored. They let their residents get away with all types of bad behavior and the community has to deal with it. Shame on Veridian management. They allow people to loiter in the parking lot chain Smoking cigarettes. One woman doesn't even feel the need to get properly dressed and comes out in bathrobe!!

Ive been a resident for a couple months now at forest park and truly like where I live. My neighbors are great, the maintenance guy is on top of it whentheres an issue in the apartment, the manager is very nice and respectful and helpful. The washer and dryers work! The playground is close and the kids are respectful and surprisingly not to loud. I'm very satisfied with my home and the people surrounding it.
They've definitely cleaned this complex up over the years .

From my own experiences with this firm they are awful, I am looking for other accommodations, I have never in my years seen anything like this.

I live in one of their owned apt buildings for seniors and I'm very happy. They treat me with respect and listen to my concerns. Any issues I have are addressed in an orderly fashion. The lawn is taken well care of in Spring & Summer, snow is plowed & sidewalks are cleared in Winter.
What would make them perfect is if they had a one bedroom house with a fenced yard!
