$18000 lower appraisal that was recently done, WHY ,HOW, WHY??????????? Would it be that tey need to have a quota to meet?
Should be fraud. They have someone come and take pics for 50 dollars, then have some poor appraiser certify value for 35-60 dollars and you pay 300-400 for an appraisal this company is a joke and the appraisals are horrible! This company is killing the industry.
These ppl should not be in business. Banks are using them for drive by appraisals. They take no useful pictures. They took 3 pics of street, two of garage, and one of mailbox. Used comps of houses miles away. Didn't bother to take pics of all my water frontage, pier, huge lot, etc. These ppl are scammers.
We had an appraisal less than a year ago, 9/2019. According to this company's, 8/2020 appraisal of my property, it was down $70K, more than 10% in a market that is going up. All the realtor websites, Zillow, Realtor, etc, show this trend. With a little research I find the appraiser is in Grand Rapids, 2 hours away. Comps were literally on the other side of the RR tracks. No clue with respect to home values and desired homes in this area. I guess he wanted to play it safe and use the taxable value. They did this for my bank. Thanks to this company's incompetence and that my bank choose them, they may have lost a 30 year customer!!! If I leave I will make it clear ValueNet is the reason.
