I live in one of their developments and while the architecture and design is beautiful, the quality of the building and the service of the builder is horrendous. My biggest complaint right now is that after 2 years they still haven t installed house numbers for our townhouse. We ve emailed them, left multiple voicemails and they don t respond or call back. Imagine calling emergency services and they arrive and can t distinguish which townhouse is which because none of them gave house numbers in a situation when seconds matter. Yet the builder does not care to even respond or give us a timeline after 2 years of owners complaining. Other issues include the greenery being all dead leaving a hideous landscape surrounding the building, the rooftop pool leaks water down onto the units below, the poor quality of the appliances is something that is discussed in our condo Facebook group quite often and the list goes on and on. Would stay away from this builder. Will update this review if they ever start addressing the issue or at least contact us back. Might be another 2 years before that happens though.
Not the worst, also far from the best. I've lived in one of their buildings for 5 months now. They've had issues ranging from poor customer service to sloppy construction management. The building was far from finished when they started moving people in, have yet to open amenity spaces (6 months after occupancy), and their buildings have a generally piss poor design. Just another company cashing in on the booming condo market in Toronto at the expense of the buyer.
Buyer beware!! Providing an update for the previous review about the torn up green roof (from 3 months ago now and still NO action!!). We are now heading into December and it is still a disaster. This developer couldn t care less that we have to look outside at this EVERY SINGLE DAY, not to mention the structural impact this could have to the building when snow starts! The poor tenants below this mess have had leaking issues for OVER A YEAR!! Just shady business practices. Stay away! I absolutely hate to write this review because I am an owner in this building but something has to give. Absolutely ZERO accountability.

Forward thinking developer trying to bring bigger things to my small city. We need people with vision investing in our downtown centre.

Have to say I'm pretty disappointed with Urban Capital after about 1.5 years of ownership. They are a small developer with vision, so you get interesting design and architecture, but the execution and finishing work leaves a lot to be desired. In a lot of ways, the building still feels incomplete 2 years after occupancy. The landscaping around the building all deteriorated (dead trees, burnt out soil) and hasn't been redone. There is a leak on the green roof that they have been "trying" to fix for over a year; they dug up the soil on the roof to find the leak 2 months ago and no one has come back since then so we've been overlooking a huge mess all summer (see photo). The pool area was poorly finished with broken and rust stained tiles, dead trees and open wall panels. The performance audit found dozens of deficiencies with the elevator installation and as a result they are frequently out of service. Additionally, they are very slow to lease out retail space in the bottom of their buildings which leaves the neighborhood feeling incomplete (River City 1 has had a large empty retail space on King street for over 5 years!). Overall, I can't help but feel like they did just enough work to get people moved in then focused their attention elsewhere. Its disappointing.
ALDIS GONZALEZ - River City Property Manager Investors and Renters beware, this property manager is by far one of the worst in Toronto. Has absolutely made our experience in this otherwise good building (tenants, location etc.) a terrible one. HE has no control of the buildings he is managing, maintenance is terrible and when is confronted/asked questions pertaining to his responsibility he pushes it to someone else and says he is not responsible. - Elevator's been down for months on end - Maintenance to damages in condo no response for 3 months - Hot water broken almost weekly (Aldis does not respond to his emails regarding this) - much, much more! I would advise against purchasing or renting from this building, management is often an overlooked part of condominiums in Toronto but it is the #1 reason why we are leaving... and many others.
Glasshouse in Winnipeg is a wonderful property that is wonderfully managed as well
My dog loves it there. Lots of people but not over crowded like Trinity Bellwoods. Mostly ppl are in sport activities, they are not just sitting around smoking weed.
Bought from Urban Capital and we have not gone more than six months without needing a costly repair. Our journey has consisted of three months of finishes that were to done upon possession, flood due to inadequate drainage, water pipe burst due to a lack of insulation, HVAC system causing condensation to leak though ceilings (inadequate insulation) had structural members cut by sloppy contractors, roof hatch again with no insulation causing massive leaks, hardwood floors warped, and this morning woke up to leaks in the bedroom due to, get this, sewer piping used for ventilation which doesn t meet building code (half the size), then roof tar paper around vents was not tarred or torched so there was ZERO seal around all vents and roof line. Absolute inadequate quality control over contractors by Urban Capital.
Fantastic developer with unique and quality buildings
Urban Capital has not allowed an assignment sale to go through on one of their properties closing soon after extensive work to qualify for this sale. Very disappointed.
