2 weeks into my lease and I ve never hated a place more. I had to pay up front for my washer and dryer.. still hasn t shown up despite numerous calls and maintenance requests. In the middle of a pandemic, I found toothpaste stains all over the bathroom mirror and sink from the previous tenant. Had to request several times for this place to be cleaned before I moved in. And now I am scared to use the appliances.. turned on the ice maker after stocking up on groceries to come back a few minutes later to WATER FLOODING THE KITCHEN. I submitted an emergency maintenance request since I cannot get the water to stop after turning off the icemaker and unplugging the fridge but of course no response and its been 40
minutes. Do not make the same mistake I did and sign here!

We absolutely love living here! The property staff does a great job making sure the property is clean and presentable at all times. I've lived at multiple apartment complexes in this market but Pencil Factory Flats surely tops the list. Plus, Breakfast at Barney's (restaurant connected to the apartment complex) is FANTASTIC - a must try for anyone in the area.

0 Stars if i could, spent 3 hours trying to call them never answered, sent an email to set up a tour everything was fine, then when it was time they were out on lunch, we waited when they came back they said we cant tour, a group of incompetent people that has no experience and just told me stuff i found online myself

Hey! I am a friend of a resident and I visit this property often- today I saw not 1! not 2! not 3! Not 4! But over 6 RATS while walking by the dumpsters!! I almost cried yall- how scary and filthy. There has to be a better way to ensure trash is disposed of quickly and pressure washing is done around the trash chute.

Really love this community! Great amenities, great staff (so kind and helpful), and awesome retail. I have seen so many positive changes since this new property manager joined a month or two ago. Would recommend this property to anyone I know (and have!)

My car was parked in the future residents visiting spot and was ROBBED while I was there. Literally. STAY AWAY. There is nothing else to say....

Nice place to live. Its also where RoboCop was once filmed in Atlanta.

Went to breakfast at barneys. At least theres free parking. The food was good, especially the eggrolls. But the wait and rules make it hard to come back.

This property has vastly improved over the last couple of months!! there has been a new management company implemented. They are going above and beyond to make the property look its best!! They updated the look with new beautiful landscaping, put security in place to ensure resident safety, and the best part a delicious and convenient brunch restaurant called Breakfast at Barney's, highly recommend to check them out!!
