Southside Management Review

Southside have recently done a fantastic job on sorting out chronic problems of leaking and flooding at the flat which they manage on our behalf.

There has been a long history of leaks and ceiling damage which previous agents were not sufficiently competent or motivated to resolve. Southside however have really got to grips with the problem, documenting the damage on photo and video, engaging proactively with other residents of the building and property managers to negotiate shared repairs, and dealing directly on our behalf with the loss adjuster and insurance company. They also looked after our tenants sensitively at a difficult time.

We rented an apartment via Southside property management and they are very helpful and courteous. I just mailed my requirements and they gave all guidance starting from providing the list of properties as per my specification, arrange for viewings and everything till handing over the keys. We dealt with CATHERINE, LEAH and AMY from SPM. They were amazing in guiding us through everything and they gave prompt response for all our queries. They even helped us by speeding up the process of rental procedures. They maintain transparency throughout the process. SPM is the best letting agent in Edinburgh and I highly recommend them.

Myself and my wife rented with Southside for 4.5 years until recently and had a fine experience. Comms from the office was professional and courteous over email. At times the manner on the phone could have been better, but all told, things were sorted ok whenever problems arose.

Moved into a flat in Sept 2018. Had a great experience during the move in process. We had an issues with a frozen tap about an hour after moving in and the team at South Side managed to sort it within the day.

As a first time landlord I trusted Southside Property based on a recommendation from a friend. From my first contact when they viewed the flat this company were very impressive. I hear regularly from my property manager and my rent money appears on the right day every month. I get details of the routine property visits with pictures to reassure me that my property in Midlothian is being well looked after.

Awful experience with exploitative manager, definitely avoid.

We are happy with Southside Property, we live in one of their properties for over 2 years now. It's pretty old house, so every now and then something goes wrong, but no matter what happened (broken washing machine, problems with heating or not working taps) Leah, who is very helpful and polite, always arranged a maintenance for us withing a couple of days. We have nothing to complaint about our property management, we just hope we will always get a great service in the future as well.

Totally wasted my time with them. Before you decide to view any of their rental properties, make sure you confirm when exactly the flat will be available to move in (don't go by the advert) and whether the landlord concerned is going to take hell lot of a time to decide!
I was one of the potential tenants shortlisted for a property but was asked to wait for 10 days for the landlord's decision! When I called up their office after the long wait, the lady on the phone dismissively asked me to wait for another 3 days as the landlord still hadn't made up his mind. Finally, after 3 days, I received a call to say I was unsuccessful!
I was lucky enough to find a student accommodation in nick of time but having said that, it was quite stressful for a student like me who's about to start University in September.
I am not sure who is to be blamed- Southside or the Landlord but I found the whole process quite unprofessional. Yes, I did have the option to withdraw my application at any time during the waiting period and look for another property but that doesn't mean they can take customers' time for granted.

Excellent service from these guys. Always confident that my property is being well looked after and managed. I have tried various other agencies in Edinburgh over the years but Southside are hands down the best I ve come across.

My daughter and her friends rented a flat from this agency and had an awful time. One shower was fitted in a cupboard which the 5 of them had to use (until it stopped working) as the other one in the bathroom had no pressure to it at all. At the end of the term, the girls were having to use facilities at the University Sports Complex. They also had mice for a month. An uncaring landlord who didn't want the expense of repairs and an agency who didn't mind doing business with him. Outrageously, their full deposit wasn't returned to them!

Brilliant experience from start to finish. Amy was so helpful throughout and beyond the application process. Emma (our property manager) dealt with all the small issues that needed dealing with before moving in very quickly and effectively, without any fuss.
I d happily use SouthSide again in the future.

We rented a 2 bed rooms flat in Edinburgh via Southside Property Management for 15 months. We had a brilliant tenancy with this agency. All the staff has been very supportive in dealing with our day to day issues. Our tenancy manger (Mark Philips) was particularly worth mentioning; he treated us in the best possible way. They didn t charge us any fees and the returned the full deposit without any delay. I left the property 1 month early into 2 months notice period, they found new tenants and reimbursed me the 1 month rent without deducting any fees! Throughout our time, all maintenance issues were dealt with very promptly. Overall an excellent service in Edinburgh, highly recommended!

We have had such a good experience with Southside! They have been super helpful and professional (Allan, Mhairi and Clair have helped us a lot!) We would highly recommend them.

We were very dissappointed with Southside Management. To start with, when we were booking the first appointments to see properties, we arrived to the first one just to find out we had been booked for a different flat somewhere else that we didn't even want. We called in and discovered that the agent had booked everything incorrectly and we had to book everything all over again. As we were really desperate to find a flat, the days we lost were crucial.

After this, we applied to three properties and waited for the results, but the results never came in. We never received a message, although we did waited more than the 6 working days we were supposed to. Also, they always referred you to a different agent, you didn't have an agent of your own.

The only good thing was the staff at the viewings. Mr. David and Mr. Gary were really nice and helpful. Its a shame that the property agency wasn't as good.

Finally, we found a flat with DJ Alexander. The process was very easy and simple, it took less than 10 days from first viewing to moving in. The staff was helpful and kind, you had a direct line with your agent and they solved everything ASAP.

Southside have been excellent and very helpful with the whole letting process. Gary Lawson carried out the viewings provided excellent service and made the whole process a lot easier. Would definitely recommend for anyone letting in the Edinburgh area.

I really appreciate the way Southside Property Mgmt works: my property manager Mark is extremely very proactive (e.g. he arranged to renovate the bathroom without me even asking), very responsive (I was very impressed with how fast they acted when a random bed-bug was sighted) and last, the personal touch is greatly appreciated (your email would always be replied to and fast - guaranteed).
I do mention Southside to other people when they ask me which agency I am renting from and I always add that I have never come across an agency whom I can only praise.

Great staff! Amy, Mhairi, Derek and Anna (she has been especially patient!) have been very helpful throughout my application as well as the actual onboarding process once I have been accepted. Angela so far has been a great property manager, responding to queries promptly and in detail. I had a water pressure issue once I moved in and she has managed to organize a plumber to come in the next morning (during covid!). And of course, I feel that the advert was a true reflection of the actual condition of the flat and I do enjoy the property that I moved into. Keep up the good work Team!

I m really happy with how friendly and professional the staff I ve spoken to are. My application was handled quickly and even when they re going through a busy time and having some delays, they let me know and try and follow up as quick as they can. They called and checked in to make sure my new flat was working out for me, which was a really nice phone call to get, gave me a chance to give feedback to an actual person which I ve never experienced before with a letting agents. Even through all the lockdown period and needing to move, they really made things as smooth as they could and I really value the extra efforts that the team has put in.

I used SouthSide after managing my Edinburgh property myself for a number of years. I was reluctant to use agents as I felt the cost would reduce my returns. I have found the complete reverse with SouthSide. Not only has the net rent increased through proactive management and suggestions to improve the property, but they also take care of all the maintenance, using preferred contractors, who charge rates that I was not able to achieve doing it myself and so saved a lot. All the staff at SouthSide are friendly and very helpful. I now feel comfortable that both the property and the tenants are being looked after and I do not have the stress and worry that I had before.

I am highly satisfied with the service provided by SouthSide. I have never seen such a homely touch on a professional wrapper. Wishing Southside very best of luck for all the projects.

Quick and easy to book a viewing. Derek was the agent for our viewing and he was very friendly and answered any questions we had.

We have recently rented a lovely flat and Rachel at Southside has been fantastic...immediately answering emails and attending to matters straight away ensuring plumbers and electricians were instructed and any problems were fixed by the time we came home from work that day! Cannot fault the service by Rachel at all.

I rented through Southside Property last year and they were very efficient and helpful. Mark Philips especially responded to all my emails and queries during and after tenancy extremely quickly. (Thank you Mark!) Anytime we called them to fix something they responded straight away or within the next few days. They were very flexible when it came to the end of the lease as we moved out a little earlier than the move out date. They agreed to do an early inspection so we could get our deposits back asap. I would definitely recommend them.

We are foreigners and rent an apartment through SoutSide for a duration of 20 months in Musselburgh. Communication and service from Southside was as described and agreed. We can recommend southside to other foreigners as well.

It's been rare to find a reliable letting agency without hidden charges or slow response times, in my experience but Southside has been amazing! We had a few teething problems when we first moved into our rental property (including needing a new boiler) and everything was dealt with really quickly and efficiently by our property manager. Normally within 24 hours! Really good communication and really thorough and helpful. We couldn't have asked for a better experience. Thank you!

I've had a great experience with Southside so far. Despite the pandemic they managed to organise a physical viewing with respect to safety measures. They've been really helpful with any questions or additional requests I had, like postponing the move in date or arranging the aforementioned physical viewing. It's been night and day compared to another edinburgh-based letting agency I've had the misfortune to cooperate with previously.

Southside Property Management have provided us with an excellent service for the past year. We had an excellent experience with our property manager Claire and so, when I became pregnant and we needed to change property we were keen to stay with Southside. Our current property manager Lauren is professional and efficient. The communication we get from Lauren is first class, she is prompt and we always feel valued. Any minor issues we have raised during our tenancy have been rectified in a timely and professional manner.

It's been a year and a half since we signed on with southside and i don't have a bad thing to say about them. Allan has been our property manager for half that time and has been a great help, himself and the team have been very flexible in accommodating our needs. We have no problem communicating with the agent, MARK PHILLIPS via email regarding any queries of the property. I think everyone who is working in Southside Property Management should learn from MARK how to work successfully with costumers. I have so far had a very good experience with MARK and Southside Property Management. I would strongly recommend them.

Very quick to respond to emails we've sent regarding issues we've had with the flat. An exterminator was arranged and sent out very promptly when we reported an ongoing mouse problem, and others jobs such as fitting draught excluders were dealt with quickly.

The overwhelmingly positive comments here (or anywhere online ) is totally opposite to what I experienced. It may suggested the polarization service within the letting agent or merely impression management to some tenants.
It was common for my property manager to ignore my emails. His excuses were always about he just came back to work or it still required days to complete, though it may be unfair to say he did nothing when he watches his screen everyday. After requesting for almost 100 days, my inventory check list was finally received from his colleague when he was on vacation. However, some other issues have never been solved.
What kind of professional letting agent will rent out the property to a new tenant without any noticing when the current tenant still in the valid tenancy period? It was a bit of hilarious when you pointed the overlapping out, the initial response of the manager was still he just came back, requiring several days to investigate. Then urging you to return the key before refunding the overlap charges.
It may be an unusual case, but dont be fully blinded by the outstanding rating online and their initial commitments. Some of them are not professional at all.

Lewis made the moving in process very easy and smooth. After a poor experience with a previous letting agent southside alleviated the stress of moving for us.

The letting agency that put landlords first and tenants last. Don't expect a call back from them if they haven't chosen you as a tenant as customer service isn't even in their vocabulary.

We have used Southside to manage our property for nearly 3 years and would highly recommend them. They are prompt to attend or flag up any issues - and this applies to both us and our tenants. Our property manager is Lauren and she does an excellent job for us.

Southside also have a great support network for Landlords and we know we can use them to do any jobs, etc for a fair price. We had a fridge freezer breakdown and following a call from Lauren we had a new one installed within a day. Great for the tenants and peace of mind for us as Landlords that this was done in a timely manner.
