My husband and I are more than happy with the way Sheraton has managed our property! They showed great care in finding tenants for us and have been careful to keep in touch and let us know how things are going. I am pleased that what they promised they would do, they are doing! These days that is really hard to find. Thank you Cher and Sheraton staff for making this a lot easier.

HORRIBLE!!!!!!!!!!!!I also find these positive reviews suspicious. This company is the worst company I have ever dealt with. If you have an issue it takes a miracle to get them to fix it. DO NOT RENT FROM THEM.
If they have to fix anything that they are SUPPOSED TO FIX they will charge you $300+ for it without telling you. I was charged around $500 for each light bulb they had to replace after I moved. They said my bedroom shower was leaking when they inspected the place, that was another $500. The walls were painted an off color when I moved in.. they charged me for that. When all was said and done, they wanted $14,000!!! Beyond my deposit. I will be taking them to court ASAP. NEVER RENT FROM THIS COMPANY!! And I am a realtor. SO MANY illegal things going on with this company.
Stay away from anything managed by Sheraton. They will charge you for things they legally can not. They lied about cleaning credits and stole our deposit, plus charged us $1,000 on top of it. They refused to give us an itemized bill. I had to fight and claw to get it reduced from $2,500. I lived in many apartments in Chico and other places, and always got all or most of my deposit back. Stay away!!
The people are nice and help work out the paperwork make sure everything is in line. Thank you so much Now my husband and I can open the business we always wanted to open together.
It actually makes me laugh that their google review says 4.3 stars. The Yelp review is much more accurate at 1.3 stars. These have been the worst landlords I've ever had. I would never even imagine they could be as bad as they are, which shouldn't surprise me because we were warned before we moved in, but I am still in utter disbelief. There is absolutely no communication between members of the office staff. It will take over a year for maintenance services to be handled. They are unnecessarily rude when dealing with tenants. When I changed the locks on my house, they lost the key that I delivered to them, and threatened to change the locks back because they thought I didn't give them a key. They say they will do things like put a tenant parking only sign in front of our parking lot that others park in, and never did. They said they would put a lock on our gate and never did. They boarded up our detached garage that it part of our lease, put the furniture in our back yard (where is was ruined by the rain) and said that we had agreed to this, which we never even discussed this. They have said we owed money on our account, but cannot say why, or point out anything that we have not paid. They chose to do yard work during finals week (which consisted of them chainsawing all of our bushes straight across eliminating all privacy and shade from our windows), and sent an angry email because we didn't move our cars for them so they could take our spots. I honestly don't know how this company is still in business. The only reason I can think of is because of the houses they have for rent in chico. If you are a house owner looking for a management company DO NOT GO THROUGH SHERATON!
This is the worst Real estate I have dealt with by far they gave me an apartment that is not in a good condition to live in. The water shower is shared, whenever the neighbor took a shower, my water turn super hot. I got a skin born because of that. The maintenance took over two months to check the issue. It took them five minutes to decide that there was nothing wrong with the water, yet here I'm with hospital bills. I let them know that I'm willing to renew the lease and still got charged with 30 day notice fee. My bathroom door broke and took them 2 weeks to send someone. All the promises they said went in vain. I recommend you to leave under bridge than deal with them. Really bad business and the communication horrible. Not concerned about property concerns. Especially when it comes to the A/C unit not working properly. DO NOT RENT FROM THEM. ALL THEY CARE ABOUT IS THE MONEY, NOT THE TENANT.
I have been living in house managed by this company. I felt that they service is very efficient with good quality ! Whenever problems I reported to them, they will reply in the same day and fixed them in the next two days. In case it is urgent, they will reply and fix it in one day. That is why I would like to stay in this house longer.
Poor service. They cashed a check after I left and had a new tenant takeover my lease. I emailed them to notify them and to NOT cash the check. They did it anyway. The did not show remorse, just ask several other dozen students in Chico. Sheraton may consist of friendly people, but hor-rible business people. That s a fact.
Worst living experience I have ever had. If anything needs repair around the apartment, they will try and charge you a bill for it, even if they are legally required to fix it! When i decided to move out of their apartments, I gave them a 60 day notice, and moved out well before that, yet they tried to say I was living there the month after, and tried to charge me another months rent. Absolutely ridiculous and very shady business.
HORRIBLE MANAGEMENT!! They try to charge you for things you should not be charged for. I took over a lease, they did NOT tell me the previous tenants still owed them rent, when I asked why my rent bill was so high, They told me NOT TO worry about it, that it was the previous tenants responsibility. Several months later since they can t get a hold of the previous tenant,I start getting harassed about it, and now an EVICTION notice, to either pay that bill or I will get evicted in 15 days.Not mentioning they have a cockroach infestation , that I didn t know about when I moved in, and they dnt bother to fix the problem. Avoid this company! It will just bring you unnecessary issues!
We lived at a Sheraton property (foothill Manor) for three years and never had any issues. The properties and grounds we're well maintained and maintenance requests were handled in a timely manner. Pay your rent on time and be a good resident and you will not have any problems with this company.
I have so appreciated the help and friendly service from the ladies of Sheraton. When I needed a place to move, the ladies were expedient and kind. During my stay they were also helpful and friendly with making sure repairs were made. I cannot say enough good things about the friendly and kind service. Thank you ladies
You would be better off dealing with a totalitarian regime. There may be some good experiences... However they pick and choose whom the're going to stick. I'm quite sure their selected business "partners" are actually of the same cohort as the main Sheraton entity.
All the reviews are from this business are fakes This is the worst real estate. They are gonna charge for everything and they provide a worst customer service. They only try to convince you with a good service before any agreement but after that they are the worst. The manager Larry Ruby who never shows the face because he is a big coward and the assistant Cher Sonday are always trying to avoid any complaint that you have. Be careful with them.
These high ratings are not real. These people are crooks. I lived there just under two years and it wasn't too bad, until I moved out and they drummed up enough bogus charges to attempt to keep my entire deposit. I've been fighting with them for six weeks and it appears I will have to take them to court. Cher's follow up is terrible (her title is Director of Resident Relations). Her assistant Brittney helps her dodge phones calls and tells people she is out of the office even when she is there.
If you're backed into a corner and have to live there for some reason, document everything and take pictures of everything when you move in and out or I assure you they will do everything they can to keep your deposit.
PS - I just read a lot of the positive reviews and it's pathetic how obvious it is that they are fake. Most are by "A Google User" and specifically point out how great Cher is and how smooth moving out was, no issues with my security deposit at all, etc. Maybe Cher can't follow up well because she was too busy writing bogus positive reviews trying to save her job.

Sheraton Real Estate is a terrible company. They will keep every penny of your deposit and even charge you more money when they send you a bill for bogus and bloated charges.
They tried to charge us $2,000 for repainting the house. Looking into the California Renters Rights when you live at a place for over 2 years they aren't allowed to charge you anything for the repainting of the house. They ended up removing this charge after we copied and pasted the law, but I assume they try and get everyone to pay it.
Beware this company is going to try and steal your money.
What a joke. I was in communication with a certain property manager for few days, sent in the application and fee for both my husband and I. $60 quickly withdrawn from my account, then two days later my account info had been stolen and significant charges made. This was the only place I paid using said card. And then to top it off I've yet to hear any response on my application! It has been almost three weeks, I've repeatedly reached out and nothing!
I would give Sheraton a 5. This has been the best experience I've had with a property mgt Co. For the most part even with a private owner. They respond very quickly to all maintence issues and everyone who has been to my residence is very nice and professional
Sheraton has to be the worst rental company in Chico. They take FOREVER to fix anything or just never get around to it at all. You have to call daily to get something necessary and simple (like a broken showerhead) fixed. All the workers are as lazy as possible. And now they are in the process of making my living space more uncomfortable by showing my place 7 months before my lease ends. Don't keep a neat place and let them find out! They are greedy and I get slight racist tendencies from them as well. Don't choose Sheraton.
Out of a $1300 deposit, we got less than $100 back, with no damage whatsoever done to the house. We reported to them that the garbage disposal wasn't working for months, and they never repaired it. They then charged us $250 to repair it after we moved out. During the coldest stretch of winter, our heater broke, and it took them 3 weeks to send someone out to repair it. Same story during the summer with the AC. Upon moving in, we asked if we were allowed to put small nails in the walls to hang various decorations. They said of course, then proceeded to charge us $177 to repair the holes. They also charged us $200+ for "cleaning", when we spent over 12 hours scrubbing every square inch of the house. The house was not dirty whatsoever. This is a terrible, greedy company that will do whatever it can to steal every dollar out of your deposit. I suggest taking pictures to protect yourself from their lies. Better yet, do whatever you can to avoid Sheraton Real Estate.
