I’ve been holding back on this review, but listening to the AC drip onto the floor after finally shoving it off because it was spewing water down the wall into an outlet has pushed me over the edge. The concept behind Sett Studio’s prefab structures is solid, and the design looked promising, but the execution was a nightmare. We should have noticed the red flags back when we first ordered. The delivery was delayed by months, and it seems our sales rep vanished during that wait. What was supposed to be a one-day installation dragged on for three. They even brought the wrong forklift to get the unit in place. The site supervisor seemed friendly but clueless; I watched him paint over structural cracks that had appeared during transport, only for them to resurface weeks later. Then came the "settling" issues that caused the sliding glass doors to buckle—we were lucky they didn’t shatter. There was even a hammer wedged under the unit to adjust the height, which felt like a disaster waiting to happen if we’d had an earthquake. But the real killer was the roof. When the rain came, water poured down the inside of the sliding glass doors. We had to tarp the whole thing just to figure out what was happening. It turned out the roofing paper was installed over the flashing instead of under it, and it was the wrong grade (15# instead of 30#), meaning water was running right under the layer and pooling inside. We ended up with mold and even little mushrooms growing. We had to dry everything out and pay our own contractor to redo the roofing properly. Another leak appeared along the back wall near an electrical outlet. It traced back to a hole cut for AC wiring that wasn’t sealed properly, letting water run straight in. Throughout all this, I emailed Mike repeatedly, but he consistently denied any responsibility. I haven’t even heard back from my last message. We’ve spent thousands on repairs on top of the original price. I delayed this review hoping Sett Studio would at least offer to cover some of the damage, but they washed their hands of us. If you’re looking at prefab units, you might be better off hiring a local builder in Austin to construct a custom home. Having a unit driven cross-country and tossed in your backyard often means the warranty is just paper, and the problems are entirely yours.

I’ve collaborated with Sett Studio on several projects in Austin and consistently found their team to be top-notch. They strike an excellent balance between cost-effectiveness and superior craftsmanship, ensuring that every design fits the specific site and client needs perfectly. If you’re looking for a reliable partner for your home building project, I highly recommend giving them a call.

Working with Sett Studio in Austin has been a fantastic experience. They bring fresh, creative approaches to designing homes that prioritize both style and practicality. If you are searching for a contemporary residence that breaks the mold while remaining highly functional, I would gladly recommend them. They proved to be flexible and capable of delivering exactly what we needed without exceeding our financial limits.

If you’re in Austin and need a reliable team for home renovations, Sett Studio is the way to go. They recently handled a remodel for us, taking an older house and giving it a fresh new life. The crew did an amazing job restoring the original wood floors and completely overhauling the kitchen. It’s rare to find this level of craftsmanship paired with such fair pricing, so I highly recommend them for anyone seeking quality work at a great value.

Sett Studio’s team, including Mike, did an amazing job bringing my vision to life. They handled everything from the initial design concepts to the final installation seamlessly. My 1930s Austin bungalow looks completely transformed—it now has a beautiful blend of modern and classic styles with high-quality details throughout. Great work to the whole crew.

Mike and Kimber from Sett Studio were fantastic to work with on our backyard project. They really took the time to visit our Austin home initially to evaluate the site and understand exactly what we were looking for. The custom design process was thorough, and once construction started, things moved along quickly. I was especially impressed by how responsive they were to questions and how willing they were to make adjustments when needed. Even when we faced delays with a manufacturer, the team worked hard to secure replacements and ensure the quality of the work stood up to the standards we discussed. It has been a little over a week since we started using our new studio, and we are absolutely thrilled with the result. It looks great and fits our needs perfectly, despite being a unique design compared to their previous projects. Mike even stopped by recently to double-check that everything was running smoothly. I’m highly satisfied with the service and would definitely hire Sett Studio again.

Sett Studio in Austin has been fantastic to work with for GoodLife Team. We’ve engaged them twice now to construct three separate studios, and the results speak for themselves. Their craftsmanship is top-notch, the design is sleek and contemporary, and the installation process was incredibly smooth. We are thoroughly satisfied with the final look and quality. If you’re looking for a reliable team for studio projects, we highly recommend Sett Studio.

Mike Speciale at Sett Studio is the go-to for anyone who cares about doing things right. As someone who values precision and knows their way around a build, I’ve learned that when a project demands serious attention to detail, Mike is who I call. He delivers exactly what’s needed, and that reliability is worth every penny.

If you’re looking for a truly professional home office solution, look no further than Sett Studio in Austin. Mike and his team really know their craft. I hired them a few years ago to build my studio, and it was a game-changer. As a remote worker, I hadn’t paid much attention to my workspace until then. Sett created an environment that is not only visually stunning but also energy-efficient. The design is perfect for my needs—especially now that we have a newborn. I can be right next door to support my wife when needed, yet still retreat into my dedicated space to focus on work without the distractions of household chores. It’s clear they take pride in their work, blending style with substance. Stepping out into my studio every morning brings me joy. Highly recommend if you want a space that looks great and works even better.
