I have attempted to reach out to you guys in regards to being promised 1st month rent from at the apartments that I just moved into. I moved into The Durham on September 20th and now that they have not rendered first months rent free, I have received an eviction notice. They have not held up their end of the promise. PLEASE PLEASE PLEASE get back to me as soon as possible. I have called you guys and also emailed you as well. No response has been received.

I have called the corporate 3 times and no one has yet called me back. You cannot get in contact with anyone. No emails, and when you call it directs you to a general voicemail box. All I ask is a regional to please contact me. I don t know if I should now call the Better Business Bureau, HUD, or what now.

S2 Capital advertise themselves as a company that take over "B or C-rate" apartments and turn them around. On paper, that's a nice idea, but, in reality, they're nothing more than the real-estate equivalent of corporate raiders, buying up whatever the can and running it into the ground in the name of a quick buck while the people they're supposed to be caring for suffer. Look no further than "The Kace," formerly Windridge Apartments, a happy, thriving community that S2 purchased and ran into the ground in a matter of months. Prior to S2's takeover, Windridge had a four-star Google rating and was a complex that felt like a neighborhood. In less than two months since S2's takeover, they deactivated the resident bulletin board, shut down the after-hours emergency maintenance number, and have cut off almost all contact with residents. The office staff was replaced by a bunch of teenagers who talk around questions and whose only communication with the residents has been to tell them they'll be raising their rent to pay for the unnecessary, ongoing repainting of the entire complex to solid white. People had made Windridge their homes for years- some of my neighbors have been here for a decade plus and are now fearful of either being forced out by rising rent (which they've been told to brace for amidst the ongoing COVID pandemic), or simply by the incompetence of the new management. The straw that broke the camel's back was their handling of the 2021 Winter Storm, during which management shut down the office and ran home, leaving residents to fend for themselves as pipes burst, hot water was cut off, and people were left afraid and in the dark with no access to management other than a generic email address. This is what S2 capital brings to apartment complexes-- fear of the future, fear of rising costs, uncertainty, lack of communication, and exploitation. If you find out your complex has been purchased by S2-- run.

I have been complaining to Jacqueline about my issues in my apartment. She keeps sending my work orders back resolved without even looking at them. I sent S2Capital emails, letters, and a Certified letter with my Inventory and Condition Form explaining my maintenance issues, and rude, unprofessional, and inexperience Jacqueline. I left telephone messages also. You don't care about your tenants.

I have been at the Brixton Apartments for two years and love it and never had any issues until now. S2 Capital now owns the property. I completely understand there will be adjustments or issues that may arise while transitioning. However, completely ignoring residents, not answering calls, or following up should not be one of them. The phone number listed for S2 Capital has no response at all whatsoever. I think this is intentionally being done at this point. Every resident who has been here long term is having the same issues with this property management team. In addition,
the fact that your S2 Capital team is writing 5 star reviews to negate 1 star reviews left by ACTUAL residents says a lot. Not only that, you failed to respond to the complaint I filed with the BBB of North Texas. Not surprised. So, I contacted the attorney general office s in which advised to seek a private attorney and file a complaint with an enforcement agency if you continue to fail to address pertinent issues!

Every positive Google review for S2 Capital and its properties has been left by employees in violation of Google TOS, but that's the only way this company can get any positive press. Their entire business model is gentrification, buying up middle-class apartment buildings and pricing out the residents to make them palatable to new, upper-class tenants who don't mind paying $1200 for a 700-square-foot apartment in a bedroom community. S2 are predators and the worst thing to happen to the Grand Prairie housing market. They've ruined people's lives, driven people from their homes of 10+ years, and brought fear and uncertainty at an already awful time in history. When COVID hit, S2 saw dollar signs--- that's all you need to know about them.

I moved into Catalina apartments this past Friday number one my moving date changed so many times it was ridiculous then on top of everything else the day of our move in our apartment was nowhere near ready we sat in the front office for 3 hours waiting for them to make it presentable for us to even see (for the first time I might add since we put our deposit in application in) the very next day after moving in the AC went out and and we got no response from the emergency maintenance. it's still out today no one has come this morning called me or anything went by the office the sign says open but there is no one in the office at all and this is not even lunch time. I called S2Capital to try to maybe see if they can make sure that things get done... no response I have a child who is asthmatic I live in Jacksonville Florida where it's very stifling hot and as a new resident I do not feel that I should not have a working AC never received the worksheet to make a checklist of the many things that are wrong in my apartment went yesterday was told oh I'm sorry my password isn't working I can't download it I'll have it to you by the end of the day never heard back as many times as I called about my AC the check sheet was never even mentioned good morning

VENDORS BEWARE!!!!!! I am a Realtorwho has been waiting for 10 months to get paid for services rendered to one of S2 Capitals's Properties(The Loren Apartments).I have been in constant contact with management at The Loren Apartments and they have been sending me in circles with lies after lies of why my company has not been paid. They have finally after 8 months given me the names and email addresses of those at S2 Capital who can assist. I've emailed, called, left messages via their website and as of this post I have yet to receive follow up from anyone at S2 Capital. This company does not do food business.Very unprofessional and I wish I had never referred anyone to them. I'm going to report them to the BBB, Department of Labor, any entity I can fi.d that will assist me in getting this matter resolved. I have been doing apartment locator services for awhile now and this is the longest its ever been to receive commission. Shame on you S2 Capital. This is not good business.
