Riverside has managed both my 4 plex and the HOA associated with my property and they have been both professional and courteous to my renters and myself. I appreciate all they do.
I am the property caretaker for a 379 unit owner facility managed by Riverside and It is a pleasure working with Nikki to complete and mitigate at all levels the projects handed to us by the HOA. When I moved in the place was a mess. I was under the impression when we viewed the apartment that they would continue cleaning until our move in date because i noticed the carpets were in very poor condition. When I moved in I found stains all over the carpet still, cupboards missing, toys left from the last tenants, and pieces of the kitchen floor with chunks missing. They require us to provide a receipt that before we move out we pay someone to properly clean our apartment but definitely did not receive that kind of care before we moved in. Shanae on the other hand was very helpful getting us moved in quick and easy, but that alone cannot raise my rating.
Charged 1000s of dollars in fines and fees but they wouldn't fix anything. Worst pm company I've ever delta with. Don't use them u owe it to urself to save the headache
This company is the worst I ve ever dealt with. They never call back for repairs or mantinence to be done and every person that works there has no interest in helping out the tentants. I have never been late for a payment and have always kept up my apartment. Shenay the property manager never gets back to you in any way and sucks at her job. There has also been an abandoned vehicle here for almost 1 year sitting and I ve called numerous times and nobody will take action. Worst company ever and I will be letting everyone I know about this company and how bad it is.

I have worked with Riverside Mgmt Co for 4+ years as a homeowner and HOA Board Member. They have participated in our board meetings and have been a source of information and experience that has been beneficial to our HOA. When our board was clear on expectations and request I found Riverside to be responsive and willing to do the work requested. The staff was willing to help us design and implement protocols and processes to manage the HOA effectively and efficiently.
My son has been renting a place through Riverside Management and had a window broken over a year ago by vandals while he was at work. He was informed that there were no witnesses so they wouldn't fix it. He did have a witness, but they still haven't fixed it and it looks like a vagrant lives there with it boarded up. Also, all tenants in this apartment complex have to pick up their mail from the post office, because the carriers refuse to deliver mail there due to the steps into the complex are so deteriorated that it's a safety hazard for them and all that go in. I have dealt with many property management companies, but, Riverside is by far the worst!! My suggestions is not to do business with them in any shape or form. You will not be happy and they will not treat you fairly!
Riverside Property Management has been non-responsive to nearly every request for information not only from me but from 379 other property owners in our subdivision. Their approach to serving the property owners that pay the fee for their services through their HOA dues is to ignore them. They have demonstrated they can not be trusted to represent the homeowners. It s not hard to see why there are so many negative reviews.
Horrible communication never willing to help out or answer questions where rude about everything I would highly recommend finding a different property management company to go through
This apartment complex has been the saving grace for my young son and I. Shanae is the office manager and is on top of everything! Not only do I think she s the best, but the whole staff is always there to help when there s a need. Thank you Riverside Management for giving my son and I a perfect place to call home! This is the management company for my property association. No voicemail to leave a message when the office is closed??? No email address on statements? What type of business is this? Additionally, I question their accounting practices.
This has by far been the worst customer service I have ever received in my life. They do not communicate anything to you and when they do, often times it is the wrong information. Apparently I am not the only one that has experienced this so this company needs a major overhaul unless they still want to receive terrible reviews.
i have lived in the long view apartments for 8 years now and i have rarely had a conversation with anyone in the office that was not derogatory, rude and careless. the latest? "we are upping your rent for the second time in 6 months because we can, you cant talk to anyone else because i take the managers calls (great customer service Melissa), and we wont give out the owners information.....WILL GIVE BAD REVIEWS FOR THE REST OF MY LIFE!!!!! be better organized, don't change your employees like underwear, make sure you credit the correct accounts for rent payment (do your job) and FYI the upstairs apartments should be more that the bottom units, the top have vaulted ceilings, chandeliers and an amazing view of the mountains....$5 less for my bottom apartment is REDICULOUS! cannot wait to put in my 30day notice!!!!!!!!!!!
When I called in to make a simple question, I was treated as if I were incompetent. Poor customer service over the phone, they need to be trained to speak professionally instead of ignorant.
RUN RUN RUN, or you might get my experience. Gave me the wrong keys, when I am here out of state so I figured I could crash the night at my new place right? Wrong!!! Keys don't work then when I got stranded with my kids I called a locksmith to get us in and bill them since they never responded to the emergency line. They will argue with me saying it is my fault for literally wanting to stay at my place and calling the locksmith was my call and I should pay since they won't.
Horrific. They allowed neighbors to move in above us who brought a cockroach infestation with them. There have been numerous complaints to spray and so far they have done nothing but get a bitchy attitude and "they'll get around to it" Yeah I'd like to infest all of their houses with cockroaches and see how their children like eating cockroach krispies. Disgusting, horrible property management company. Would rather die than give them money ever again.
Worst service I ve ever experienced. I called to schedule a viewing for a two bedroom, around 8am and informed the lady on the phone I would be off work at 3, so we scheduled and appointment for 3:30, she gave me the address for the apartment and told me if we liked it we could go to the office and apply and that there were no other applications on the place yet. When I showed up for the viewing, no one was there. I called back and explained I was there waiting for my 3:30, that s when she decided to let me know that we had to go to the office across town to pick up keys and view ourselves (which she did not mention when I called the first time) and then also told me that someone had turned in an application for the place and that it was no longer available. I received no call letting me know someone got the place a few hours before I was scheduled to visit. Secondly, if you re trying to rent through them with roommates or as a unmarried couple, you have to BOTH be approved separately, they do not combine income, each applicant has to make 2.5x the rent, both in good credit standing, and have rental history, makes it very hard for most people to find a place to rent. Sorry but horrible Managment company
I'm disgusted. There are roaches in the apartment we just signed a lease on at Cloverdale Manor. We chose the apartment because it was so close to our jobs. We were ecstatic to move our daughter in and "camp" on christmas eve while we settled in and played with toys in her surprise new bedroom. Well...surprise-the place is crawling with bugs. When we initially called, we were told that it was OUR responsibility to take care of it. No. We hadn't even moved our furniture in or spent the night. We couldn't even get a call back from anyone. My husband had to write a letter demanding it be looked at in 3 days or we would sue before they even cared to send anyone over. The exterminators were incredibly helpful and answered all of my questions and calls. If it hadn't been for them there would have been zero assistance or clarification on the matter. They began treatments the next day.... and we still hadnt heard back from the property management. We were able to see into another unit connected to us and found out that they were living in filth. The exterminators were able to confirm that if they do not keep up their part in cleanliness that roaches would be an ongoing issue. Basically, we've paid rent and deposits on an apartment that I'm scared to move my daughter and belongings into, or to cook in. I asked for a new dishwasher as there were dead and alive bugs stuck in ours and crawling through every hole. The exterminators also said the eggs and nests were inside/behind it. Iwas told that they couldn't do that. Really? Would you want to eat dishes from something that washes out cockroaches every time you run it? My daughter is 3. She is terrified of bugs already. She has suffered from nightmares over the mention of cavity bugs from a relative...I can only imagine what spotting these in her room would do. We are told they are hoping to have the issue resolved in 3 months. I'm skeptical, but hopeful because I'm stuck in a year's lease with a property management company that seems to only want to do the minimum to make us feel comfortable here....and we don't. They couldn't even offer a break on rent since we've been paying for this place we can't live in or move in, and are paying daily to store our things and live elsewhere. RENT IT TO SOMEONE WHEN THE BUGS ARE GONE. Nobody should have to handle this. Merry Christmas. Stay away from these rentals. I HOPE I can change my review and rating before the end of this lease. If things continue in this manner though, it will probably only drop. Such an enormous bummer. Don't rent with this company.

I can't respond to the owners response here. So maybe I should just keep updating publicly. I contacted 6 on your side as well. We are now seeing bugs in the daylight. Management called to make sure we knew to keep our food cleaned up-um...what food? I can't stand to feed my daughter in crawling cockroaches....or put my dishes in cupboards and worry about wiping them down every time we need to use them because of what could've been on them. I have taken significant photo documentation of this issue. Our rent is due again on the 5th, and I can't imagine giving them another dime, let alone $750.00 for a place we can't comfortably live or have our things. I want out of this lease. The bugs were before us, and obviously would've been a deal breaker had we known before. We keep hearing about this ongoing plan to keep fighting them and how it'll be months and then we'll have to see if we can just block how they're getting in. Exterminators advised me to only.clean surfaces I have to so that the treatment stays effective for them to crawl through. GROSS. I can't even deep clean the place knowing what's in here? If Riverside Property Management understood my frustrations, they'd have someone here to clean the dead bugs up-cause that's me, worrying about them being where my daughter is playing. They'd understand that we can't possibly be moving in on top of bugs, inviting people in to see them crawling, or the health risks and asthma irritant it is to our little girl. They DON'T CARE.
I myself have had a good experience with riverside. They rented to me even though i had a prior eviction. And they have been more then professional with me. Nicole is amazing and has been very helpful and understanding in my current situation. The property was in great shape when i moved in. They havent lied to me or scammed me. I dont see any of the bad things said about this company. I plan on renting thru them again here very soon. You guys rock!! Im very pleased with the team and the character that runs this business!!!
I will say the place we lived (two of them) were not bad as far as upkeep. But I do have to say the time to get back when you call almost never happens it seems like you have to call multiple times in order to get someone to help you. I've also had an emergency with my AC unit during a hot summer and it took them forever to get it fixed.
The other issue I've had with this company (in which why i gave them 2 stars) is the two places I've lived the first one wasn't ready to move in, the stove was broken, the walls had kids drawings on them, the doors weren't finished, the toilet had a broken off piece and we didn't have a screen door when we moved in. They charged us for the new screen door when we moved out and to fix the walls that weren't already taken care of before we moved it.
The second place we lived at and moved out of they are trying to charge me for a utility bill from dates I was already out and no longer at the place, even called them about it and no response. They're trying to charge me for painting the place when we haven't done anything to the walls to warrant a new paint job and full carpet replacement after being there for over 5 years.
Again the places themselves werent bad, they did keep up with letting us know rent is going up and when along with people who took care of the lawn for the rental property. My main thing is they dont respond well to phone calls, they dont hold up their promises that they make.
I own property which Riverside provides service for. I have been to the last two general members meeting during the months of January. Skip has been present at both general meetings and very helpful. But both years the meetings have had poor turnout by the HOA members.
Have received numerous complaints from owners & tenants in terms of poor customer service.
Most of the issues we've had with our rental has been addressed promptly by Shanae. She has been pretty responsive and usually replies within the same or next day.
Review of services at Lava Springs. Worst management company ever. Prior reviews are correct, phone calls not returned, contact form on their web site not replied to, emails not returned. Promises made at annual HOA meeting not kept. They have something to hide, will not provide expense or financial statements. Property maintenance is very poor, pool is not maintained very well during summer. Pool gate broken for over a year and not fixed. Property manager does not notice broke sprinklers causing both flooding/mud holds and dry spots, community standards are not maintained, example trash on lots and overgrown weeds blocking walkways. They can't even follow the CC&R's for billing annual dues as required, bills sent and collected late. I am not the only one with concerns, check out the Lava Springs - Home Owners page on Facebook.

More false statements from Riverside. I have been talking with Anthony. I called back and discussed my review with him. He stated Skip is to owner but wont take calls. Never sent more than one email in a week, follow up emails were sent because you never reply. You have to call the office several times to talk with Anthony because the operator always states he is busy and never returns calls.
Maybe you could reply to the maintenance concerns email or my request for financial records.
Too bad you can't give ZERO stars to these slum lords! They don't take care of anything. Maintenance requests are ignored, no matter how many times you complain. The ignorant staff can't answer any questions, and calls are never returned. The apartments are dirty, run down, and totally ghetto. Parking is a joke, and the grounds are disgusting. Garbage, graffiti, and pet droppings everywhere! Disgusting place to live - not even worth half the price they charge. Most unprofessional company I've ever dealt with in all my years of renting.
Along with the many other reviews - a 1/4 of a star MIGHT be applicable.....Terrible customer service. I can't believe that our HOA changed to this company 6 months ago for $50 more a month! They never answer the phones (at least the HOA line - had to call the main # to find out when someone was there). They can't do anything - they require you to talk to the HOA president. Why do we pay you to do nothing?? At least the prior company didn't charge as much and you could at least talk to someone! (Even if you didn't like their answer.) VERY FRUSTRATED HOMEOWNER!!!!
This is the absolute worst property management. Our property manager is never in the office or available to talk, we have to constantly call to make sure that someone is coming out to repair things, they didn t have our lease on file after we renewed it. They don t explain what added fees you have when they send you a bill unless you go in. We recently had an infestation of what we believe are aphids and we weren t able to sleep in the apartment because it was so bad that we had to set off a bug bomb and all they said was that they d TRY to get someone out to take care of it. I would recommend trying a different property management.
