I d give them 0 stars if I could!
Rented from them for 7 years. Took our deposit, and charged ridiculous amounts for estimated costs. Read up on your tenant laws if you decide to rent from them, that s all I suggest! Don t sign anything until you do read those and take TONS of pictures like I have. They are crooks that steal your money even if you take care of the property and treat it like it s gold.

UPDATE:
Estimated costs were given to us THREE MONTHS after moving out.
These were $140 for cleaning (we had three people clean with us before moving out...so not sure what they had to "clean"?)
$12 for two batteries
$20 for new drip pans that were from the previous tenant, and our use, stained but CLEAN.
Oh and $130 for "flea spray" as we had an indoor, flea treated companion cat. But of course they couldn't provide statements.

Worst management company I've dealt with. They are super unprofessional but then expect you to have all your "I" dotted and "t" crossed. They took 75% of my security deposit even when I moved into a place that had 4-5 projects unfinished in it. Will never deal with them again. I am so glad to put them behind me.

All I can say is do not rent from these company!! Big time scamers!!!!!

I placed 2 rentals with them. The first one had tenants there less than a year and i decided to sell it. They were fair with the tenants about the rental deposit return. The second rental they found a tenant right away, they have been in for 10 years now, always pay their rent, and keep hedges and small trees trimmed and the grass watered. The tenant even graveled the driveway at his expense and wouldnt let me reimburse him. Couldnt ask for a better tenant or management company.

As a property owner, I found Raintree's property management to be the best in the area. I've owned and managed my own and other's, properties in the past, and understand the challenges that are often presented. The owner, Diana, is very experienced in managing properties and dealt with these challenges much the same as I would. I really appreciated the open communication we shared.

Wow they charged me over $3000 to move in. Then tried saying I still owe them $800 after I moved out for repairs on a building infested with cockroaches and mice. Water leaks and all . They need shut down. They just cost me getting into a better home for my family for something that happened 4yrs ago. I got a letter saying they were not refunding me my money. Not that I still owed. Nothing but bad reviews from everyone. I d give zero stars if I could!!!!

If you want a horrible experience trying to rent any property in Roseburg,Or .Raintree management will provided that experience!
Be prepared to feel scammed, discriminated against, Accompanied by foul body language and discourteous impudent looks and gestures.

I should've read the reviews before I applied for a place. This is the worst experience I've ever had. This is why I have anxiety. They're rude, evil, unprofessional and they belittle those they think are beneath them and they laughed at me when I told them I'm expecting a baby.

Needed a place to stay while looking for my own place, so asked Raintree if I could stay with my oldest daughter temporarily who rents from them. They turned me down because of a previous landlord that accused me, and my youngest daughter and her kids of tormenting my duplex neighbor by climbing on the roof, or in the attic, yelling obscenities through her window, as well as other untrue actions. I have police reports saying that NOTHING was found wrong and they thought the neighbor had mental issues. They even had Mental Health go to the neighbor's house after several calls from her. The neighbor called the police on my daughter, who was watching my house while I was out of town, even when she wasn't even at the house. The police knew for a fact one of the times she called that my daughter wasn't even there. The police eventually quit going to the house at all.
Another neighbor's daughter had a Care Giver who constantly blocked the driveway, so my landlord wanted to make it so I couldn't park in my parking place if it was going to cause problems! I had great landlords, NOT!!
Raintree NEVER even asked for explanations on the accusations, just sent a denial letter. I was looking for properties they had listed because I thought they were nice people who actually got things done on the properties, but I was TOTALLY wrong. My daughter's place was painted last summer and she's still waiting for the handrails to be reinstalled! I will say that Anna is great to work with, she is very pleasant and she's the one who gets things done. Too bad she has to deal with a certain office assistant who is rude to everyone.

They are the worst management company I have ever dealt with! DO NOT RENT FROM THEM! They do not care about fixing anything in their rentals. I had a huge puddle of water on the carpet for over a week from the air conditioner and I called a few times to have them fix it and it's still not fixed. They are very unprofessional and they truly don't give a damn about anything! I will NEVER deal with them again and I will not stop letting everyone know how evil they really are.

I have had nothing but negative interactions with the women from this firm. Extremely rude and unprofessional. Just look at these reviews vs the other property management places

They were very rude. I could have had a million dollars in my bank acct, but because I put unemployed the refused to look at my application. Wow hate it

I was not happy with my experience with rain tree. When I moved in I was not told that the place was for sale, less than 6 months later out of the blue I was told that I had 30 days to leave since there was now a knew owner. Since I was unable to find a new place within the 30 days I was force to quit my job and move in with my mom, 3 hours away( or be homeless). On top of that when they refunded my deposit they charged me for the most rediculous things. $5 and change for a light bulb. Of which I changed all of before leaving. $110 for spraying for fleas in a tiny (I mean tiny) place that had no carpet what so ever. And to pile on more, I call to ask questions about my refund, the woman who answered had no idea. She took down my name and number and no one ever got back to me. I get that rental companies are busy or only have certain book keepers, but come on now! I tell everyone I know not to rent from these rude, unprofessional, rediculous people.

The lovely ladies in the office went out of there way to work with us even though our rental history wasnt the best.

I was contacted from this agency around 2/25/2019 about an available unit that I inquired about and the 2 front desk ladies were really nice on the telephone. I appeared in person to them at their office and they were SO rude. Asking me condescending questions about my rental history. Asking me why I put certain info about relationship status of previous landlords, when the information is literally asked for on the application. They were very rude and demeaning and my spouse and we felt like lesser people because of the way that they conducted themselves toward us and I think it was because we did not wear as nice of clothes as they did that day and they treated us like dirt and worthless. I think that one of the ladies might be approaching demencia or something because she seemed to not be very aware of the questions she was asking over and over and whenever I asked her any questions about required fields on application, she seemed to have a look on her face as if she was looking at the application for the very first time ever and her response to most of my questions were very indirect. And when I asked the blonde lady if I could have an extra copy of the application, just in case I needed to rewrite my info a little bit more neat and legible, she asked me if I was serious and on her face was a look of disgust. Raintree property management has not been a good experience for us and I will recommend that ANYWHERE ELSE THAT I HAVE HAD INTERACTIONS WITH RENTING, has not been this unpleasant or felt like this much of a hassle or inconvenience to us. DO NOT GIVE RAINTREE PROPERTY MANAGEMENT ANY OF YOUR TIME, or money. And I was ready and able to do both until they treated us so poorly. I hope that this sort of a thing doesn t happen to you too, but if you give them a shot, I m sure it will. If negative stars were an option, I would rate raintree negative five stars.

Worst experience I've ever had with a rental company. I should've know better before going through with a rental from them. Never heard anything but bad things about raintree. And every word was true. They are a very greedy and shady company. I had a good apartment with great management that I gave up for a place closer to work which was managed by raintree. Was there just 3 and a half weeks before I got a 30 day notice with no reason listed. I called to figure out why. They were very rude. Said they legally didn't have to tell me why. So me, my gf, and our 14 month old child were on the verge of being homeless, and god knows how housing is in Douglas county. Terrible company. Suggest you take your business elsewhere.

Very close minded. Should have known it was a bad place by all the bad reviews.

Okay to work with but hard to get things fixed or taken care of.

The one lady that is in front is rude. Almost every time we went there. The rest of them are all nice.

Staff is good enough. I just pay my rent on time and thankfully own my mobile home so there isn't any problems to be had.
