Upon completing the sale of my shared ownership flat, I was asked by Prince Evans to leave a review. Unfortunately, I did not share the same positive experience that other reviewers seem to have had.

It took an unusually long time to complete the straightforward chain-free sale. Over the 7 months, I was appointed five different solicitors as they kept leaving the company suddenly, often this wasn't communicated to me until after the fact. I found the whole thing extremely stressful and I felt there was a real lack of communication. My buyers became frustrated too, I was constantly worried they would pull out of the sale. Because the sale took so long, the valuation of my property expired twice, requiring a new valuation.

The only positive experience I had was once Gauri Shenoy was assigned to my file at the end, and was able to take it to completion. However unfortunately due to the overall experience, I would not recommend Prince Evans.

We have never sold a house before so were delighted when Laura Sainsbury said she would act for us with the conveyancing. She had helped us before on a couple of other legal matters. She did a fantastic job from the very start. She always kept us in touch with progress, was very efficient throughout and came in spot on budget. We could not be more pleased with the service we got.

Preeti Patel has been absolutely charming; she's incredibly personable and responsive in all matters arising to conveyancing work. This is my second time using Prince Evans. Good company. Kumar Mehta was a pleasure to work with too. I was impressed with his dedication while being very efficient and polite.

Extremely poor service - I would recommend that you do not use these solicitors. This organisation are slap dash. Despite enquiring whether I could use my credit card upon completion - and sending this enquiry in writing to my solicitor - I then found myself in the position of being told no on the day of completion. I had to beg and borrow the outstanding amount to complete from friends and family in a last minute scramble. Imagine that! I thought I could trust my conveyancer to guide me in this purchase, but I couldn't have been more mistaken.



I still have ongoing problems with arrears accrued by the previous owners which I was informed would not happen, as the firm were under a legal obligation to ensure this kind of thing was sorted out before I committed to the sale upon completion.

Despite numerous emails and attempts at communication by myself to get things sorted, I have not had any response from Prince-Evans since June (5 months now and still waiting).

I will never use this firm again and unless you have money and time to waste, I would suggest you avoid like the plague.

Do yourself good and stay away of JAMES FOLLY.
. Never responded emails and very difficult to get hold of over the phone
. No updates AT ALL, had to chase everything by myself through housing association and previous owner.
. Failed to post important documents and contract for me to read and sign before completion and afterwards but lied to housing association and said he had sent it to me. After weeks of chasing him and delays he finally emailed documents one day before completion I didn t have enough time to read them print and sign and scan and email them back ( as it wasn t DocuSign ).

. Took hold of my mortgage provider s cash back and spent it without my knowledge, although I had paid all their legal fees in full and all the money that was required over land transfer in full. NEVER gave me any receipt or explanation on what they have spent my cash back for.
. Months of delays on completion and lack of clarification of giving me dates so that I could notify my previous landlord, so I lost money on this part too
. So many unexpected expenses was added to the cost over land transfer and etc without notifying me before hand
. AND AT LAST when I moved into the property I realised boiler is not working in this cold weather in December 2020 pipes are blocked there are breakages and leakages in the pipes and so many other problems while I had paid for a working condition of appliances not faulty ones. I was told by JAMES FOLLY after hours and hours of chasing him that I must pay for a service separately if I want to complain about previous owner of pre-existing faults ( while this must be part their service )

I really don t know what they charge people for, I had A VERY BAD EXPERIENCE WITH THEM as a first time buyer, a single woman who lives alone in this country, a foreigner and a key worker in covid situation that is not even considered worthy of receiving a fair service.

As you see in other reviews they take credit of only one solicitor, Amina Khatoon s professional work, for their records and reviews and the rest of the firm delivers a rubbish service and just extract money from people!!

DO NOT WASTE YOUR MONEY AND ENERGY WITH THIS FIRM, SPECIALLY WITH JAMES FOLLY
ABSOLUTELY POOR QUALITY, IRRESPONSIBLE ,DANGEROUS people who will just creat financial difficulties and loss for you in this stressful process.

Me and my husband purchase a flat and use their services, honestly we couldn t be happier with our choice.
Our solicitor was more than professional and knowledgeable. She Was leading the whole process and chasing the vendor s side for all details.
Preeti was always available for us to answer questions or explain parts that we didn t understand.
At the end when we were very tide on the completion time,she did the impossible and delivered the date that we wanted. Very determined and dedicated solicitor who worked even on the weekends and late nights to get us our flat in time.
Moreover as a result we have all the paperwork done protecting us and our property in the coming future.
