Been at their crescent property for over 2 years n...

Been at their crescent property for over 2 years now, still a current resident unfortunately. Things were ok at our first apartment, only issue was a/c breaking 3 times in a short period in the first summer.........however we decided to transfer to a larger unit which is when the problems really showed. Had i known this is how things were gonna be i NEVER would have stayed. First meghan lied to us, told us initially we were supposed to get our first month free(i even called back over a week later to verify we were getting first month free and they once again guarenteed me we were), then the week before we moved they came back and said we were only getting half free. During the transfer process we were never able to get ahold of anyone, and they constantly messed up our account on the portal making the whole process very stressful and difficult. We were promised a $600 moving coupon that took WEEKS of calling them to actually get. Now that were moved our dryer vents at the new apartment are clogged, theyve been out multiple times and they still arent fixed. Weve been here over a week now without a working dryer, no to mention the over 10+ other things falling apart and the dirty carpets. Find a different complex to live in, no one here has any idea what they are doing, they lie about promotions and cant get anything fixed in a timely manner. I guarantee as soon as i can get out of here, i will.

I have lived on several Price Brothers properties as well as worked for Price Brothers for more than a decade. I have had a great experience all around. The key is communication with the office staff and supervisors. I would highly recommend Price Brothers for employment and to provide you a home!

These people lie about whoever they want to kick out. The most common way that I ve heard is that they claim your too loud. Often people won t even be home when the accusations are made. A corrupt judge will automatically side with them with flagrant disregard for the truth. Avoid this company like the plague. They are accursed.

Horrible. It's unfortunate that this company has a monopoly in the area. Drugs run rampant in the complexes and all they do is put up signs. Theft on the properties, lack of communication and no effort to solve problems collaboratively. I will never rent from a place that Price Brothers manages ever again.

The care that this company feels for their residents as well as the employees is amazing and truly unheard of. Absolutely awful customer service. Absolutely ridiculous rules.

Our property has had over 10+ issues in the one year period we've been associated with these untrustworthy folk.

No warm water or warm air 3+ times in the winter with workers claiming no problem. Workers just walking in unannounced. Water heater flooding the living room. Door handles breaking, ceiling leaks that turn into two week fixes and more. Saying that they didn't see we paid and blaming the billing company while continuing to harp us, and trying to call in an emergency service only to be told they don't consider it an emergency..... EVEN when it's a situation where damage is being caused to their OWN property. Cant remember a month where there wasn't some sort of issue with these people.

And if you want to report an issue? Don't expect a call back. We've been calling and emailing our property managers boss for a MONTH now and she said she's just been "busy." We ARE your job, we're giving money for YOUR property.

Never move into a property managed by these folks.

I am proud to say that my daughter has worked for Price Brothers for years and she loves it! They are a company who truly cares about their employees and their residents. Living at a Price Brothers property is not just a place you rent, it s a place you call home. I love that!

I've lived at Bremerton Park since 2015. I love it here, and I wanted to take a minute to reach out and tell you all what an absolute GEM you all have in property manager Danielle Pearson. Danielle is part of the reason BPark feels like a community and a big family. She's always got a smile on her face, she's always happy to see you, and she always brightens my day! Her absence from the property due to COVID-19 (good on you all for putting your employees and residents safety first!) has been dearly missed and getting to see her today was a reminder of what an incredible force she is! She is truly missed by all of us here, and will be welcomed back wholeheartedly when it is safe to do so. P.S. Hawk and Rick are super great and friendly too, and I know that Danielle couldn't do it without them! BPark is safe, CLEAN, and well-maintained. It's a wonderful place to live, and I truly love it here!

RE: Price Brothers Management Final Violation Notification - February 27th, 2018

Dear Mr. Price,

The following is in response to the above notification, highlighted as depicted and added as Attachment 1. This originated from Karla Kistler, Property Manager, for Cloverset Apartment Homes, located at 10601 Jefferson, Kansas City, Missouri 641I4, where I have decided to forward my testimony of the incident. As an added note, evidence, history, and the numerous complaints/requests submitted to the leasing office since entering the complex, as sole tenant, in July 1999 is included. Incidentally, for addressing the notification G**** T******* and all other Occupants brands it invalid and it should be voided.

I will begin with the evidence, history, and a few of the complaints acquiesced for management to resolve:

In 2000 2001, the manager living in the unit above, would allow her pet dog to urinate on the patio which would drain down to my porch and on windows resulting in the ruining of the rugs and continued cleaning of the patio windows the rugs were never replaced nor paid for.

In 2001, after paying my rent, I received a late fee notice to find that my personal check had been thrown in the trash. Gratefully, my check book made receipts for every transaction written to prove I paid.

A dispute with the property manager over loading and unloading my groceries and packages via the garage ensued later, which was finally, found to be permissible by the Price Brothers Management Company.

In 2015, the central air conditioner unit (thirty-six years old) stopped working and being that the complex was completed in 1979, a request for a new unit was submitted which was denied. In the meantime, maintenance brought a portable air conditioner, dirty and extremely used, for a one-bedroom window although, the apartment is a two bedroom with a large living room. It took maintenance more than three (3) days to repair (not replace) the central unit.

In 2016, there was a request to replace the hallway and living room carpet only by then, the carpet was 17 years old. The request was denied and an offer to clean the carpets were delayed for over three (3) months.

Throughout, the more than nineteen (19) years as a tenant, I have been locked out of the building, almost, each time the locks were changed for the security doors upgrades once, I, even, had to go to the office to receive a new key for entry.

Absolute worst experience with an apartment I have ever had. They will try to charge you for anything and everything even though they replaced things like appliances in your old unit as an upgrade! This comming from someone who stayed with them and down graded to a 1 bedroom. Typical property management company who doesn t care about you just their money.

I have lived at 3 different Price Brothers Communities. Crescent, Sheridan Ridge and Stonepost Lakeside. All three properties were awesome! I never had any issues with management or the office. Staff is friendly and willing to work with you if you ever have any issues. Highly recommend!!!

Price Brothers does a great job of performing preventive maintenance; the property always looks and operates well. They did a great thing with the virus situation; they renewed my lease with no increase! I really appreciated that. I would recommend renting from one of their properties with great confidence.

I WISH I could give ZERO STARS.

I have been reporting a marijuana smell the past FOUR MONTHS, and just got off the phone with Price Brothers District Manager, Patty, who told me it is MY RESPONSIBILITY to CONTINUE calling the management office AND courtesy officer so they can smell it. So, for four months I have been physically ill due to the smell, and have to continue to hope their courtesy officer giddies up and gets to my building before the smell dissippates.

Lease ends in July-- CAN'T BE SOON ENOUGH!

Worth reading if you re thinking about leasing with Price Brothers/StoneBriar Woods.

Quick summary: false verbal promises, delayed repairs/maintenance visits on time-sensitive issues, fixed water rates, poor management, poor communication.

They make false verbal promises when showing you apartments and then don t do anything to make up for it. We toured a Peabody apartment in October 2017 and were told that the apartment we signed for would be exactly the same , with the same quality white appliances. We could not tour our prospective apartment at the time as it was still occupied and we did not live in Kansas City. On move in day, the apartment we walked into had appliances that were easily from the mid or early 1990s. Apart from our fridge not working (see next paragraph), our oven/stove was likely a fire hazard as quite a bit of heat from the oven would seep out of the back left burner. This heat was enough to burn your hand if you touched the burner. We spoke with the office about this twice in person and also via email. They offered no solutions and we were stuck with the old appliances.

Our refrigerator was broken when we first moved in (didn t cool or freeze anything below ~50 degrees). It took 6 days to be fixed and we were not reimbursed for the food we had to throw away from two grocery trips. The maintenance crew came twice. The first time, they just taped a dead bug that was somewhere behind/inside the fridge onto the front of the fridge, thinking they had fixed it. It is as odd and disgusting as it sounds. It took another call and the maintenance manager to actually get something done. Meanwhile, we still couldn t buy perishable groceries until it was fixed - we still were never reimbursed. We had another issue with our second bedroom's window flooding (yes, flooding) that took 3 days and two requests. The maintenance manager was actually extremely helpful and kind, while trying to make up for management s shortcomings.

Water usage is a fixed rate no matter what. We moved out of the apartment in late October with 2 months left on our lease (we knew this was the case and planned to pay for 2 months worth of rent as we could not sublease). However, our water bill (for two months of an apartment we didn t use) was essentially the exact same as it had been for previous months (within $2-5). When asked about this, the office told us it is based on usage and then when we pressed further (once in person and again via email), we were ignored.

Once we moved out, we cleaned the apartment top to bottom. We left an old lightbulb in one of the bathrooms, and did not replace the light fixture in the master bedroom as it had previously shattered upon trying to take it down the first time. We expected these to be taken out of our deposit. However, despite the cleaning, we were still charged for professionally cleaned carpets. Keep in mind, we do not have pets, never spilled drinks or messy foods on the carpet, and vacuumed regularly. We even had to clean the apartment completely when we first moved in. This may be something that they charge all tenants upon leaving, but that doesn t make it right.

A small annoyance for us - the front office only notifies you of packages for about the first 3 months and then no longer contacts you. This was an issue for us as we were engaged and had registry gifts sent to us without any notice. Another small annoyance that could definitely have been a bigger issue, it took 4 days for anyone to get back to us when we called the office for a question regarding our lease. A third annoyance for me (the woman in the relationship) - if I called with an issue, they would call my husband back instead and any mail from the office was addressed directly to him despite my name being first on the lease and the person who did 90% of our interactions with the office.

Thank you if you read this far in this long review. We hope it helped you decide to not lease with Price Brothers/StoneBriar Woods. If you do lease with Price Brothers/StoneBriar Woods, we hope you have a better experience than us.

They took over arium apartments a few months ago and I have had nothing but problems ever since. The girls in the leasing office are rude and condescending when you need help. I hate having to deal with them. I have a valet trash subscription And apparently I can only take my trash out to my front door from the hours of 5-7 and I work from 11-7:30, tried to cancel it and they won t let me. But they did leave a nasty gram on my door stating if I leave my trash out again when it isn t allowed they will charge me $50.. comical. The sidewalks are never salted when it s super icy, that s a lot of fun when you have a dog. They clearly do not care about their residents- just our money. Do not rent a property under this management team!

It has been 3 months and I have not received my security deposit from one of their apartments. The management office had been trying to contact Price Brothers main management to figure out why and they haven't replied for weeks. I even sent out an email myself, and you've guessed it, no reply. I had a coworker who lived at the apartment owned by Price Brothers too, he never got his security deposit back.

This company has zero integrity in my experience o...

This company has zero integrity in my experience of dealing with them. They do cut-and-paste repairs that often had to be redone, and have high yearly rental increases. I would look elsewhere to rent. I am glad I moved out and I would never rent one of their properties again. They pretend to care about their residents but they really do not, in my experience. They care only about profit. And several of their five star reviews are from employees.
