From my experience the Realtor with Patterson I have worked with has been SOLID. He is very open with how he communicates, professional and always a please to speak with in the neighborhood. Any issues we have had he has always gotten us a response in a timely manner and always follows up. Quality guy there!
Patterson company built our first family home and we have nothing but great things to say from start to end! The sales manager Mack was the friendliest person we came across on our home builder search and made us feel right at home when it came to making a final decision. We are SO glad we went with Patterson. The team was thorough, communicated with us weekly, and built such a beautiful quality home that we can t wait to make memories in. We were truly blown away by the end result!
Do not buy a Patterson home unless you want to spend thousands of dollars fixing their mistakes. They put in bad light fixtures in bathroom showers (potential electrical hazard), they use matte paint for bathrooms so that you have to repaint them, they install cheap, faulty seals on toilets so that you get a leak under your toilet with a potential mold hazard, and they install cheap, faulty AC systems that have to be replaced within 2 or 3 years (most of my neighbors have had to do this... the part will be covered but the labor won t!). These are just a sample of the issues with their homes. I could relate more. Buyer beware.
We are in the process of building a Patterson Company home in the Brighton Park neighborhood currently, so I look forward to updating this review with additional positive feedback throughout the process. To this point, every interaction with the Neighborhood Sales Manager, Mack, has been absolutely incredible. His professionalism, attention to detail, patience, responsiveness, and follow up has been top notch. He makes the already stressful (yet exciting!) process of home building and decision making quite enjoyable.
My family trusted Patterson Company to build our house in Nolensville, TN. Expectations and deadlines were met. Communication with team members during the build was open, honest, and thorough. You will be happy owning a quality Patterson home!

Im revising my review because we've had a host of problems after moving in. We've been in our brand new home for 3 weeks and I feel like we are getting the experience of a "fixer upper." : /
The patio wasn't poured properly the first time and had to be reworked. We were happy with Patterson Company's plan to fix the patio. However, after the work was supposedly completed, there was massive concrete splattering everywhere. It took three weeks for someone to come around to clean it and by then, it had already hardened onto the brick, ceiling, and walls around the patio. The attempt to clean by power washing left peeled paint and washed the grout out from between the bricks. So one "fix" keeps cascading into more repairs.
Another problem was that our plumbing backed up during the first week due to a problem with the clearout pipe, which wasn't capped properly before it was buried in the landscaping. Now the carpets in the closet are being replaced, due to water damage, a new baseboard must be installed, and the whole thing repainted.
I was told the painter would show up today to redo the baseboards and some other damaged areas on the porch caused by pressure washing. I wasn't given a time window and as such, stayed home all day. I moved the furniture off the patio and the clothes from the closet to give the painter room to work. But this person never showed up! The construction manager stopped by late this afternoon to let me know. But I still waited around all day, and will be moving all the patio and closet contents three more times.
I still like my new house, just hope it will be finished sooner rather than later.
Original review: Together with my husband, we purchased our first home from Patterson Company today. It is gorgeous, and we love it! We decided to build a home earlier than planned, when we saw what a lovely neighborhood was under construction near our condo in the Cool Springs area. It just had exactly the right feel, and the homes have a distinctive look. From selecting a lot, to choosing custom options, and throughout construction, the process was very low stress. Natalie helped us choose cabinets, flooring and tile that looked great together, and Billy kept us well informed during the construction process. It was amazingly on-time despite heavy rain the week before we closed. We felt as though we received white-glove service during final inspections the week before we moved in. This crew does a great job. Thank you!
My family and I have been in our new home for almost 1.5 months. This is our first home. We have been very happy with our home, and we have thoroughly enjoyed working with Mack and Ed, both are always responsive and professional. We would definitely recommend Patterson Company.
As posted by other home buyers, do your research. Read their warranty before signing on. Be vigilant and inspect at every stage using a trusted inspector. And be sure to have plenty of money left to fix the inferior workmanship after the year is up. Make sure you have a keen eye during the building process. For example, they will try to install damaged wood and just patch it up hoping you don t see it. They installed a visibly chipped granite countertop and all they did was caulk it because it s within the threshold of that warranty. Recessed lighting that were upgrades are already falling off the ceiling after just one year but they are quick to tell you it s no longer covered by their warranty. We have a gas leak they didn t help us troubleshoot. They did the minimal testing because it s all they re required to do based on that warranty. We are in the process of working with a reputable company to help us figure it out. I m anticipating it will be a significant expense. I saw another reviewer address the AC issue. I can confirm that we will need to spend an additional $7k to get the ac right. It s too small for the home and it s not balanced throughout the house. A few buyers are still having issues getting the AC to balance. Ours is in better condition than others . All this after just a little over a year. They don t stand behind their product. You are on your own after that warranty lapses. They will use that warranty as a defense file so read it first to make sure their thresholds are acceptable to you before putting any money down. It s been a harrowing experience.
Ryan Victory at Patterson was extremely helpful and available to us during the home purchase process and after. Providing us with various resources and answers to questions with efficiency in response time. We had some minor issues with our garage door which the property manager Steve saw us trying to fix on our own - he stopped by just to help. We called the manufacturer and it was soon fixed. During our first view of the home I asked about the refrigerator and washer dryer being included being told yes only to find them not to be down the road. I do wish we were made aware of the blasting nearby in advance. Otherwise, we are totally in love with our new home, the quality and the location. You are in good hands with Ryan (and our realtor, John Lontoc).
Shout out to Dana who sold my husband and I our first home today! Dana is honest, and for as short a time as I've known her, I've learned she can absolutely be trusted. She didn't talk down to us because we're young and inexperienced. She worked incredibly hard for us, and I am so grateful to have gotten to work with her. She's quick to respond to calls/emails/texts if you have questions, and she was super patient with us and the million questions we had For being relatively new at her role with Patterson Homes, I never once felt like she couldn't answer a question. If she didn't know the answer, she'd find out. Hey, Patterson Homes, this woman is a gem... keep her around!!!
Update: our house is complete and we have lived in it for several months now. I m changing my review from 5 stars to 4 because there are some things I m not entirely pleased with. First off, the carpet has paint spots on it in several places. The drywall work leaves a lot to be desired, when the sun shines in the windows, you can see just how imperfect it is. Finally, one of my biggest annoyances is that our hot water heater is electric, and I don t think it s big enough for our home. I can t even fill our master bathtub without running out of hot water, and we have adjusted the temperature to a higher temp. Gas is more economical than electric, and I wish we had been told that electric was their standard option. I understand most of my complaints are pretty standard across the board with new builds, like carpet installation happening before painting (this is the absolute dumbest practice I ve ever heard of), and imperfect drywall, but with the money we spent, I had higher expectations of what we would get. Beautiful house overall though, and they ve been really easy to work with for minor repairs we have needed.
Our family has been very pleased with our Patterson home and buying experience. We purchased in Nolensville, Tennessee and truly started the home building process from the ground up, from receiving our desired lot to final closing. We always felt integrally involved in the design process of our home, to include a variety of customization choices and design features. We are very happy not only with our own home but also to be living in an aesthetically pleasing neighborhood lined with other beautiful Patterson homes.
We purchased a town home from Patterson Company in 2010 at Gateway Village and have been so happy with our decision. First, we watched the unit under construction - I have some background in home building and was very happy with the quality of constructions and more importantly the communication during construction. We had formal meetings at the building site at key milestones so we could see exactly what was being done. So we know what's behind all the walls!
Second, and equally important has been the outstanding service and communication after the sale. During the 4 years since purchasing our unit we have finished the storage room, did some electrical work and needed to contact some of the suppliers (for doors & door knobs, recessed lights, paint colors, cabinet details). Each time we started a project we checked with the Patterson folks (Carol or Tanya), had our questions completely answered and never felt like we were imposing.
All in all we have been so happy with the town home, the great Patterson team, and the follow up they have provided when ever we had questions. A very quality, professional and caring team of people.
I ve had issues with response time in getting some things fixed. Also things that I did get fixed was not long term fix. Lesson learned don t let anyone with Patterson fix your issues. If within warranty have the vendors or contract people who did the work come back and complete. Make sure you put everything in writing. They ve had 3 project leaders of construction come on board and if you don t have in writing they don t care!They definitely don t stand behind some of their things. Also if you have a minor flaw get it fixed or don t settle. Too many builders out there who rather stand behind their reputation and just do the right thing.
Do your research before going into Patterson so you are aware what other companies offer vs what they offer in terms of upgrades. Their standard flooring is linoleum for a 400k+ home, no pendants above island or fans. Expect to spend extra for what other companies offer for the same price. Also, read your contract very carefully if you do decide to go with them, the price on contract ended up being higher than what we had agreed on. They will promise upgrades and not follow through. Very unethical company. They do not have a good business practice compared to other construction companies I have dealt with.
We have had a great experience with Patterson Company! Mack Breard, the neighborhood sales manager, was great to work with. He is very friendly and professional! Ed Barrier has been great to work with as well. He assisted us with our home orientation and was very thorough and knowledgeable. We love our new home and recommend Patterson Company!
