I went to look at this place on November 2nd. Paid my $25 application fee and turned in all the paperwork I needed! Two days later I get a call from the office saying I was approved to move in! I turned in my $100 deposit on the 7th to hold the apartment till we moved in, which was suppose to be November 14th! About 3 days later I get a call saying they re withdrawing their offer , and was told that my deposit would be mailed to me! I said no I would like to pick it up! Well it s been over a month later and I keep getting the run around! I keep being told oh she s not in the office today or she hasn t left any notes, I ll call her to see what s going on and give you a call back and guess who never gets a call back!!! Now I m being told it was processed on November 12th and mailed to my old address but I lived there till December 18th! So where is it???? I ve been very patient and understanding but this is ridiculous!!!

I lived here for a year on the second floor, and I absolutely loved it. :-) Trish became a great friend, if I ever needed a place to live I would definitely go back. The staff even made breakfast bags for us early bird's that had to go to work. They are awesome.

Huge mistake... I actually left 4 months before my lease was up and just continued to pay until the lease was up. They rip you off every chance they get. You will pay roughly $600 extra to have a pet there, yet that covers nothing. So then they will make up a bunch of crap at the end just to get even more money from you. There is no privacy, walls are paper thin. Not to mention the maintenance people in and out all the time, for whatever reason, or so called inspections every couple months. Definitely not worth what they charge. My advice is look else where....

They charge way to much and for what?!?! They only give you free water haha!! Lake Orion isn't that nice of a place to charge as much as they do! Parking is a nightmare! People have people over and take up all the spaces and such little parking for all the building around the parking lot! The apartments are so old they're shifting so to run your heat and air is very costly! I'm happy I'm moving soon! They also say they're changing the filters but waited 3 weeks and still don't know if they ever did even though they put in new units lmao! The owners need to tear down this place and make newer apartments! I feel in the next 10 years the apartments will be leaning like the leaning tower!! I would advise you to not waste your money here and keep on looking!!!!!!! They never answer the phone you leave messages and maybe you'll get a call back!! They're super nice to you before you sign the lease then you sign it and they're just flat out want nothing to do with you!! I've lived at 4 different apartments and this one and sycamore Creek are the 2 worst place I have ever lived!! I wonder what they're gonna charge me after I leave?!?! I have never once in my life heard of a 50.00 up charge when renewing your lease that's ridiculous and you have to tell them yes or no before 2 months is up on your lease like no wait till the last month like every other apartment! This place is a big joke to me and the carpet is so light you better watch where you eat or drink cause you will leave stains that are hard to get up!!

I have lived here over a year, an here is what I have experienced here.
My balcony overlooks the lake; it's BEAUTIFUL - year round. The few times I have needed maintenance, the response time has been fast. The office is well managed and staffed with experienced personnel. Some people tend to write reviews because of a negative experience. I have honestly had no problems here, and I highly recommend Orion Cove Apartments!

I already submitted a review for this place and somehow it was removed.

Paid rent on time. Their electronic payment site, Eportal, aloud a mistake and charged me a late fee. Talked with the corporate office and they refused to take it off. Kim the Regional manager said they never take off late fee mistakes no matter the issue.

Also apartment was flooded for 3 weeks during the month they charged the extra $95 late fee. They didn't start work on it for almost a week.

My apartment has now flooded a total of 11 times and they never fix the problem they just vacuum up some of the water then say wait for it to dry before you put your furniture back

3 years living here and 2 weeks before moving guess what they re fixing. After years of me begging to do something they re fixing the problem. Too little too late. These people do not care about you.

DONT DO IT!! Horrible place to live super old, no updates, smells horrible, car break ins, random people knock on the doors at all times of the night, maintenance lets themselves in whenever, charge you for EVERYTHING, even when you still live there. The girls in the office are completely rude. They have no idea how to manage an apartment complex or handle complaints. So many other apartments around for the same price and cheaper.

Its kind of decent. issue is they let anyone live here, drug dealers, theives and hoodrats. its awful there were 3 robberies in a few week period. bugs and spiders are horendous. tubs do peel. weird. they really dont do much wth anythiing accept paint over holes and issues its weird. ummm,, its a good places for young people starting off but dont reccommend it to a famly or children. better get renters insurance because u will get robbed at some point..funny thng is its a requirement here to have renters insurance.. fancy that. :/wanna move :(

I would to say how pleasant Kristi and the staff in the office are. The maintenance guys are very friendly. Have been living here for 5 yrs and when i do have any issues the office is quick to fix.

If you're looking for cheap, you're looking at the right place. Most of the walls are so old and are mainly patch work, crumbling when u tap them. Closet doors are clearly ancient and come off track constantly. Plug outlet are also very old and cant even hold a plug which in my experience has led to numerous loss of appliances. The floors are beyond creaky and unless you're on the very top floor, look forward to hearing and feeling every step your neighbors make. Management is poorly ran, with no concern for the constant car break ins or drug dealings. Different rules for everyone. Maintenance is speedy but poorly conducted with a very inexperienced crew, who use plaster and paint to cover mold and hidden problems. When you do leave your deposit will be drained for you will b responsible for everything that has fallen apart during your stay.

Where do I begin. If you decide to live here, only get a third floor apartment. I know most apartments have noise that comes through, but you could seriously hear EVERYTHING through the walls. Music, TV, footsteps, you could even hear their alarm clocks going off in the morning. It was awful and I lost a lot of sleep living here. As far as the community goes, it's pretty trashy and unsafe. People blasted their basses at all hours, cars got broken into, cigarette butts covered the lawns, and the building lobby was always trashed. Someone literally stuck a knife in my neighbor's tire. A couple times, someone ripped the lock out of the doorknob to the building and the office had to issue everyone new keys.

The whole place smells like weed and cigarette smoke. And the appliances are crap! Our dish washer was so outdated and barely worked. The oven was super touchy, it would either burn food within a couple minutes or turn off in the middle of cooking. And the electrical was bad, a handful of my outlets didn't work. These are pretty old apartments so the ventilation is horrible, especially in the bathrooms, which caused mold. No matter what I did and how much I cleaned, I could NOT get rid of the mold in my shower and sink. And you might think it'd be nice to live on a lake, but the "lake" is a swampy cess pool filled with glass and garbage.

The ONLY positive thing I have to say is that the people in the office were friendly and timely about getting maintenance done. You might be like me and think this is another bad review, but heed my warning and DO NOT move in here!

The pool is usually closed a few times a week without any notice. Instead of doing pool work before the pool opens they do it in the afternoon when it's hot out and residents want to use the pool but they can't. There's been car break-ins as well here. Management is poor.

YOU GUYS ARE A HUGGEREEE JOKEEE!! Just a friendly tip, you should probably think about investing in some more washers and dryers because one set is not enough for 6 families especially when we all have to do laundry at the same time and since you're charging us an arm and a leg for rent now. Which a lot of people think is ridiculous, just like painting everything again once a month. Also, like those inspections you guys do now, which are also a joke because your little crew men suck and laughed in my face basically when I told them my kitchen sink is leaking and all they did was play with the water and then tightened the faucets to where only the Hulk could turn them and told them my tub keeps draining as well and they didn't do jack about that. So 7 months later my stuff is still not fixed. They suck at cutting the grass and weed whacking. So I don't know why they even get paid when they don't even do their jobs correctly. We moved here because we heard good things and the rent use to be cheap but now it all sucks and is over priced honestly for what we get and for what is actually done for this place. Oh, and the car break ins are also great, not. Should probably hire security too but they probably won't do their jobs either and again since you charge an arm and a leg. Such a wonderful place to live. Should hear what people really have to say about living here and the people running it and suppose to be fixing it up. Oh, and definitely don't appreciate when the workers just let themselves in either so what's the point of locking my door when I don't feel safe or have privacy when they just walk right in because they don't know what could be going on inside, for example I could be in the shower or I could be walking around naked or I could be sleeping or I could be having sex in my living room. So that's also not cool and definitely should not be allowed.

I lived on the lake so I really enjoyed the view from our balcony. But there was some weird things like the old painted tubs, and crappy old closet doors. They could upgrade the appliances as well, and parking sucked. But overall, I liked the affordability of living on the lake!

These are the worst apartments I have ever lived in. I stayed here simply for the schools and the dog policy. Pot and cigarettes smoke throughout the building. The washer and dryers here are part of the worst of the situation my clothes were locked in for over a week and the company they hired did nothing after numerous calls and complaints, in fact they told me it was out of order to begin with but no one bothered to put a sign out. Charge 25 for a lock out.

I am rating this only 4 stars at the moment cuz I haven t yet moved in but my experience with Christi has been great ! She made me and my family feel welcomed and got a 3 bedroom apartment on hold for us for September. I look forward to living here . Thank you Christi for everything so far .

I have been in the same apartment for 4 years. My rent has been raised $50.00 each year with no improvment. The office is managed horrably. I have had several really bad issues that weren't taken care of until they got severe enough, and still have issues I don't think will ever be fixed. I am sure when I move out, I will be nickel and dimed for all I'm worth for things out of my control with the apartment. Normal wear and tare for 4 years going will be looked at as if I am a slob that doesn't know how to take care of my living space. I do more to improve my appartment than the management does!! The appartments themselves are the most spacious cheapest appartments in the area, but by the next lease, It will be more expensive than better appartments in the area, so I will be leaving when my lease is over. I think it is rediculous you almost get penalized yearly (as your rent is raised)for staying as a problem free, on time rent payer!

If I could give zero stars, I would! Lived here for 3 years, at this point after raising my rent numerous times I pay way over what this place is worth. I d like to complain about my neighbors but I do understand renting, and I get the fact that you can t pick your people around you. Butttt the walls are paper thin, you can literally hear conversations word for word in the bedrooms below. SIX times thru the time I ve lived here my shower will just run/leak hot water, few days later once they finally decide they re going to come fix it it s only a matter of time before it starts again. Worst part is the office doesn t care, barley can return a phone call, answer a question, won t even respond to a hand written letter! DO NOT RENT HERE.

If you want to live in a place full of mold, lead paint and other great features come on down. We were forced to evacuate our apartment when the entire living room ceiling collapsed while sitting on the couch. Luckily our 10 day old newborn wasn t in the room at the time. After a month of fighting we received a refund and were let out of our lease due to unlivable conditions.

There were also many other issues that I will quickly sum up: the floors creak very bad and there are divots in the floor, the neighbors smoke and we could strongly smell it in our apartment. The smell of smoke is annoying since we are not smokers and we have small children. Smoke is not a pleasant smell. I understand that you can't really tell someone they can't smoke in their own home (apartment) and even if you do you can't really control whether they do smoke anyways. However I feel it is unfair to be forced to breath in toxins and smell the stench of the cigarette smoke just because you are honoring someone else's right to smoke. Our shower attached to the master bedroom was covered in mildew so I scrubbed it and showered the first night we were there. During that shower I thought to myself, I would not stay in a hotel that was in this condition why should I live somewhere in this condition. Moving out shortly after moving in was a huge headache and has caused some concerns and confusion for my two and three year old. We moved into Orion Cove to live in a larger place until we found a house to buy. The community is not a favorable one either. Please consider other options before deciding on Orion Cove.

Lived here for a year, nice area! Moving bc the rent was raised 50$ and out of the 5 apartments I've lived, this was by far the highest increase! Very large 2 bedroom. Quiet area and neighbors keep to themselves. Parking was ok for a while, then towards the end of my year I'd come home at night and could never find a place to park. Super annoying!! Beautiful redone kitchen and brand new heater/air conditioner so electric and gas bill were always a good price! Ladies in the office were nice. Biggest problem I've had was I noticed shifting in the apartment from the front door to the balcony. The hallways always smelled like stale smoke. A few months before my lease was over, I've received calls about my lease ending, notice on the door and then even through the mail. They tell you you have till a certain date to tell them if you are staying or going but that doesn't seem to be the case, because I feel like I was being harassed!! It's like don't give us a date then call send mail call again to know the answer!!! Never had that anywhere else. So overall nice place just didn't like that the place is shifting and the harrasment towards the end!

This place was a starter apartment and it worked fine, the neighbor was a drug dealer, the 2nd floor neighbor had arguments and a potty mouth which was only natural while trying to survive domestic abuse. On July 4th some kids decided a pipebomb 10ft away from me and my wife was smart as they ran away laughing and making us very afraid. At some point they decided they needed to fix the balcony and they requested we remove everything from a space we paid for for 3 months in summer. They charge you for everything even after you go out of your way to patch screw holes on the wall. Then charge you for feature added for the next renter. This place was awesome! as long as they weren't trying to charge us for breaking tiles because they where getting humid... in a bathroom. Or the surprise visits they gave every other month. Some guy even got fined by them for 80$ because the maintenance guy decided it was a good idea to go into the place unannounced and he pulled out a gun on him. Yes you are suppose to relinquish all freedoms to them and you're good. Now good potential renter please bend.

If I could go lower on this on I would. ORION COVE HAS SEVERAL PROBLEMS AND IM TIRED OF THEM REOCCURING. (1) PEOPLE CANNOT EVEN LEAVE TO GO TO WORK IN THE MORNING BECAUSE THE SNOW ISNT SHOVELED. (2) RENT ALWAYS GOES UP AND THIS PLACE DOES NOTHING TO WARRANT THE INCREASE. (3) WE GOT NEW AC/HEAT I STILL DONT GET AIR OR HEAT IN MY BEDROOM. (4) NO MATTER WHO YOU COMPLAIN TO NOBODY CARES..... This place is horrible. Counting down the days until my lease it up. Horrible management. I've emailed multiple times about questions/concerns and never get responses. I pay for my pet and the people above me have 2 cats without paying and the people across the hall from them have a dog they also do not pay for. So I guess what I'm telling you is if you have a pet don't tell them like me and have to pay when you can clearly do not have to. This place is ridiculously over priced for what you get. If you don't want to hear everyone walk all through the day/night live on the 3rd floor if you have to leave here. I advise you not to live here. The office says it's open until 6.... that is a lie. It took me over 4 weeks to receive a package because they close earlier than they're suppose to. And when I did go get my package the 2 ladies in the office and one of the maintenance guys were outside on a picnic table drinking beer.... mind you this was around 4 on a Wednesday when they were suppose to be on the clock until 6. It took them a week to fix a leak that should have only taken 2 days if they knew what they were doing. I would have never moved here if I knew how crappy this place is. All of the bad reviews on here are 100% true. If you have the money to spend the extra buck spend it... you will lose all kinds of sleep here and get annoyed when trying to watch a movie and all you hear is a herd of elephants running and jumping around above you. Good luck to all the renters out there. Avoid this place as much as possible.

They WILL raise rent at least $50/mo every time you renew your lease, while newer tenants pay a lower amount. Office hours change often, and sometimes nobody is even there during the posted hours. Shower and kitchen sink broke several times during my stay, and power outages were commonplace. The tub started peeling within a couple of months of moving in, which was bizarre. Every time someone used their shower, the plumbing would groan incessantly, and if you don't turn on the faucets enough the plumbing will make a horrible racket that sounds like a jackhammer. The floors also creaked so much that it would wake me up during the night if the tenants above me walked around their apartment. One of the doors to the apartment building was broken and would not lock for well over a year during my stay. The lock to my apartment door was half-broken and difficult to use a key in. The walls are very thin and allow so much sound through that you will be able to hear all of your neighbors, and vice-versa.

The area is nice, but the apartment complex usually smells like weed. After moving out, they will tag you for every little thing they can think of such as oven drip pans so they can keep as much of your deposit as possible. If you choose the lower cost "SureDeposit" option instead of a security deposit, they'll use these same claims of damages to send you a bill, and threaten to sue you and report you to credit bureaus if you don't pay within a week. If you do move here, make sure you list every single minute detail about damages on the move-in sheet they give you, and God help you.
